HARRISON, N.J. — Heller Urban Renewal, the redevelopment arm of Heller Industrial Parks, has started the demolition process to make way for Harrison Station, a 600-unit, mixed-use redevelopment project in Harrison. Designed by NK Architects, the project will include six mid-rise residential towers and 30,000 square feet of ground-floor retail space. The first phase of construction is expected to begin in 2013.

The property was purchased by a local family business. Jerry Houlihan of Houlihan-Parnes arranged the 10-year loan, which has a 30-year amortization schedule.
OLD WESTBURY, N.Y. —Stalco Construction has completed the $1.2 million construction of a 4,200-square-foot bursar office, waiting lobby and 2,600-square-foot financial aid office at the State University of New York's The College at Old Westbury campus in Old Westbury. Stalco served as general contractor and Kliment Halsband Architects designed the interiors.
SUMMIT, N.J. — Commercial Mortgage Capital has secured $10 million in financing for The Promenade, a three-story apartment and retail property in Summit. Mark Scott of Commercial Mortgage Capital's Livingston office arranged the 10-year loan for the borrower, Summit, N.J.-based Diversified Properties.
HARRISBURG, PA. — Marcus & Millichap Real Estate Investment Services has negotiated the sale of Presidential Halls, 120-unit apartment property in Harrisburg, for $3.4 million. Donald MacLaren, Andrew Townsend and Clarke Talone of Marcus & Millichap's Philadelphia office represented the seller. They also procured the buyer, a local partnership. The property was 20 percent vacant at the time of sale.
PLATTSBURGH, N.Y. — The State University of New York at Plattsburgh has broken ground on a new 43,400-square-foot business, economics and computer science building, designed by Gwathmey Siegel Kaufman + Associates Architects. The building, which will include computer labs, classrooms and conferencing facilities, is slated for completion in 2013.
HARLINGEN — Bass Pro Shops Outdoor World has opened a 150,000-square-foot store at Cameron Crossing, a retail development located at U.S. Highway 83 and Ohio in Harlingen. The Harlingen Economic Development Corp. owns the property and leased it to Bass Pro Shops. In addition to the new development, a new street and railroad crossing have been delivered. The railroad crossing is powered by solar panels, making it the first “green” railroad crossing in Texas.
AUSTIN — Chicago-based Waterton Residential has acquired the 288-unit Fox Hill Apartments, a Class A multifamily community located at 8800 Hwy. 290 W. in Austin. Waterton purchased the property through its $500 million investment fund, Waterton Residential Property Venture XI. The apartment community features a fitness center, clubhouse, swimming pool with a sundeck, business center, laundry facility, covered parking, detached garages, children's playground and dog park. Waterton was self-represented by Matt Masinter. HFF represented the seller, Houston-based Magill Development, which was also the original developer.
MCKINNEY — Binswanger has brokered the sale of a 70,200-square-foot manufacturing facility, located at 1720 Bray Central Dr. in McKinney. The property features a 1,000-square-foot office, air-conditioned tech rooms and 22-foot ceiling heights. Holmes Davis and Alexis Lambeth of Binswanger's Dallas office represented the buyer, Segars McKinney, in the transaction. Eric Deuillet and Bob Kent of Dallas-based Structure Commercial represented the seller, JPMorgan Chase.
MCALLEN — LNR Partners has sold a 24,708-square-foot office building, located in the Executive Business Center at 801 E. Fern Ave. in McAllen. Rob Chandler of Houston-based Moody Rambin Investment Services represented the seller in the transaction.
