PASADENA — Vantex Commercial Property Group has brokered a lease renewal for 300,000 square feet of industrial space at Bayport North Distribution Center II, located at 4331 Underwood in Pasadena. Walter Menuet of Vantex represented the landlord, Bayport II Mountain West Houston LLC, in the lease renewal transaction. Randy Wolcott of ProVenture Commercial Real Estate represented the tenant, Ozburn-Hessey Logistics.

HOUSTON — NorthMarq Capital has arranged first mortgage refinancing for the 260,000-square-foot West Belt Business Park, located at 10611-10651 Harwin Drive in Houston. John Burke and Chad Owens of NorthMarq arranged the seven-year loan with a 30-year amortization schedule through a life insurance company on behalf of the borrower, InSite West Belt LP.
MCALLEN — Dallas-based Metropolitan Capital Advisors (MCA) has secured a $3 million loan for the 80-unit Redbud Apartments, located in the northeast section of McAllen. The property is currently 95 percent leased and has recently underwent $1 million in renovations. Hook Harmeling of MCA arranged the 10-year loan through the Fannie Mae DUS loan program.
HILLSBORO, ORE. – Technology Center One and Two, a pair of office and technology buildings in Hillsboro, has sold to Watumull Properties Corp. for $6.9 million. The buildings contain a total of 95,000 square feet located in the city’s Sunset Corridor. Keith Young of Kidder Mathews represented both the buyer and the seller, BH Properties, in this transaction. Young and Joshua Swartz, also of Kidder Mathews, have been selected to fill the centers’ remaining vacancies.
THORNTON, COLO. – Riverdale Shops, an 11,127-square-foot retail building in Thornton, has sold to Hyde Grandchildren, LLC for $2.7 million. The building is located at 12840 North Holly Street. It was built in 2008 and was fully occupied at the time of sale. The buyer was represented by Tom Ethington and Rob Edwards of Pinnacle Real Estate Advisors. The unnamed seller was represented by CBRE’s Riki Hashimoto and Dan Grooters.
MIDVALE, UTAH – Woodbury Strategic Partners Fund has purchased Midvale Plaza, a 105,174-square-foot retail strip center in Midvale. The sales price was not disclosed. The property is located at 73 West 7200 South. Tod Jones of Marcus & Millichap’s Salt Lake City office represented the seller, a national real estate developer, and procured the buyer in this transaction.
HARRISONBURG, VA. — Skanska USA has been awarded the $33 million renovation and expansion of the 65,000-square-foot Duke Hall at James Madison University, located in Harrisonburg. The renovation will include replacing of the building's main engineering, electrical, telecommunications, plumbing and mechanical systems. Additionally, new elevators will be installed and the visual art studios and labs will be updated to meet life safety codes. The building will also be expanded by 51,500 square feet for studios and classroom space for the School of Art and Art History. Completion is slated for November 2013.
BALTIMORE — Industrial Income Trust has acquired a 222,636-square-foot warehouse, located at 7621 Energy Parkway in Baltimore, from High Street Equity Advisors for $15.22 million. The property is fully leased to Reliable Churchill. Jonathan Carpenter and James Wellschlager of Cassidy Turley represented the seller in the transaction.
NORTH PORT, FLA. — Pacolet Milliken Enterprises has acquired the 71,810-square-foot Shoppes at Price Crossing, a neighborhood center located in North Port, from SF Price Crossing LP., for $14.13 million. A 45,600-square-foot Publix anchors the center. CNL Retail is the property manager and Crossman Properties is the leasing agent.
