NEW YORK CITY — Penrod Ricard USA has signed a lease for 82,300 square feet of office space at 250 Park Ave. in New York City. Penrod, a producer and importer of spirits and wines, will use the space for its U.S. headquarters. The company plans to relocate all employees from its Manhattan office and some employees from its Purchase, N.Y. office to the new building. David Hoffman, Robert Billingsley and Wendy Miller of Cassidy Turley represented the building owner, AEW Capital Management, in the transaction. Snezana Anderson, Michael Geoghegan and Christopher Corrinet of CBRE represented the tenant.

LEAGUE CITY — Satterfield & Pontikes Construction has finished the construction of a $4 million Park and Ride facility for Gulf Coast Center MHMR Connect Transit, located at the University of Texas Medical Branch Victory Lakes campus in League City. The project includes a 1,872-square-foot terminal building and parking for more than 400 cars. PGAL provided architectural and design services, and The Goodman Corporation and the Office of Facilities Planning & Construction for UTMB-Galveston provided management services.

HOUSTON — Cadence McShane has completed the construction on a 253,838-square-foot tenant improvement assignment for an industrial property, located within the Guhn Road Distribution Center at 6535 Guhn Road in Houston. Cadence McShane worked on behalf of Forum Energy Technologies, completing a 20,000-square-foot office component and customized research and development space. Richard Moody Architects provided architectural services for the project.

HOUSTON — Hudson Realty Capital has funded a $5.6 million bridge loan for a 275-unit, garden-style apartment complex, located in Houston's Sharptown/Westwood submarket. The 232,895-square-foot complex is 92 percent occupied and featues two swimming pools, a courtyard, laundry facilities, covered parking and patio/balconies for the units. The loan is being used toward the property's acquisition and capital improvements on behalf of the borrower, a multifamily property owner.

LONG BEACH, CALIF. — The 10-unit Prospect Apartments in Long Beach has sold to H. & W. as J.T. or assignee for $3,045,000. The apartment community, located at 145 Prospect Ave., was completely rebuilt in 2010. The seller, a private investor, offered financing for 30 years at a 4 percent interest rate. The seller was represented by Robert Stepp of Hendricks & Partners’ West Los Angeles office.

CHATSWORTH, CALIF. — Boulder Electric Vehicle has leased a 27,714-square-foot industrial building in Chatsworth. The building will allow the company to expand its manufacturing operation that is currently based in Boulder, Colo. The new center is located at 9655 Irondale Ave. Boulder Electric Vehicle was represented by Mike Fowler and Ben Stapleton of Jones Lang LaSalle Los Angeles.

TEMPE, ARIZ — Hiring solutions provider Verifications has signed a five-year lease for 20,179 square feet inside the Warner Crossing Business Park in Tempe. The lease is valued at $1.3 million. Verifications plans to utilize this space, located at 8260 South Hardy Drive, as its new Western service center. The company was represented by Mike Beall of Cushman & Wakefield. The business park’s ownership group, a West Coast special servicing company, was represented by Scott Nelson and Troy Nelson of Voit’s Phoenix office.
