MARQUETTE UPGRADES THE APARTMENTS AT WOODFIELD CROSSING

ROLLING MEADOWS, ILL. — The Marquette Cos. has completed its renovation of The Apartments at Woodfield Crossing, a 662-unit complex in Rolling Meadows. Marquette and its joint venture partner, The Davis Cos., purchased the community in 2010 and made a series of renovations including the replacement of exterior lighting and the installation of new roofs. Energy-efficient windows were added to 490 of the units as well as new patio doors. Marquette also upgraded the amenities, including the sand volleyball court and soccer field. The property is located at 4700 Arbor Drive and rents range from $845 to $1,425 per month.

CONSTRUCTION TO BEGIN ON NEW AQUATICS CENTER AT LUTTNER COLLEGE

DECORAH, IOWA — Opus Design Build will construct a 17,800-square-foot aquatics center at Luther College in Decorah at a cost of $5.9 million. The facility will feature an 8-lane competition pool, 13-foot-depth diving area and shallow pool for swimming lessons. Opus AE Group will serve as the architect and structural engineer while Michaels Engineering will be the mechanical, electrical and plumbing engineer and Braun Intertec the geotechnical consultant. Construction is set to begin this September with completion expected in May 2013.

BOSTON DEBUTS GREEN HOUSING DISTRICT

BOSTON — A Boston-area landlord is aiming to transform a two-block section of Brainerd Road into the city's first so-called Green District. Mount Vernon Co. will build and manage 500 apartment units that contain several environmental features such as energy-efficient appliances and water meters for individual apartments. The newest apartment building in the neighborhood, the Element, will open with 100 units on July 1. The building is located at 65 Brainerd Rd. in Allston and includes a 2,000-square-foot roof deck, movie theater, fully equipped club room and a car wash station. About 75 percent of the units have already been rented. A second building, known as The Edge, will have 79 units and is expected to open this August. At least one of the buildings will include solar panels and each property will feature super-insulated, floor-to-ceiling windows designed to maximize natural light. The properties will also feature a bicycle rental stand and onsite Zipcars.

SCIENCE AND TECHNOLOGY CENTER PLANNED FOR TEMPLE UNIVERSITY

PHILADALPHIA — ARC/Architectural Resources Cambridge has been selected to design a 250,000-square-foot science, education and research center at Temple University's main campus in Philadelphia. ARC will design classrooms, lecture halls and research labs. The project is part of the university’s $1.2 billion implementation plan, and will include high-tech classrooms, lecture halls, teaching and research labs, collaboration space and a 2-story atrium that will link the existing College of Engineering and College of Science and Technology buildings to the new facility. The project team includes USA Architects, Brinjac Engineering and Hunt Engineering. The project is expected to be complete by early 2014.

TUCKER DEVELOPMENT RECIEVES APPROVAL FOR HUDSON LIGHTS

FORT LEE, N.J. — Tucker Development Corp. has received plan approval from the Fort Lee Borough Planning Board for the 1 million-square-foot Hudson Lights, located on more than eight acres in downtown Fort Lee. Hudson Lights is the western portion of a 16-acre site adjacent to the George Washington Bridge. The mixed-use development will feature 165,000 square feet of retail, 477 residential units, a 175-room hotel, an office building and 1,200 parking spaces. Robert K. Futterman & Associates will market the retail space.

12-STORY OFFICE BUILDING BREAKS GROUND

THE WOODLANDS — JD Warmack LP. has started construction on the 12-story, 300,000-square-foot Research Forest Lakeside – Building 4, located in Research Forest Lakeside between Lake Woodlands and Research Forest drives in The Woodlands. JD Warmack is the owner/developer of Research Forest Lakeside. The speculative development is pre-certified LEED Gold and the existing features include water fountains and a seven-story parking garage. Ziegler Cooper Architects and Odell Associates designed the property, as well as the rest of the office properties in the works at the 76-acre site that fronts Lake Woodlands. David E. Harvey Builders is the general contractor; Haynes Whaley is the structural engineer; DBR, MEP and Jones Carter are the civil engineers; and Clark Condon Associates is the landscape architectural firm. Talisman Energy has pre-leased six floors of the property.

LIBERTY CROSSING SHOPPING CENTER SELLS FOR $21.6M

ROWLETT — American Realty Capital — Realty Centers of America has acquired the 106,000-square-foot Liberty Crossing Shopping Center, located in Rowlett, for $21.6 million. The transaction marks American Realty Capital — Retail Centers of America's first acquisition. The property is 95 percent leased to tenants including Ross Dress for Less, PetSmart and Dollar Tree. Dallas-based Lincoln Property Co. will operate the shopping center.

MEDIA FACILITY IN FORT WORTH TO BEGIN CONSTRUCTION

FORT WORTH — Dallas-based KDC has plans to construct a 75,000-square-foot property, located at 4805 Amon Carter Blvd. on a 8.1 acre site in The CentrePort Business Park in Fort Worth. The property will house NBC 5/KXAS-TV, Telemundo/KXTX-TV and several businesses affiliated with NBC Universal. As part of the agreement to build the new building, NBC 5 will convey its current 66,000-square-foot building and 26-acre site in east Fort Worth to the city. Corgan Associates designed the property, and Gary Collett and Matt Heidelbaugh of Cushman & Wakefield brokered the land sale. KDC will break ground on the property at the end of June, and the firm is anticipating a late 2013 completion.

The complex features a swimming pool with sun decks, a clubhouse, grilling area and laundry facilities. Jeff Patterson and Kelly Witherspoon of ARA's Austin office represented the seller, a Texas-based regional investment firm. The buyer is a Texas-based national investment group.

HOUSTON — Coldwell Banker Commercial United, Realtors has brokered the sale of the 21,096-square-foot Shadow Lake Shopping Center, located at 3531 and 3533 S. Dairy Ashford in Houston. Mark McGinley of Coldwell Banker represented the seller in the transaction. Gary Smith of Republic Central Realty represented the buyer, a private investor.
