LONG GROVE, ILL. — ACCO Brands Corp. has signed a 189,092-square-foot lease at Kemper Lakes Business Center, a 1.1 million-square-foot, four-building office park located in Long Grove, a northwest suburb of Chicago. ACCO Brands is relocating its headquarters to Four Corporate Drive, a three-story, Class A office building. Kemper Lakes encompasses 164 acres and is situated between two lakes and overlooks the Kemper Lakes Golf Course. Philadelphia-based BPG Properties Ltd. (BPG), which serves as the asset manager for the property, has completed more than $35 million in capital improvements, including a complete redevelopment of the parking area, new exterior entries, new interior lobbies and enhanced landscaping. Dave Florent and Steve Kling of the Chicago office of Colliers International represented the landlord in the transaction. Lou Hall of the Chicago office of Cushman & Wakefield represented ACCO Brands.
RENSSELAER, IND. — Marcus & Millichap has brokered the sale of The Panda Garden Apartments, a 52-unit apartment property located in Rensselaer. The asking price was nearly $2.3 million, but the final sales price was not disclosed. Jim Walsh and Michael H. Wernke, investment sales specialists in Marcus & Millichap’s Indianapolis office, represented the seller, a local limited liability company. The two also represented the buyer, a local developer.

AND N.J. — Stanbery Development has selected Fameco Management Services (FMS) as property manager for its 430,000-square-foot retail portfolio, which includes four shopping centers in Pennsylvania and New Jersey. Karen Cahill of FMS will manage The Shoppes at Susquehanna Marketplace in Harrisburg, Pa.; Kathy Blessing of FMS will oversee The Shoppes at English Village in Montgomeryville, Pa.; and Wayne Neis of FMS will manage The Shoppes at Old Bridge in Old Bridge, N.J., and The Shoppes at Union Hill in Denville, N.J.
LOWELL, MASS. — Autoliv has selected Margulies Perruzzi Architects to provide space planning and interior design services for its 60,000-square-foot expansion, located at 1001 Pawtucket Blvd. in Lowell. Autoliv currently occupies 20,000 square feet of space. The expansion will include 30,000 square feet of office space with workstations, conference rooms and open work areas, as well as 30,000 square feet of production, engineering and testing space, including ground-floor space for vehicle testing. Winstanley Enterprises owns the building.
NEW YORK CITY — New York City-based Ariel Property Advisors has negotiated two sales in New York City totaling $1.7 million. A 7,579-square-foot retail property, located at 5048-50 Broadway & 4022 10th Ave., sold for $900,000. Also, a 10-unit multifamily walk-up, located at 100 E. 123rd St., sold for $825,500. The buyers and sellers in both transaction were local investors. Victor Sozio and Michael Tortorici of Ariel Property Advisors represented the sellers in the transactions.
AUSTIN — In a new joint venture, Prudential Real Estate Investors (PREI) and Lodging Capital Partners has acquired the 291-room Austin Four Seasons, a luxury hotel located at 98 San Jacinto Blvd. in downtown Austin. The hotel features amenities such as a lakeside spa, pool, lounge, fitness center and TRIO steakhouse.
THE WOODLANDS — Stream Data Centers has plans to construct a 72,500-square-foot data center on a 7.6-acre tract it recently acquired in The Woodlands. Stream is developing the property for LEED Gold certification and is naming it the Houston Private Data Center. Construction is slated to commence in February and be finished by December 2012.
ODESSA — Construction has commenced on the 75-unit Orchard Park of Odessa, an assisted living facility located at 8050 Dr. Emmitt Headlee St. in Odessa. The community is slated to open in the fall of 2012. The facility will be operated by North Carolina-based Meridian Senior Living.
OKLAHOMA CITY — Sperry Van Ness/ William T. Strange & Associates has arranged the $1.35 million sale of the 60,654-square-foot Metro Office Park, a six-building office property located at 4300 Highline Blvd. in Oklahoma City. Zach Martin of Sperry Van Ness' Oklahoma City office represented the seller, G.D. Madden, in the transaction. Scott Pickens of Oklahoma City-based Total Realty Services represented the buyer, Appian Properties. The property has been on the market for more than 2 years and currently has approximately 30 percent occupancy.
THE WOODLANDS — Talisman Energy, USA, has leased approximately 218,000 square feet of space in Buildings 2 and 4 in Research Forest Lakeside, a 1.8 million-square-foot master planned community located between Lake Woodlands Drive and Research Forest Drive in The Woodlands. Buildings 2 and 4 are currently under construction and are slated for a spring 2013 completion. Houston-based Harvey Builders is the contractor and ZC+O (a collaboration between Ziegler Cooper Architects and Odell Associates) designed the Building 2 to receive LEED-Silver certification and Building 4 to receive LEED-Gold certification. Additionally, Haynes Whaley is the structural engineer for the project, DBR, MEP and Jones Carter are the civil engineers and Clark Condon Associates is the landscape architect. Greg Cizik and Edward Edson of Colliers International's Houston office, along with David Harvey and Sharma Christi of the firm's Calgary office, represented the tenant in the transaction. JD Warmack LP is the owner/developer of the master planned community.
