BLOOMFIELD, N.J. — CBRE's Capital Markets' Debt & Equity Finance group has secured $47.5 million in construction financing on behalf of Prism Capital Partners LLC for The Parkway Lofts at Watsessing Station, a 361-unit redevelopment in Bloomfield. U.S. Bank provided the loan, which is for a three-year term with a single one-year extension. Prism plans to convert a 365,000-square-foot warehouse building into loft-style apartments. Phase II of the build-out will include a high-density residential village with 150 townhomes.

PHILADELPHIA — Charming Charlie, a fashion accessory boutique, will open a new, 12,000-square-foot store at the Plymouth Meeting Mall in suburban Philadelphia. The store will be located in the outdoor retail wing that also includes Orvis and Coldwater Creek. Pennsylvania Real Estate Investment Trust is the landlord.
OKLAHOMA CITY, OKLA. — Irvine, Calif.-based Hanley Investment Group has brokered the $11.58 million sale of the 202,247-square-foot Southern Hills Shopping Center, located at 1414-1630 SW 74th St. and 7620 S. Pennsylvania Ave. in Oklahoma City. The property is 95 percent leased to Aaron's, B-Sew Inn, Dollar Tree, Golf USA, Hancock Fabrics, Horse & Rider, Joe's Crab Shack, Mazzio's Italian Eatery, Mill Creek Carpet & Tile, Northern Tool, Ocean Dental, SAS Shoes, Starbucks and Wendys. Eric Wohl, Kevin Fryman and Edward Hanley of Hanley Investment Group's Irvine office represented both the buyer, a Los Angeles-based private investor, and the seller, a Cincinnati-based institutional investment company, in the transaction.
HOUSTON — ARA has brokered the sale of a 3.17-acre infill site, located on South Post Oak Lane in Houston's Galleria submarket, for an undisclosed price. A 78-unit multifamily development at the site will be demolished for the development of a new 270-unit multifamily community. David Marshall and Tim Dosch of ARA's Houston office represented the seller, the Hunnicut Family, in the sale. The buyer was Newport Beach, Calif.-based The Greystone Group.
HOUSTON — Sugar Land-based ICO Commercial has arranged the sale of a 12,000-square-foot industrial property, located at 12111 Brittmoore Park Dr. in Houston. Payton Indermuehle of ICO Commercial represented the buyer, Innova Integrated Solutions, in the transaction. Steven O'Conner of Houston-based Southwest Realty Advisors represented the seller, Brittmoore Park Partners.
HOUSTON — HFF has secured $50 million in refinancing for the 315-room Hotel Zaza, located at 5701 Main St. in Houston's Museum District. The luxury hotel includes ZaSpa, a pool with private cabanas, full-service bar, 21,000 square feet of meeting space and the Monarch Restaurant. Mark West and John Bourret of HFF's Dallas office and Colby Mueck of the firm's Houston office arranged the 10-year, fixed-rate refinancing through Goldman Sachs Commercial Mortgage Capital.
LOS ANGELES — Voit Real Estate Services has recently sold two industrial properties totaling 47,620 square feet within the Los Angeles area for $4.8 million. The first property is a 28,300-square-foot industrial building at 16000 Phoebe Ave. in La Mirada. It sold to Evergreen Packaging for $2.7 million. Evergreen was represented by Grubb & Ellis. Cameron Driscoll and Luke McDaniel of Voit’s Anaheim office represented the seller, InSite Realty Advisors. The second sale involved a 19,320-square-foot, single-occupant industrial building at 9046 Sorensen Ave. in Santa Fe Springs. It sold to Steven Label for $2.1 million. Steven Label was represented by Lee and Associates. Driscoll and McDaniel also represented this seller, Kearny Real Estate Company.
SAN FRANCISCO — Klingbeil Capital Management (KCM) has sold a two-property multifamily portfolio that is based in San Francisco. The assets were sold in December as a portfolio transaction. The first property was the 40-unit Noe Peak Apartments in San Francisco’s Noe Valley neighborhood. The apartment community has received more than $1.1 million of improvements over the past two years. The second property was the Eddy Street Apartments, which resides in the Tenderloin district.
ST. PETERSBURG, FLA. — Atlanta-based Halpern Enterprises has purchased the 46,020-square-foot The Shoppes at The Royale, located at 1400 66th St. N. in St. Petersburg, from Tyrone Crossings Investors for $7.55 million. Tenants include Jimmy John's, Chipotle, Pei Wei, Five Guys Burers & Fries, Massage Envy, Smoothie King, Verizon Wireless and Rib City. The center will be renamed The Village at Tyrone. Michael Milano of Colliers International's Tampa Bay, Fla., office, along with Cynthia Shelton of the firm's Orlando, Fla., office represented the seller in the transaction. The buyer was self-represented.
BETHESDA, MD. — Equity Residential has acquired the 122-unit Chase at Bethesda Metro, an apartment high-rise located at 4903 Edgemoor Ln. in Bethesda. Dean Sigmon and Robin Williams of Transwestern's Bethesda office represented the seller, a joint venture between Rockwood Capital and ROSS Development & Investment, in the transaction.
