LOS ANGELES — Coldwell Banker Commercial WESTMAC has completed a sale-leaseback at a Downtown Los Angeles office building located at 2417 Beverly Blvd. The 10,720-square-foot building was sold to a local investor and owner/user janitorial company from a national magazine publisher for $1,750,000. The janitorial company plans to occupy half of the property, while the seller will lease back the remaining portion for three years. The buyer, Sun Kee Hong, was represented by Brian Rhie of AB Real Estate. The seller, 2401 Beverly LLC, was represented by Michael Rojas, William Althouse and T.C. Macker of Coldwell Banker Commercial WESTMAC.

MIRAMAR, FLA. — Atlanta-based IDI has started construction on the 264,074-square-foot Miramar Centre Business Park Building A, located at 15701 SW 29th St. in Miramar. The speculative distribution center and warehousing facility will be built to LEED Silver certifications standards. The 70-acre Miramar Center business park is projected to have 10 buildings totaling more than 1 million square feet. Currently, there are seven buildings totaling 600,000 square feet on the site. Completion for Building A is slated for July 2012.
FLORIDA — Marcus & Millichap has arranged the $70.9 million sale of a 2,253-unit multifamily portfolio with nine properties in Florida and two properties in Texas. In Florida, three properties are in Tampa. Additionally, Orlando, Fern Park, Bradenton and Brandon, Fla., each contain one property. In Texas, both properties are located in Pasadena, a suburb of Houston. Jeffrey Meyer of Marcus & Millichap's Tampa office represented the seller, a Tampa Bay-based private investor, in the transaction. Sean Shahar A. Ziv of Marcus & Millichap's San Diego office represented the buyer, a California-based investment firm.
NEW PORT RICHEY, FLA. — The 14,000-square-foot Streetside Little Road Shopping Center, located at 8344-8406 Little Rd. in New Port Richey, has sold for $3.2 million. The center is fully leased. Elliott Ross of Clearwater, Fla.-based The Ross Realty Group represented Atlantic Emerald Trust Jeannie Bensom Law Trustee, the buyer, in the transaction. Heidi Tuttle of Trinity, Fla.-based Commercial Asset Partners Realty represented Streetside Tampa, the seller.
GREENVILLE, S.C. — NAI Earle Furman has brokered the $2.99 million sale of a 63,600-square-foot industrial property, located at 1290 Ridge Rd. in Greenville. Earle Furman, Jon Good and Alexi Papapieris of NAI Earle Furman's Greenville office represented the undisclosed seller in the transaction. The buyer was Image Investments.
SUFFOLK, VA. — Cushman & Wakefield/Thalhimer has arranged the $1.9 million sale of the 50,000-square-foot former Georgia-Pacific Mill facility, located at 272 Benton Rd. in Suffolk. Bobby Phillips of Cushman & Wakefield/Thalhimer's Newport News, Va., office represented Koch RP Holdings I, the seller, in the transaction. The buyer was The City of Suffolk.
LISLE, ILL. — Leopardo Co. Inc. is building a three-story, 95,000 square foot medical office building for DuPage Medical Group in Lisle. Located at 430 Warrenville Rd., the facility will house a cancer center for DuPage Medical Group and Rush University Medical Center, part of a recently announced partnership to bring university-level cancer care to the western suburbs. The building is slated for completion in December 2012.
ROCHESTER, MINN. —The Rochester Marriott Clinic Area, located at 101 First Ave. SW in Rochester, has completed a comprehensive hotel renovation for an undisclosed amount. Weis Builders undertook the construction, which included a renovated lobby, a new concierge level lounge and redesigned rooms.
MISSOURI — American Realty Capital Properties Inc. has acquired a portfolio of 20 freestanding, single-story buildings leased to discount retailer Dollar General for $10 million. Fifteen of the Dollar General stores are located in Missouri, three are in Arkansas, and one store is in Oklahoma and Illinois. The stores total approximately 177,000 square feet.
CHICAGO — Cushman & Wakefield Sonnenblick Goldman's Atlanta office has arranged $25.7 million of acquisition debt financing on behalf of a partnership between AREA Property Partners and DW Management Co. The partnership purchased two industrial assets totaling more than 1 million square feet, including a building at 1075 Taylor Rd. in Chicago. The second building was located in Charlotte, N.C. The 5-year loan was provided by a domestic bank.
