BETHLEHEM, GA. — A 45,200-square-foot, 12-screen Carmike Cinemas movie theater, located at the intersection of GA Highways 316 and 81 in Bethlehem, has sold for $8 million. The tenant commenced a 20-year, triple-net lease with rent bumps in January 2012. The seller was a local real estate company and the buyer was a national single-net, net-leased investment group.
MIAMI BEACH, FLA. — Marcus & Millichap has arranged the $6.75 million sale of the 96-unit Croydon Arms, a vacant apartment building located at 3720 Collins Ave. in Miami Beach. Felipe Echarte and Joseph Thomas of Marcus & Millichap's Fort Lauderdale, Fla., office represented the buyer, a Miami Beach-based private investor, in the off-market transaction.
ROMEOVILLE, ILL. — DCT Industrial Trust has acquired a 32.6-acre parcel in Romeoville. The company plans to start construction in May on DCT Boldt Park, a 604,000-square-foot, cross-dock facility. DCT Industrial is the project developer and Ryan Cos. will serve as general contractor. The project is slated for completion in the fourth quarter of 2012.
EDWARDSVILLE, KAN. —Zumiez.com, a skateboarding and apparel retailer, has inked a new lease for 153,000 square feet at 9911 Woodend in Edwardsville, Kan. Joseph Accurso of Kessinger/Hunter & Co. represented the tenant in the transaction. Phil Algrim of NAI Capital Realty represented the landlord, Fastenal Co.
SKOKIE, ILL. — Turner Acceptance Corp., an auto loan company, has leased 40,816-square-foot at 4900 Howard in Skokie. The company is relocating from a smaller facility in Evanston. Whit Heitman, Sam Badger and Brad Weiner of Paine/Wetzel/TCN Worldwide represented the landlord, Walker Partners LLC, in the transaction. Baum Realty represented the tenant.
PITTSBURGH — Citizens Bank of Pennsylvania has signed a five-year lease renewal to remain the largest tenant at 525 Penn Place in Pittsburgh. The company occupies 147,500 square feet in the building. Robert Geiger of Cushman & Wakefield / Grant Street Associates Inc. represented the landlord, BNY Mellon in the transaction. CBRE Boston represented the tenant. Citizens Bank is a state-chartered bank with dual headquarters in Pittsburgh and Philadelphia.
NEW YORK CITY — SailThru, an email marketing firm, has signed a five-year lease at 10 Hudson Square in New York City. The company is relocating from its current office at 770 Broadway and will occupy 17,775 square feet. Jaime Addeo and Jack Petrie of CresaPartners represented the tenant in the transaction. Trinity Real Estate, the property owner, was represented in-house by Charles Laginestra and Marc Packman.
NEW YORK CITY — A six-unit apartment building between Norman and Nassau avenues in Brooklyn's Greenpoint neighborhood has sold for approximately $975,000. The three-story building consists of 4,950 square feet. The buyer plans to renovate the property. Mark Lively and Brendan Maddigan of Massey Knakal Realty Services represented the undisclosed seller in the transaction.
COLLEGE STATION — Ascension Group Architects has completed a $20.5 million expansion and renovation of College Station Medical Center, located in College Station. The project included relocating the hospital's laboratory services; the addition of two operating rooms and storage space; the addition of more than 30,000 square feet of vertical space to the hospital's tower; the conversion of 13 private rooms in the neonatal intensive care unit; the addition of four labor, delivery and recovery rooms; the addition of four antepartum rooms; and the 5,000-square-foot expansion and renovation of the emergency department. Utah-based Layton Construction was the general contractor for the project.
PHARR — Plano-based Cinemark Holdings has plans to open a 16-screen, all-digital Cinemark NextGen movie theatre, which will be located in Phase I of Pharr Town Center's renovation and expansion at North Jackson Road and U.S. 83 Expressway in Pharr. The theater is slated to open in 2013.
