BOONTON, N.J. — First Environment has signed a 17,750-square-foot lease extension at 91 Fulton St. in Boonton, where the firm will continue to operate its corporate headquarters. Established in 1977, the environmental engineering firm specializes in climate change planning and greenhouse gas reduction. The single-story, industrial/flex property is located seven miles north of Morristown. Eric Witmondt and John Cunningham of Colliers International represented the tenant in the transaction. James Correll of American Properties Realty represented the landlord, Kapalua LLC.

HOUSTON — The LaSalle Group has plans to build an $11.2 million, 26,000-square-foot memory care facility called The Autumn Leaves of West Houston, located in Houston. The facility will be the ninth memory care community The LaSalle Group has brought to the Houston area in approximately two years. The LaSalle Group, Silverado Interests and Community Trust Bank are partners for this project, which is slated for a first quarter 2013 opening.
GARLAND — ARA has arranged the sale of the 111-unit Montclair Estates, an independent living community located in Garland. Titan SenQuest, a division of Titan Real Estate Investment Group, is the buyer, and affiliates of Walton Street Capital and Senior Lifestyle Corp are the sellers.
IRVING — Mesa West Capital has provided $50 million in acquisition financing for the 618,555-square-foot Regent Commons, a Class A office campus located in Irving. Steve Fried of Mesa West Capital originated the financing on behalf of the borrower, Brookfield Asset Management.
HOUSTON — Berkadia Commercial Mortgage has arranged $11.2 million in financing for the 366-unit Cooper's Mill apartment community, located at 15603 Gulf Freeway in Houston. The property is currently 90 percent occupied. Cutt Ableson and Jon Gilfillan of Berkadia's Houston office arranged the 10-year CMBS loan with a 30-year amortization schedule on behalf of the borrower, Cooper's Mill Apartments LLC.
FRISCO — Marcus & Millichap has brokered the sale of the 5,200-square-foot Legacy Center, a retail property located at 4300 Legacy Drive in Frisco. Blake Burnett of Marcus & Millichap's Dallas office represented the seller, SA Challenger Inc., in the transaction. Burnett also procured the buyer, a private investor.
OXNARD, CALIF. — An 80-unit multifamily project in Oxnard has received a $10-million construction loan. The loan features a three-year term, a 5.5 percent interest rate and a 60 percent loan-to-value. The loan was arranged by Jake Roberts and Anita Paryani of Marcus & Millichap Capital Corporation’s West Los Angeles office.
HILLSBORO, ORE. – A pair of R&D buildings in Hillsboro has sold to WPC Tech LLC for $6.9 million. The buildings include One and Two Technology Centers, which are located at 7431 & 7451 NW Evergreen Parkway. They total 95,000 square feet situated on 8.5 acres. Keith Young of Kidder Mathews represented both the buyer and the seller, BH Two Tech LLC and Force-BH LLC, in this transaction.
CITY OF INDUSTRY, CALIF. — Railroad Handel, a 76,180-square-foot industrial building in the City of Industry, has received $3.3 million in first-mortgage refinancing. The facility is located at 18451-18467 Railroad Street. It is 80 percent leased. The 10-year loan features a 25-year amortization schedule. Financing was arranged by Michael Elmore of NorthMarq Capital’s Los Angeles office through the firm’s relationship with a national bank.
CHANDLER, ARIZ. — QBE First, part of QBE Insurance Group Limited, has signed an 11-year lease for 183,000 square feet of call center space in Chandler. The space is located at 2700 Corporate Center. The company will move into the facility in the fourth quarter of 2012. QBE was represented by Greg Bast and Wally Hale of Jones Lang LaSalle. The landlord, Regent Properties, was represented by Bill Blake and Colton Trauter of Lee & Associates.
