MASON, OHIO — Squire Hill Properties II has acquired the Shoppes of Deerfield South, a 20,150-square-foot retail center in Mason, for $3.2 million. The center is 89 percent occupied and tenants include AAA, GameStop and SuperCuts. The transaction is Viking Partners' first disposition, which acquired 10 assets in its first fund. A team from Colliers International, including Steve Timmel, Jeff Johnston and Chris Prosser, represented Viking Partners in the deal.
STERLING HEIGHTS, MICH. — Sterling Heights Titleholder has paid $3.35 million for a 66,312-square-foot industrial facility at 6833 Center Dr. in Sterling Heights. Built in 1998, the freestanding building recently underwent significant upgrades. The property is leased to a tenant on a long-term basis. Larry Emmons, Patrick Shannon and Mike Davidson of Newmark Grubb Knight Frank represented the seller, First Industrial Realty Trust, in the transaction. Shannon and Tony Avendt, also of Newmark Grubb Knight Frank, represented the buyer.
ELKHART, IND. — RV Parts Nation has signed a lease for 47,253 square feet of retail space at the North Pointe shopping center, located at 3267 Northview Dr. in Elkhart. The RV parts and accessories retailer opened its store Aug. 1. The company joins Kmart as the second anchor tenant in the center. Brent Miller of FM Stone Commercial represented the tenant in the transaction. John Letherman, also of FM Stone, represented the landlord, EIG North Pointe LLC.
COLUMBUS, OHIO — Pace Financial Group has arranged $14.4 million in acquisition financing for Eden of Whitehall, a 1,150-unit apartment property in Columbus. The borrower is New Life Core Properties. The property is located on more than 100 acres. Pace Financial negotiated the loan through Key Bank. An undisclosed equity partner provided $8.5 million.
WATERTOWN, MASS. — Pathfinder International, a nonprofit that provides health services globally, has signed a lease for 30,167 square feet at 9 Galen St. in Watertown. In the deal, Pathfinder renewed its lease of 23,329 square feet and secured an additional 6,838 square feet of space. John Boyle and Ryan Romano of Cassidy Turley FHO represented the tenant in the transaction. James Elcock of Colliers International represented the landlord.
NORWALK, CONN. — Cervalis has signed a long-term lease for a 167,691-square-foot data and disaster recovery center to be built at 10 Norden Place in Norwalk. Landlord Fortis Property Group will construct the Class A office building. However, a timeline of the project was not provided. Brokers in the deal state that the data center is the largest build-to-suit project in Fairfield County in 12 years. Howard Greenberg of Howard Properties and John Stoddard of Jones Lang LaSalle represented the tenant in the transaction. Jodie Dostal of Cushman & Wakefield represented the landlord. Cervalis, an IT services vendor, currently occupies more than 300,000 square feet of data storage facilities in New York, New Jersey and Connecticut.
EAST BRUNSWICK, N.J. — NorthMarq Capital has arranged a $7.4 million loan for the refinancing of Loehmanns Plaza, a 212,134-square-foot shopping center in East Brunswick. Loehmanns is the major tenant at the center. Gary Cohen and Greg Nalbandian of NorthMarq negotiated the 5-year loan through a life insurance company. The loan contains a 25-year amortization schedule.
NEW YORK CITY — A 5,940-square-foot mixed-use building at 149th 4th Ave. in Park Slope has sold for $2.12 million. Sheep Station, an Austrian pub, occupies the ground floor space. Adam Hess and Jacob Colleran represented both parties in the transaction.
RIDLEY PARK, PA. — Friedman Realty Group has purchased the Brian Court Apartments in Ridley Park for $2 million from The Brian Court Limited Partnership. The property is located at 17 West Chester Pike. Donald Eill of Keystone Partners Group, represented both parties in the transaction.
FORT WORTH — Bradford Commercial Real Estate Services has arranged the sale of a 53,652-square-foot, mixed-use campus on 5.03 acres, located at 1520 Everman Parkway in Fort Worth. Karen Simon, Brian Scott and Kevin Santaularia of Bradford Commercial represented the seller, Avcor Health Care Products, in the transaction. Jordan Foster of Peyco Southwest Realty represented the buyer, Everman Independent School District.
