SUNNYVALE, CALIF. — Financial Engines has leased 80,995 square feet of office space at Moffett Towers in Sunnyvale. The firm, which provides investment management and advice to employees in retirement plans, will utilize this space for its headquarters starting in June 2012 after tenant improvements have been completed. It currently occupies 50,000 square feet at 1804 Embarcadero Road in Palo Alto. Financial Engines was represented by David Thede, Jack Troedson and Ben Stern of Cornish & Carey Commercial Newmark Knight Frank. Jay Paul Company’s Moffett Towers was represented by Phil Mahoney, also of Cornish & Carey, who handles the property’s leasing efforts.
MONTEREY, CALIF. – The new 20,000-square-foot student services center has opened at Monterey Peninsula College in Monterey. The adaptable building houses the college’s financial aid, developmental disabilities support, registration and academic offices, which were previously scattered throughout the campus. The sustainable student services center was designed by HGA Architects & Engineers and built by Swinerton Builders.
SUNNYVALE, CALIF. – A 30-unit West Sunnyvale apartment complex that is located at 1617 Queen Charlotte Drive has sold for $5,550,000. Jamie D’Alessandro and Brian Henry with Cassidy Turley’s Multi-Family Group represented both the buyer and the seller, who remained unnamed.
MIAMI BEACH, FLA. — Jones Lang LaSalle has arranged the $95 million sale of the 263-room Courtyard Miami Beach Oceanfront, a hotel located at 3925 Collins Ave. in Miami Beach. Gregory Rumpel of Jones Lang LaSalle Hotels' Miami office represented Beta Epsilon Cadillac, the seller, in the transaction. The buyer was Hersha Hospitality Trust.
GAINESVILLE, FLA. — KGNV Sales has purchased a 27,469-square-foot former Mercedes dealership on a 10-acre property, located in Gainesville, from Duval Motorcars of Gainesville for $2 million. Audley Harris, Jerry Kirkpatrick and John Oberg of Gainesville-based Coldwell Banker Commercial M.M. Parrish Realtors represented the seller in the transaction. Cleveland Farnell of Jacksonville, Fla.-based Rogers, Taylor & Co. represented the buyer.
TAMPA — A five-property REO multifamily portfolio, located in northeast Tampa, has been sold for $1.4 million. The properties, which total 106 units, include Bent Tree, Villa Seville, Towering Pines, Holly Court and Julie Court. Kevin Kelleher, Bob Goldfinger and Darron Kattan of Franklin Street Real Estate Services represented the seller, an unnamed lender who foreclosed on the properties in June of this year, in the transaction and procured the buyer, a local private investment group.
FAYETTEVILLE, N.C. — A 1-acre property, located in Fayetteville, has been sold for $1.31 million. The property contains a 4,000-square-foot building that is currently leased to Dental Works. Jordan Kaufman of Chicago-based Quantum Real Estate Advisors represented the seller, a Pinehurst, N.C.-based private developer, and Chris Hansen of Marcus & Millichap's Palo Alto, Calif., office represented the North Carolina-based private 1031 exchange buyer.
MANHATTAN, KAN. — HWC, a real estate development company, has opened the new Hilton Garden Inn Hotel & Conference Center in Manhattan, Kan., following two years of construction. The 135-room Hilton Garden Inn is connected to a 30,000-square-foot conference center. The project is part of Manhattan's South End redevelopment project, which will include the Flint Hills Discovery Center, scheduled to open in the spring of 2012. The hotel is managed by Kinseth Hospitality Corp.
MINNEAPOLIS — WNC & Associates has provided $8.3 million in financing to United Properties for the acquisition and renovation of the Ford Center in Minneapolis. Located at 429 N. Fifth St., the project is slated to deliver more than 270,000 square feet of office space. When complete, the building will serve as the national headquarters of HGA Architects and Olson Advertising. The firms will occupy a combined 215,000 square feet.
NOVI, MICH. — Healthcare Trust of America Inc., a real estate investment trust focused on medical office buildings, has executed an agreement to purchase a 203,000-square-foot, on-campus medical office building in Novi, Mich. for $51 million. The building is 98 percent occupied and is connected to Providence Park Hospital via a covered walkway.
