BOSTON — Stag Industrial acquired a 145,000-square-foot industrial building in East Windsor for $6.1 million, and signed purchase contracts to buy four additional industrial properties for $28.6 million. The warehouse — constructed in 1976 and renovated in 2006 — is fully leased to East Windsor, a mattress manufacturer. Details are unavailable for the additional contracts, which are entering the due diligence stage.

ARLINGTON — Irvine, Calif.-based TNP Strategic Retail Trust has acquired the 62,676-square-foot Ensenada Square, a grocery-anchored shopping center in Arlington. The property is 93 percent leased to tenants including Kroger, Family Dollar and Fort Worth Community Credit Union. Ensenada Square is TNP's 14th acquisition. Brandon Beeson of Edge Realty's Dallas/Fort Worth office represented both parties in the transaction.

SAN ANTONIO — Dallas/Fort Worth-based Venture Commercial Real Estate has brokered the sale of a 42,887-square-foot industrial property, located at 501-505 S. Comal St. in San Antonio's Westside community. David Schnitzer of Venture Commercial represented the seller, 1114 West Commerce Associates, in the transaction. Patrick Shearer and Brad Hardy of San Antonio-based Peloton Commercial represented the buyer, the San Antonio City Public Service Board.

DALLAS — Emirates has signed a new lease agreement for 3,000 square feet of office space in the 105,550-square-foot Rolex Building, located at 2651 N. Harwood St. in Dallas' Uptown/Turtle Creek submarket. The Rolex Building is owned by Harwood International and includes tenants such as Rolex Watch, Swiss Consulate, Prudential Insurance, Forest Perkins, MML Management, Energy Capital and Harwood International Holdings.

SAN JOSE, CALIF. — An affiliate of Republic Urban Properties LLC has received an $8.37-million first-mortgage bridge loan to acquire a 2.36-acre land parcel in San Jose. A 218-unit Class A apartment complex is planned for the site, along with 14,000 square feet of retail space. Chris Simon of Pembrook Capital Management originated the loan. Curtis Palmer and Ted Fentin from Multi-Housing Capital Advisors acted as advisors on behalf of the sponsor.

ORLANDO, FLA. — Orlando-based CNL Lifestyle Properties has entered into an agreement to acquire four assisted living communities in Georgia from Solomon Holdings III Dogwood Four for $80 million. The properties include Dogwood Forest in Alpharetta, Dogwood Forest of Eagles Landing in Stockbridge, Dogwood Forest in Fayetteville and Dogwood Forest in Gainesville. The company expects to close the purchase in May.

WESLEY CHAPEL, FLA. — Adventist Health System has selected Alter+Care to develop the 100,000-square-foot Wellness Plaza at Florida Hospital Wesley Chapel, a three-story wellness facility and medical office building located in Wesley Chapel. The 50,000-square-foot wellness center will include a 25-meter lap pool, warm water therapy pool, locker rooms, an indoor walk/jog track, massage services, group exercise studios, conference rooms, cardio and free weights equipment, a heart-healthy cafe, logo shop and disease management and wellness education programs. The remainder will be leased to physicians and ancillary healthcare service providers. Completion is slated for fall 2012.

CULPEPER, VA. — The 95,477-square-foot Culpeper Marketplace Shopping Center, located at the intersection of James Madison Highway and Nalles Mill Road in Culpeper, has sold. The property is 98 percent leased to tenants, which include Kohl's, Famous Footwear, Anytime Fitness and Buffalo Wild Wings. Bob Sanner of Cassidy Turley's San Francisco office represented Menomonee Falls, Wis.-based Continental Properties Co., the seller, in the transaction. The buyer was Culpeper Marketplace Associates, an affiliate of Virginia Beach, Va.-based Wheeler Interests.

ST. PETERSBURG, FLA. — BB&T Bank has sold the 19,045-square-foot San Martin Village Retail Center, located at 10690 Gandy Blvd. in St. Petersburg, to Hamza Investment Properties for $1.4 million. Dennis Bush, Frank Boullosas and Elliott Ross of Clearwater, Fla.-based The Ross Realty Group represented the seller in the transaction. Michelle Smith of Tampa, Fla.-based Ocean Blue Realty represented the buyer.
