PHILADELPHIA — ULTA Beauty has signed a 13,467-square-foot lease for a three-story flagship store on Rittenhouse Row in Philadelphia. This is ULTA's first store in Center City and only the second urban store in its portfolio. Built in 1937, 1619 Walnut St. was once occupied by Westinghouse Broadcasting and later CBS affiliate KYW-TV. Vesper Property Group acquired the property in 2007 and began a multimillion dollar renovation. Fameco Real Estate represented the tenant in the transaction.
VINELAND, N.J. — Townsend Farms has purchased a 215,508-square-foot manufacturing and cross-dock warehouse building at 3501 South East Blvd. in Vineland for $2.1 million. Townsend Farms plans to use the facility for processing and freezing berries from local growers. General Mills leases a portion of the building and will remain as a tenant. Marc Policarpo of Binswanger represented the seller, Vineland Development Corp., in the transaction.
WOODBRIDGE, N.J. — Hatch Mott McDonald has inked an 81,351-square-foot office lease at MetroTop Plaza I and II in Woodridge. The engineering and design firm plans to use the space for its new headquarters. The company will occupy 71,351 square feet on the third and fifth floors, as well as part of the fourth floor of the 255,000-square-foot MetroTop Plaza II. The company will also occupy 10,000 square feet on the first floor of MetroTop Plaza I. NEW YORK CITY — Perry Ellis International has signed a new 96,000-square-foot lease at 1120 Avenue of Americas, also known as the Hippodrome Building, in New York City. The lease includes a sublease with Huron Consulting Group. Perry Ellis is consolidating its New York menswear operations into the new space from its previous offices at 1114 Avenue of Americas and 42 West 39th St. Robert Martin, Matthew Astrachan, Alexander Chudnoff and Brad Lane of Jones Lang LaSalle represented the tenant in the transaction. Lisa Kiell and Douglas Neye of Jones Lang LaSalle represented the sublessor, Huron Consulting. The properties include 12603 and 12613 Executive in Stafford; 505 and 525 Julie Rivers Road and 12505 Reed Road in Sugar Land; 4000 Greenbriar, 1240-1270 Silber, 7215 Wynnwood, 7240 Wynnpark, 8280 and 8270 Willow Place North, 13161-13175 Misty Willow Drive and 9305-9323 Millsview Road in Houston. Rusty Tamlyn and Trent Agnew of HFF represented the seller, DCT Industrial Trust, in the transaction. The buyer was Mayfield Properties.

DALLAS — NorthMarq Capital has arranged the refinancing of the 301,378-square-foot Graystone Centre, an office building located at 3010 LBJ Freeway in Dallas. Paul Brighton of NorthMarq Capital arranged the five-year loan with a 25-year amortization schedule on behalf of the borrower, Younan Properties.
HOUSTON — Holt Lunsford Commercial brokered a 167,731-square-foot industrial lease, located at 8609 City Park Loop in Houston. TUCSON, ARIZ. – The Tucson Spectrum Shopping Center has sold to DDR Corp., a publicly-traded investment trust, for $125.4 million. The 709,811-square-foot center is located at Irvington Road and Interstate 19 in Tucson. The company purchased the center, along with seven developable, finished retail pads that were part of the center’s Phase II development. Tucson Spectrum Phase I and Phase II contain more than 1 million square feet of retail space situated on 122 acres. Notable tenants include Target, Home Depot, Ross, PetSmart, Marshalls, Michaels, J.C. Penney, Best Buy, Old Navy, Bed Bath & Beyond, Harkins Theatres and LA Fitness. Jan Fincham and Patrick Dempsey of Lee & Associates Arizona represented both the buyer and the sellers, Creswin Properties Inc and an affiliate of the Barclay Group, in this transaction.
