FAIRFIELD, CONN. — Allonge Holding LLC has acquired 1657 Post Rd. in Fairfield for $1.9 million. The company plans to lease the 6,800-square-foot-property to Flash Pointe Dance, a dance studio, and Glitter & Grime, a sportswear company. Bruce Wettenstein of Vidal/Wettenstein represented the buyer in the transaction. Jack Lipson of Westport Real Estate represented the seller, 1657 Post Road LLC.

AYER, MASS. — Hood Industries Inc., a hardwood distributor, has signed a 10-year lease for 74,240 square feet at 91 Fitchburg Rd. in Ayer. The warehouse and distribution facility is situated on nine acres. Alan Ringuette of The Stubblebine Co. represented Hood Industries in the transaction. He also represented the landlord, GFI Partners.
FORT WORTH — Hillwood Communities has entered into a joint venture with Dallas-based Realty Capital Management to develop approximately 1,000 acres of land, located at the northwest corner of Interstate 35 West and FM 407 between Fort Worth and Denton, for a new master planned community known as Belmont. The project will feature 130 acres for mixed-use developments and 2,500 residential homes. The joint venture is expecting to break ground on the development in the summer of 2012.
BRYAN — A $26 million, 130,000-square-foot clinical facility, located on the Texas A&M Health Science Center Bryan campus in Bryan, has been completed. The Class A office, clinical and educational facility will serve the Texas Brain and Spine Institute, Mary Crowley Cancer Research Centers and Blinn College Allied Health programs, as well as the Texas A&M Health Science Center College of Medicine. Rose Rock Capital and U.S. HealthRealty developed the project and provided financing, BOKA Powell was the programmer, designer and architect of record, and Skanska USA Building provided construction manager services.
SAN ANTONIO — Hendricks & Partners has brokered the sale of the 200-unit Reserve in Alamo Heights, an apartment community located at 8446 Country Village St. in San Antonio. Mike Miller, Chris Ross and Will Caruth of Hendricks & Partners' San Antonio office represented the seller, Miami Beach, Fla.-based JPMCC 2006-LDP9 Alamo Heights LC, in the transaction. The buyer was an out-of-state investor.
THE WOODLANDS — Houston-based J. Beard Real Estate Co. has arranged the sale of a 1.21-acre pad site that will house a Japanese restaurant, located at the intersection of Technology Forest Boulevard and Research Forest Drive in The Woodlands. Tim Maczko of J. Beard represented the seller, Everson Developments, in the transaction. The buyer, a private partnership, currently owns and operates two Sakekawa Japanese Steak House & Sushi Bar restaurants.
TAKOMA PARK, MD. — Federal Capital Partners (FCP) has formed a joint venture with Level 2 Development to develop the $36 million Takoma Central, a mixed-use development located at 235-255 Carroll St. NW in Takoma Park. The project will include 156 apartment units and 8,000 square feet of ground floor retail. Amenities will include a fitness center, business center, outdoor terrace, community room and bike storage. MAC Realty Advisors represented Level 2 Development in the formation of the joint venture. Completion is slated for the fourth quarter of 2013.
WASHINGTON, D.C. — EDENS has purchased the 50,560-square-foot Jenkins Row Retail, a grocery-anchored urban retail asset located at 1391 Pennsylvania Ave. SE in Washington, D.C., from Jenkins Row Retail LP. The property is part of the Jenkins Row mixed-use development, which includes 247 luxury apartments in addition to the retail portion. Tenants include Harris Teeter, Subway, Signal Financial and GameStop. Washington, D.C.-based Transwestern's Institutional Commercial Group represented the seller in the transaction.
CLEARWATER, FLA. — Colliers International has launched it's National Student Housing Group, based in Clearwater. Dorothy Joffe Jackman and Travis Prince have been hired as managing directors of the newly formed group to serve clients nationwide. The company will continue to hire additional real estate professionals to join the student housing practice.
JACKSONVILLE, FLA. — A 65,296-square-foot shopping center, located at 31 Arlington Rd. S. in Jacksonville, has been sold for $2.2 million. Winn Dixie and Pinch-A-Penny anchor the center. Bryan Bartlett and Lee Stine of Jacksonville, Fla.-based Grubb & Ellis/Phoenix Realty Group represented the buyer in the transaction.
