MARLBOROUGH, MASS. — Doble Engineering has signed an 11,222-square-foot office lease at 325 Donald Lynch Blvd. in Marlborough, Mass. Tim Latham and Kevin Malloy of Lincoln Property Co.'s Boston office represented the tenant in the transaction. Rick Putprush, Victor Galvani and Matt Morgan of Parsons Commercial Group represented the landlord, Marlborough-based Ferris Development.

HOUSTON AND MCKINNEY — The board of directors at St. Louis, Mo.-based Emerson has approved the investment of approximately $55 million for two construction projects in Houston and McKinney. Emerson will invest $30 million to build a 205,000-square-foot engineering and manufacturing headquarters in Houston for the Emerson Process Management's valve automation business. Construction is slated to begin in early 2012. Emerson will also invest approximately $25 million to build a three-story, 132,000-square-foot headquarters for the Emerson Process Management's regulator technologies business in McKinney. Construction is expected to begin in early 2012 and be delivered in late 2013.

FULLERTON, CALIF. – Johnson Capital has arranged a $6-million loan secured by Harbor Medical, a 30,786-square-foot medical office building in Fullerton. The debt was provided by a local bank. The non-recourse loan features a fixed rate of less than 5 percent for seven years. There are no pre-payment penalties. The loan was arranged by Greg Richardson, managing director, and Scott Watson, vice president of Johnson Capital’s Irvine, Calif., office.

RANCHO CUCAMONGA, CALIF. — Milliken Point at Empire Lakes, a one-story, 25,939-square-foot office building in Rancho Cucamonga, has sold for $4.3 million. The buyer was represented by Eileen Schuler and Suzanne Schuler of Schuler Commercial Real Estate. The seller, The Lindsay Group, was represented by Ed Hernandez, Kyle Kehner and Jeffrey Cole of Cushman & Wakefield’s Capital Markets Group.

OXNARD, CALIF. — Solar Surgical Center, LLC has leased 5,281 square feet of ground-floor office space at Solar Drive Business Park in Oxnard. The value and terms of the lease were not disclosed. Steve Doll and Bill Kiefer with NAI Capital’s Ventura County office represented both Solar Surgical and the building owner, Hines, in this transaction.

CHARLOTTE, N.C. — Gastonia, N.C.-based Triangle Real Estate has purchased a three-property, 610-unit multifamily portfolio, located in Charlotte, from Houston-based Juniper Investment Group for an undisclosed price. The portfolio includes the 162-unit Vista Del Lago; the 220-unit Pinetree; and the 228-unit Misty Woods. Southeast Apartment Partners' Carolinas Group, led by Jordan McCarley of the firm's Charlotte office, represented both parties in the transaction.
