CANON, OHIO — AFL-CIO Housing Investment will invest $10 million toward a $14 million project to rehabilitate the Mayfield Manor Apartments in Canon. The scope of work includes interior repairs and upgrades. The installation of low-flow plumbing fixtures will reduce energy consumption. The National Steelworkers Oldtimers Community Urban Redevelopment Co. developed the apartment building in the early 1980s to provide low-income seniors with access to affordable housing. Since its completion in 1982, the property has been managed by the Elderly Housing Development & Operations Corp.

FRANKLIN, WIS. — Distribution Solutions has inked a lease for 18,600 square feet of industrial space at Franklin Commerce Center, located at 9630 S. 54th St. in Franklin. Tom Shepherd and Jim Larkin of Colliers International represented the landlord, CLPF Franklin LLC, in the transaction.
STAMFORD, CONN. — A joint venture between Jonathan Rose Cos. and Malkin Properties has opened a new apartment community called Metro Green Residences in Stamford. Perkins Eastman Architects designed the mixed-income development, which was built at the Stamford Transportation Center. The building includes 50 rental units. Of the total, 40 units will be marketed as affordable homes, while the remaining units will be market-rate apartments. The project also includes more than 1,600 square feet of retail space on the ground floor, adjacent to a plaza and rain garden. Amenities include a landscaped courtyard, gardening spaces and a meditation space. The development is the first phase of the Metro Green master plan, which will offer 283 mixed-income residential units and a 350,000-square-foot office tower.
DOVER, N.H. — The Cocheco Waterfront Development Committee has approved plans for a $65 million, mixed-use project known as Dover Landing. The 21-acre site hugs the Cocheco River and is located on a former public works yard. The first phase will include a 16,000-square-foot, two-story building that will include one or two restaurants on the ground floor and offices on the second floor. The project will also include three townhouse-style buildings. The first floors will feature office or retail with residences above. Construction will be completed in two phases from 2013 to 2016. Quincy, Mass-based Dickinson Development will develop the property.
NEW YORK CITY — Jewelry producer Majorica has signed a 10-year office lease renewal at the New York Accessories Exchange building at 366 Fifth Ave. in New York City. Majorica makes organic pearl jewelry from the island of Majorca, Spain. Majorica is sold in department stores and jewelry stores across the U.S. and worldwide. The company leases 4,600 square feet on the fifth floor. Davidoff Malito & Hutcher LLP represented Majorica in the transaction. Rick Brickell of NYAE represented the landlord.
WESTON, MASS. — Health Advances has signed a 7-year lease renewal and expansion of its corporate headquarters on Nine Riverside Rd. in Weston. The healthcare strategy and consulting firm will increase its space by 9,907 square feet to a total of 31,832 square feet. SOMERSET, N.J. — Pacific Controls Inc. has purchased 100 Franklin Square Dr., a 108,410-square-foot office building in Somerset. Pacific Controls, a communication technology company, plans to occupy vacant space on the top two floors of the property. The Class B property is 33 percent leased. Shawn Straka of Jones Lang LaSalle represented Pacific Controls in the transaction.
PROSPER — Dallas-based Terra Verde Group has purchased the 2,030-acre Three Stones, a master-planned community located in Prosper, for $30 million. The seller was a partnership that included developer Forest City Enterprises. Terra Verde plans to invest $250 million in development costs over the life of the project. Three Stones will ultimately feature a 120-acre mixed-use/office component, three school sites, four amenity centers and 3,500 single-family lots.
OKLAHOMA CITY — Monmouth Real Estate Investment Corp. has acquired a 119,912-square-foot industrial property, located at 2710 S. W. 18th St. in Oklahoma City, for $9.45 million. The property is net-leased for 10 years to FedEx Ground Package System. The facility was constructed by Jones Development Co. and is situated on an approximately 15-acre site.
AUSTIN — Newport Beach, Calif.-based MIG Real Estate has acquired The Cottages, a 330-unit luxury apartment community located at 8515 Interstate 35 S. in Austin. The apartment community is currently 94 percent occupied. MIG was self-represented in the transaction, and Alliance Residential Co. will manage The Cottages.
