DALLAS — Venture Commercial, a Dallas-based retail brokerage service, has arranged leases for three Northern Tool + Equipment locations in the Midwest. The leases, which range between 15,000 and 16,000 square feet, are located at 4661 Associated Ct. in Appleton, Wis.; Oak Park Commons in Lenexa, Kan.; and 2601 South Louise Ave. in Sioux Falls S.D. Clay Mote of Venture Commercial and a partner of X Team International represented the retailer in Sioux Falls and the landlord, HOM Furniture, was self-represented. In Lenexa, Mote and Tom O' Leary of Lane4 Property Group represented the retailer, while the landlord was represented by David Bayer of KC Commercial. Mote also represented the retailer in the Appleton deal, while the landlord was represented by Nick Tice and Thomas Hagedorn of Commercial Property Associates. Northern Tool + Equipment also signed additional leases in Oklahoma and Florida. The retailer signed 10-year leases in all locations.

PHILADELPHIA — Red Capital Group LLC, a multifamily finance firm, has closed a $20 million bridge loan on the recently redeveloped Commonwealth, a 15-story apartment building in Philadelphia. The 98-unit building also has ground floor retail space. The project is owned by a partnership of three Philadelphia-based entities: SSH Real Estate, Silverang Hallowell Development Co. and 806 Capital. The loan has a 12-month term and an option for two extensions.

MANHATTAN — MetLife Inc., through its real estate investments department, has provided a $350 million fixed-rate mortgage for an office condominium at the Bertelsmann Building, located at 1540 Broadway in Manhattan. The Bertelsmann Building is a 44-story office building and tenants include Viacom, Shaw Pittman LLP and Yahoo! The borrower is a joint venture between affiliates of Edge Fund Advisors and HSBC Alternative Investments.

NORTH ATTLEBORO, MASS. —The new Nissan Village car dealership in North Attleboro, Mass. will open Nov. 7. The 33,000-square-foot, two-story building includes a showroom, sales offices and a service department with 19 service bays. The dealership building was designed by Brockton, Mass.-based BKA Architects and Rumford, R.I.-based New England Construction was the general contractor for the project.

MANHATTAN — Jones Lang LaSalle has completed the $13.5 million sale of Peck Slip Station in Manhattan. The property consists of a 17,789-square-foot parcel of land with a 70,800-square-foot building. Paul Mas and Darin Early of Jones Lang LaSalle represented the seller, the U.S. Postal Service. Howard Kesseler and Jennifer Schwartzman of Newark Knight Frank represented the buyer, the New York City School Construction Authority. The property is slated to become the site of a new primary public school.

HOUSTON AND OKLAHOMA CITY — Chicago-based Harrison Street Real Estate Capital has acquired an eight-property senior housing portfolio, with properties in Texas and Oklahoma, from E-Quest Management for $125 million in an off-market transaction. Harrison Street's partners, Houston-based Bridgewood Property Co., will manage the portfolio, which includes Village on the Park – Houston; Village on the Park – Friendswood; Village on the Park – Oklahoma City; Carriage Inn – Conroe; Carriage Inn – Bryan; Carriage Inn – Lake Jackson; Carriage Inn – Huntsville and Carriage Inn – Katy.

HOUSTON — Los Angeles-based Pacific Retail Capital Partners has committed $24 million for the redevelopment of its 1.07 million-square-foot West Oaks Mall, located at 1000 West Oaks Mall in Houston. The redevelopment includes a new grand entrance, lighting and furniture upgrades, a new pedestrian plaza, the addition of a 14-screen Edwards Theatre and several new restaurants. The redevelopment is slated for a fall 2012 completion.

DEL RIO — McShane Construction has commenced construction on the 48-unit Las Brisas Manor Senior, an independent living facility, on behalf of the developer, The Paces Foundation. The 60,229-square-foot property will feature a brick exterior and individual porches and balconies. Martin Riley Associates – Architects is designing the facility to achieve Green Built Texas designation. Funding for the project came from the Texas Department of Housing and Community Affairs through its HOME Investment Partnerships Program. The facility is slated for a June 2012 completion.
