NEW YORK CITY — A former H&H Bagels property, located at 639 W. 46th St., has sold to an undisclosed buyer for $11 million at a bankruptcy sale in New York City. GA Keen Realty Advisors sold the property on behalf of Chapter 7 trustee Yan Geron, who had filed with the court a stalking horse contract of $10 million for the building. Geron represents the property owner, Third Toro Family Limited Partnership. The two-story building contains 12,500 square feet of space, which previously housed H&H Bagel's manufacturing plant and retail store.

NEW YORK CITY — CIM Group and Kushner Cos. have acquired a 121,000-square-foot office and retail building, located at 200 Lafayette St. in Soho. CIM and Kushner plan to convert the property into Class A retail and office space later this year. Capital One Bank occupies 4,500 square feet of ground-floor retail. About 16,500 square feet of retail and 100,000 square feet of office space are available. The purchase price was undisclosed.

ADDISON — Dallas-based Behringer Harvard has broken ground on Allegro II, the 121-unit second phase of the 272-unit Allegro, a multifamily community located at 15750 Spectrum Dr. in the 70-acre Addison Circle mixed-use development in Addison. Allegro II will feature brushed nickel hardware, stainless steel appliances, granite countertops, private patios/balconies and full-size washers and dryers. Completion is slated for third quarter of 2012.

Mark McGinley of Coldwell Banker's Houston office represented the buyer, Petereit's Conroe Center, in the transaction. Charlene Nickson of ACC Realty's Houston office represented the seller, Conroe Income Investors.

Heather Densmore Shover and Chris Wright of Grubb & Ellis' Dallas office represented the landlord, Wells REIT II, in the lease transaction. AVONDALE, ARIZ. — Reddy Development has purchased the Coldwater Springs Promenade in Avondale for $7.75 million. The promenade includes two existing retail stores, which are occupied by Fresh & Easy Neighborhood Market and Staples, as well as a Jack in the Box restaurant and 13,300 square feet of shop space. There are also five graded, ready-to-build retail pads situated on 10.9 acres. Reddy plans to complete the retail project. Bruce Francis and Dana Summer of CBRE Capital Markets in Phoenix represented Reddy. Mindy Korth, Barry Gabel and Cam Stanton in CBRE’s Phoenix office, along with Philip Voorhees, Patrick Toomey and Megan Read of the firm’s National Retail Investment Group, represented the seller, Labrusca Holdings Corp., which purchased the promenade through foreclosure from the developer.

INGLEWOOD, CALIF. — A 16,400-square-foot industrial building in Inglewood has sold to DoorKing for $2.93 million. DoorKing has occupied the building, located at 112 S. Glasgow Ave., for more than 10 years. The entry and control systems manufacturer will utilize the building for warehousing and office space. Its manufacturing operations are housed in some of the surrounding buildings. Randy Kobata of Lee & Associates-LA North/Ventura represented both the buyer and the seller, 26th Street Partners, in this transaction.

EAST POINT, GA. — The 30,000-square-foot Camp Creek Medical Center III, located on Redwine Road in East Point, has sold for $8.9 million. The two-story medical building is the third of a four-building outpatient medical campus located in the new Camp Creek community of South Fulton County. The property is 97 percent leased to tenants including Tenet South Fulton, Orthepaedics of Atlanta and Georgia Cancer Specialists. Andrew Murphy and Spencer Coan of Atlanta-based Ackerman & Co. represented the seller, Camp Creek Medical Center III, LLC, in the transaction. The buyer was Arizona Real Estate Investment Trust.
