ARLINGTON, VA. — The National Association of Chain Drug Stores (NACDS) has signed a 21,605-square-foot lease at the 108,000-square-foot 1776 Wilson Boulevard, located in Arlington. The company will relocate to the building, which is currently under construction, in October 2012. Skanska USA is developing the property, which is slated for completion in the summer of 2012. Richard Rome and Alexandra Hunihan of Studley's Washington, D.C., office represented the tenant in the lease transaction. KENDALLVILLE, IND. —Kautex Inc., a private company that specializes in gas tank manufacturing, has signed a lease renewal of 45,000 square feet of industrial space at 1201 W. Stonebreaker Dr. in Kendallville. Bill Cupp and Casey Cupp of CBRE, Sturges represented the landlord, Harbor Investments LLC, in the transaction. They also represented Kautex.
RICHFIELD, WIS. — Universal Metrics Inc. has purchased a 38,700-square-foot industrial facility, located at 3040 Helsan Dr. in Richfield, Wis. Universal Metrics, a Menomonee Falls, Wis.-based supplier of steel and stainless steel fabrications, will expand its capacity with the new building. Jim Young of Cassidy Turley Barry’s Milwaukee office represented Universal Metrics in the transaction. Anthony Huenerbein and Brian Parrish of The Dickman Co. represented the seller, TVT LLC in the transaction.
LONG ISLAND CITY, N.Y. — TF Cornerstone has closed on a $265 million construction loan to refinance a 40-story residential tower, located at 4545 Center Blvd. in Long Island City, N.Y. The 820-unit rental building is one of four new buildings at TF Cornerstone's waterfront development named East Coast. Construction of the latest tower, 4545 Center Blvd., has already begun. Completion is expected in 2013. The project will include 12,300 square feet of retail space and a 1,000-space parking garage. Wells Fargo, M&T Bank, Bank of America and Capital One provided the loan.
RYE, N.Y. — The Dorf Law Firm has signed a long-term lease for 15,832 square feet at 555 Theodore Fremd Ave. in Rye. The firm is expanding and relocating from its current location in Mamaroneck, N.Y. Christopher O' Callaghan of Cushman & Wakefield, Todd Albright of Princeton Realty Group and Mark Blandford of Diamond Properties represented Dorf in the transaction. New York and Boston-based Faros Properties represented the landlord.
MALDEN, MASS. — Commercial Street Venture has sold Plaza 188, a 71,462-square-foot, grocery-anchored center in Maiden for $15.5 million. David Ros, Trey Agnew, Doug Jacoby and Scott Dragos of NAI Hunneman's Boston office represented Commercial Street Venture in the transaction. They also procured the buyer, Plaza 188 Association.
ROCKAWAY, N.J. — Technology services provider Activu Corp. will relocate its headquarters from Denville, N.J. to the former Edy's Ice Cream distribution facility at 301 Roundhill Dr. in Rockaway. The company signed a 24,000-square-foot lease at the 50,000-square-foot flex facility. Ken Flynn of Jones Lang LaSalle represented Activu in the transaction. RICHARDSON — CBRE has arranged the sale of a five-building office portfolio in Richardson's Telecom Corridor totaling 728,792 square feet. The office buildings include Palisades I & II and Greenway Plaza I, II & III, which had a combined 50 percent occupancy. Gary Carr and Eric Mackey of CBRE's Dallas office and Russell Ingrum of the firm's Houston office arranged the sale on behalf of the seller, La Jolla, Calif.-based Equastone Value Funds II & III. The sale was managed by Kirk Cypel of Rouleur Realty Advisors. Dallas-based JP Partners Realty are the buyer.
PLANO — Atlanta-based T5 Data Centers is partnering with Dallas-based Lincoln Property Co. to build the 150,000-square-foot T5@Dallas, a data center located in Legacy In Plano, a master-planned business park, at 5741 Legacy Dr. in Plano. The companies will deliver the property in several phases, with Phase I expected to come on line in June 2012. Lincoln will market the property, where pre-leasing is currently under way.
