NEW YORK CITY — Ariel Property Advisors has arranged the $8.75 million sale of a 21-unit apartment building at 6 West 107th St., between Central Park West and Manhattan Avenue on the Upper West Side. The seven-story building is approximately 30,000 square feet. Eleven of the 21 units are free market rentals and 10 are rent regulated. Shimon Shkury, Michael Tortorici and Victor Sozio represented the building owner, Stonehenge Partners, in the transaction. Joe Berko of Berko & Associates represented the buyer, a national multifamily owner and operator.

FRISCO — Dallas-based BOKA Powell has completed work on the 141,500-square-foot Forest Park Medical Center at Frisco Square, a four-story surgical hospital located in Frisco. The hospital features five-star amenities such as VIP patient suites, an upmarket restaurant, upscale ambiance and a grand lobby. The facility consists of 56,000 square feet of medical office space, 34,000 square feet of retail space and a 600-car parking structure. The medical office space features 12 operating rooms, 40 patient rooms and 14 VIP patient suites. Neal Richards Group developed the property.

HOUSTON — Levey Group has started construction on its third tiltwall industrial facility inside Northwest Place Industrial Park, located at 6795 Bingle Road in Houston. The 18,000-square-foot facility will be 10-ton crane ready and feature storefront glass and windows. Levey Construction, a division of Levey Group, will provide construction services for the facility, which is slated for a December 2012 completion.

DALLAS — Marcus & Millichap has secured the sale of the eight-unit Lakewood Terrace Townhomes, a Class A multifamily community located at 6015 Oram St. in Dallas. Each unit includes attached garages, private balconies and fenced backyards. Nick Fluellen and Robert Denninger of Marcus & Millichap's Dallas office represented the seller and buyer, both limited liability companies, in the transaction.

MARSHALL AND PASADENA — Meridian Capital Group has arranged an $11.7 million CMBS refinancing package for four triple-net leased retail properties, including two 15,120-square-foot Walgreens located on East End Boulevard in Marshall and South Richey Street in Pasadena. The other properties are located in Arkansas and Florida. Ronnie Levine and Jack Coopersmith of Meridian Capital's New York City office arranged the 10-year CMBS financing package through Citigroup Global Markets on behalf of the borrower, Gary Solomon & Co.

ANAHEIM, CALIF. — An 82,544-square-foot industrial building in Anaheim has sold to BT La Palma for $7.25 million. The company will be relocating its operations from a nearby city in North Orange County. It plans to fully occupy the building, which is located at 4890 E. La Palma Ave. Mitch Zehner and Seth Davenport of Voit Real Estate Services’ Anaheim office represented BT La Palma. The seller, Dunham & Gilliland LLC, was represented by Clyde Stauff of Colliers International.

CARLSBAD, CALIF. — A 41,516-square-foot office building in Carlsbad that is triple-net leased to ViaSat Digital Communications has sold to a private California limited liability company for $14.15 million. The property is located at 2530 Campbell Place. ViaSat signed a 10-year triple-net lease for the building in May 2009. The lease permits five percent rent increases every two years. Alvin Mansour of Marcus & Millichap’s San Diego office represented the seller, a California limited partnership.

TEMPE, ARIZ. — A 35,490-square-foot retail building at Broadway Plaza in Tempe has sold to the Tarazi Family Trust for $2.6 million. The property was built in 1981 on the southwest corner of Broadway Road and McClintock Drive. Cam Stanton and Joseph Miller of CBRE’s Phoenix office represented the seller, Do We Group LLC & BP La Sierra LLC, in this transaction. The duo also structured the sale.

BIRMINGHAM, ALA. — Hendricks & Partners has arranged the $66.5 million note sale of the five-property, 1,900-unit Park Lane Portfolio, located in Birmingham. The multifamily communities in the portfolio include the 742-unit Overlook at Homewood, the 244-unit Renaissance at Galleria, the 150-unit Place at Galleria, the 431-unit Park at Galleria and the 333-unit Cliffs at Rock Ridge. David Oakley of Hendricks & Partners represented Germany-based Duesseldorfer Hypothekenbank AG and Deutsche Hypothekenbank (Actien-Gesellschaft), the sellers, in the transaction. The buyer was New York-based CLK Longview Acquisitions.
