ATLANTA — Georgia Realm LLC has acquired the 7,172-square-foot retail component of Realm, a 30-story, mixed-use building located at 3324 Peachtree Road NE in Atlanta, from WN City Center LP. for $1.8 million. The property is fully leased to Buckhead Pizza Co., Jimmy John's and Macon & Co. Salon. Neal Pringle and Mark Cooley of The Shopping Center Group represented the seller in the transaction.

OTUMWA, IOWA — GladStone Commercial Corp. has purchased a 352,869-square-foot bottling plant in Ottumwa for $7.1 million. The building is leased to the American Bottling Co. American Bottling is the largest operating subsidiary of Dr Pepper Snapple Group Inc., responsible for bottling and distributing beverage brands including Dr Pepper, 7UP, A&W, Snapple and Hawaiian Punch.

MADISON — WS Capital Partners has acquired the 474,000-square-foot Hilldale Shopping Center in Madison for $52 million, following a sheriff’s sale. WS Capital acquired the defaulted first and second mortgages earlier this year. The Hilldale Shopping Center opened in 1962 and has been expanded and renovated several times, most recently in 2006. Anchor tenants include Macy’s and Metcalfe’s Market. In 2007, actor Robert Redford selected the center as the home to the first Sundance Cinemas.

MAPLE GROVE, MINN. — Two new tenants have joined the Arbor Lakes North End building in Maple Grove. Elements Therapeutic Massage will occupy 2,150 square feet of ground-level retail space and Global Tax Network has leased 6,500 square feet of office space on the second floor. Kris Schisel and Molly Murnane of Colliers International represented Opus in the retail transaction. Jim Damiani, Brian Beltrand and Matt Delisle of Colliers International represented Opus in the office transaction.

NEW YORK CITY — Frey Management has purchased 36-20 Bowne St., a 1940s-era apartment building in the Flushing section of Queens, for $14.3 million. The six-story apartment building contains 87 units and approximately 78,000 square feet. Shlomo Antebi of GFI Realty Services represented the seller, 36-20 Bowne LLC, in the transaction. He also represented the buyer.

MERIDAN, CONN. — Sleeping Giant Research Parkway LLC has sold two office properties in Meriden for $6.32 million. The buildings are located at 355 Research Parkway and 367 Research Parkway. John J. Cafasso and Nicholas R. Morizo of Colliers International represented both parties in the sale. Both buildings are fully leased to long-term tenants. BL Cos., which provides architecture, engineering, surveying and environmental services, occupies 355 Research Parkway. Tucker Mechanical, a subsidiary of EMCOR Group Inc., occupies 367 Research Parkway.

WHIPPANY, N.J. — Griffin Capital Net Lease REIT has purchased a 114,300-square-foot assembly and manufacturing facility at 110 Algonquin Parkway in Whippany for $13 million. The property is fully leased to GE Aviation Systems, a division of General Electric Co. The building is approximately 25 miles northwest of Newark Liberty International Airport. Griffin Capital is a non-traded REIT that is the flagship of Griffin Capital Corp. of Los Angeles.

HOUSTON — A joint venture between Miami-based Adler Real Estate Fund and Kawa Capital Management has purchased 16 properties totaling 467,000 square feet of office and industrial space in the Houston area. The newly acquired assets include 152,173 square feet of space at Plaza Southwest; 98,008 square feet of space at Crescent Ten; 97,332 square feet of space at Commerce Park North; 71,673 square feet of space at Technipark Ten and 47,816 square feet at Westchase Park. The portfolio is 96 percent leased to tenants including ExxonMobil, Samsung, Ryder, Schlumberger and Alford Services. Rusty Tamlyn of HFF represented the seller, a joint venture between Insite Commercial Real Estate and Carval.
