Peter Von Der Ahe, Joe Koicim and David Loyd of Marcus & Millichap's Manhattan office represented the buyer and seller, both limited liability companies, in the transaction.
SAN ANTONIO — Hendricks & Partners has arranged the sale of the 405-unit The Reserve at Pecan Valley, located at 4032 E. Southcross Blvd. in San Antonio. Mike Miller, Chris Ross and Will Caruth of Hendricks & Partners' San Antonio office represented the seller, Denver-based AMTAX Holdings 665, in the transaction. The buyer was Old Greenwich, Conn.-based SBC 2011-1 REO.
ABILENE — First Financial Bank, N.A., Abilene, a subsidiary of Abilene-based First Financial Bankshares, will break ground on its new 5,530-square-foot branch today at 2 p.m. CT., located at 1801 Antilley Rd. in Abilene. The bank will feature five drive-thru lanes and a deposit-taking ATM and is slated to open in mid-2012.
STAFFORD — Sugar Land-based ICO Commercial has brokered the sale of the 84,828-square-foot Park Murphy Condominiums, an 11-building industrial portfolio, located at 12802-12834 Murphy Rd. in Stafford. Mike Gornek of ICO Commercial represented the seller, the original developer Park Murphy LLC, in the transaction.
CHILDRESS — Attune RTD has preliminarily agreed to purchase a 30,000-square-foot office building, located in Childress, to serve as its new corporate headquarters. The seller, PAMCO, has preliminarily accepted the agreement.
EL CAMPO — Houston-based Central Management has been retained to manage the 18,195-square-foot West Loop Village Marketplace, a shopping center located at Highway 71 and West Loop FM 2765 in El Campo. Robert Barton of Central Management has been named the property manager and Trent Vack and Gary Triplett, also of Central Management, are leasing the property.
VISTA, CALIF. – The 240-unit Woodbend Shadowridge apartment complex in Vista has sold to Woodbend, LP, C/O R&V Management Corporation for $44.3 million. The 210,800-square-foot complex was built in 1988 and was renovated in 2008. Cushman & Wakefield’s team of Edward Rosen, John Chu and Alejandro Lombrozo represented the seller, Shadowridge Corporation, C/O LaSalle Investment Management.
COLORADO SPRINGS, COLO. – The Marketplace at Austin Bluffs, a 226,626-square-foot, grocery-anchored shopping center in Colorado Springs, has sold to AmCap Austin Bluffs LLC for $32,810,000. The property was redeveloped in 2007 and is anchored by King Soopers. Jon Hendrickson of Marcus & Millichap’s Denver office represented both the buyer and the seller, United Properties.
SEBASTAPOL, CALIF. — Lucent Capital has arranged a $23.5-million construction loan for The Barlow, a 216,000-square-foot, adaptive-reuse project in Sebastapol. The loan has an initial two-year term with an option to extend. Highway Partners, LLC plans to begin construction on The Barlow in December. The first phase includes the renovation of a 121,000-square-foot industrial park and farmer's cooperative. The second phase will include 95,000 square feet of new development. The project should be completed in summer 2012. It is 78 percent pre-leased and will be anchored by Kosta Browne Winery.
