ORLANDO, FLA. — Advenir has purchased the 308-unit Polos East at Waterford, located at 1700 Woodbury Road in Orlando, for $27.1 million. The buyer has renamed the property Advenir at Polos East. The property is 94 percent leased. Amenities include a clubhouse, fitness center, game room, gated entrance, two swimming pools, spa, dog park, racquetball courts, tennis courts, volleyball courts, basketball courts, a car wash area and picnic area. Kevin Judd, Patrick Dufour and Matt Wilcox of ARA represented the seller, a national REIT, in the transaction. The buyer was self-represented.

CORDELE, GA. — Cassidy Turley has arranged the $4.4 million sale of the 120,868-square-foot Cordele Corners, a shopping center located near Interstate 75 in Cordele. Tractor Supply, Bealls and Dollar Tree anchor the center, which is 70 percent leased. Mark Joines and Drew Fleming of Cassidy Turley represented RCG Ventures, the seller, in the transaction. The buyer was a Florida-based private equity group.

KANSAS CITY, MO. — Opus Design Build has been selected to design and construct a three-story building that will serve as the Kansas Leadership Center's statewide headquarters and conference center for the Kansas Health Foundation (KHF). Launched by the KHF in 2005, the Kansas Leadership Center promotes civic leadership with the goal of creating healthier communities. The 36,000-square-foot facility will be used to host conferences, group meetings, lectures and training. The building will also feature office and classroom space and a 210-person auditorium. Construction will begin later this month and the facility is slated for completion in July 2013. Opus AE Group is the architect and engineer of record for the project.

CHICAGO — Beech Street Capital has arranged $7.7 million in HUD 232/223(a)(7) loans to refinance two skilled nursing facilities in Chicago. The properties include Waterford Nursing & Rehabilitation Center, a 141-bed facility, and the 127-bed Heritage Nursing Home. Joshua Rosen of Beech Street Capital originated the transaction.

MIDDLEBURG HEIGHTS, OHIO — The Soutland South Shopping Center at 13367 Smith Road in Middleburg Heights has sold for $770,000. Anchor tenants at the 56,170-square-foot retail center include Giant Eagle Grocery, Burlington Coat Factory and Petco. The property is situated approximately 16 miles southwest of downtown Cleveland. Bob Havasi of Cooper Commercial Group represented the seller, an institutional entity from New York. He also secured the buyer, a private investor from Cleveland.

KANSAS CITY, MO. — JDA Software Group has opened a new data center in Kansas City. The software company has signed a lease for 15,000 square feet in a data center center owned and operated by Layered Technologies Inc. The center will serve the company's online services and allow JDA to expand its cloud business. The facility will be the company's second data center in the U.S.

NEWARK — Public Service Enterprise Group (PSEG) has renewed its lease for 825,000 square feet of office space at 80 Park Plaza, a 25-story building in Newark. The publicly traded energy company has occupied the space since 1979 and the renewal ensures PSEG will stay in Newark at least until 2030. PSEG employs about 10,000 people, about 1,650 of whom work in the headquarters building. Wells Real Estate Investment Trust II, the building owner, and PSEG also plan to make significant updates and energy improvements to 80 Park Plaza. Bryn Cinque and Eric Witmondt of Colliers International represented the tenant in the transaction. John Meisel of Jones Lang LaSalle represented the landlord.

NEW YORK CITY — Cushman & Wakefield's Equity, Debt & Structure Finance team has arranged a $100 million for the financing of 590 Fifth Ave. in Manhattan. The loan features a floating interest rate and includes both senior and mezzanine components. The property is a 100,000-square-foot retail and office building, located just one block from the Rockefeller Center. The NBA store and AT&T occupy the retail portion of the building. Dave Karson, Steve Kohn, Alex Hernandez, Kate Pelet and John Spreitzer of Cushman & Wakefield negotiated the transaction for the borrower, an affiliate of Thor Equities.
