TOMS RIVER, N.J. — HFF has arranged $17.4 million in acquisition financing for Commons at Hooper, a community shopping center located at 1350 Hooper Ave. in Toms River. A partnership between Unison Realty Partners and ALTO Real Estate Fund is the borrower. OceanFirst Bank provided the five-year, fixed-rate loan, as well as a $3.4 million construction line that will be used for capital and tenant improvements as well as leasing commissions. Constructed in 1987, the 120,349-square-foot center is 86 percent leased by 21 tenants, including Michaels, DSW, Dollar Tree, Mattress Firm, Dress Barn, The UPS Store, Avenue, Sally Beauty, Jersey Mike’s Subs and Citi Financial. The borrower plans to lease the remaining available space, extend tenants with pending maturities early and invest in capital improvements. The improvements will include a new roof, resurfaced parking lot, new pylon signage and façade upgrade. Additionally, the partnership may construct a 2,500-square-foot pad site at the center. Michael Klein and Greg Labine of HFF arranged the financing for the borrower.

12-S-Black-Horse-Pike-Bellmawr-NJ

BELLMAWR, N.J. — CBRE has facilitated the sale of a newly constructed retail property located at 12 S. Black Horse Pike in Bellmawr. Hammonton 1 LLC acquired the property from Mark Bellmawr LLC for $6.5 million. Royal Farms occupies the property, which is slated to open this month. The location is the first New Jersey location for the Baltimore-based convenience and gas store company. Matthew Gorman and Michael Shover of CBRE represented the seller, while Stephen Schrenk, also of CBRE, procured the buyer in the 1031 exchange transaction.

AUSTIN, TEXAS — Floor & Decor will open a 77,958-square-foot store and design center within Shops at Tech Ridge, a 504,153-square-foot retail center located at the intersection of Interstate 35 South and Parmer Lane in Austin. About 40 employees will work in the store, the grand opening of which is scheduled for Thursday, Nov. 9. Floor & Decor is an Atlanta-based provider of hard-surface flooring supplies.

MONTGOMERY, TEXAS — Retail brokerage firm Baker Katz has secured a 7,300-square-foot retail lease at the corner of State Highway 105 and Lone Star Parkway in Montgomery on behalf of Pet Supplies Plus. Lunden McGill of Baker Katz represented the tenant in the lease negotiations. Scott Gardner of Streetwise Retail Advisors represented the landlord, Gulf Coast Commercial LLC. The store is scheduled to open in early 2018.

CALABASH, N.C. — Cleeman Realty Group (CRG) has arranged the $5.2 million sale of Carolina Commons, a 50,400-square-foot, Food Lion-anchored retail center in Calabash, located 28 miles northeast of Myrtle Beach, S.C. Jacob Baruch, David Kaufman and Michael Cleeman of CRG represented the undisclosed buyer and the seller, a group of TIC investors. Carolina Commons was 93 percent leased at the time of sale.

NEW YORK CITY — Rosewood Realty Group has arranged the sale of a retail building located at 34-39 31st St. in the South Astoria section of Queens. JAVSE Realty Corp. sold the building to a private investor for $7.5 million. Built in 1956, the property features 16,000 square feet of retail space. Jack Zalta of Rosewood Realty represented the seller, while Jacob Setton, also of Rosewood Realty, represented the buyer in the deal.

MURRIETA, CALIF. — HFF has arranged the $56.6 million sale of Murrieta Town Center, a 334,939-square-foot shopping center in the Southern California town of Murrieta. Bryan Ley, Gleb Lvovich and Justin Kundrak of HFF arranged the transaction on behalf of the seller, Jade Enterprises. An affiliate of U.S. Realty Partners acquired the asset. Murrieta Town Center was 81 percent occupied at the time of sale by Burlington, Rite Aid, Ross Dress for Less, Marshalls, Famous Footwear, Dollar Tree and Sizzler.

BEVERLY HILLS, CALIF. — Charles Dunn Co. Has arranged the sale of a retail property located at 207-209 S. Robertson Blvd. In Beverly Hills. Pagani of Beverly Hills acquired the property from a Los Angeles-based limited liability company for $3.9 million. The buyer plans to renovate the 3,727-square-foot property and use it to showcase and sell its high-end supercars. Justin Mendelson and Joshua Berger of Charles Dunn Co. represented the buyer and advised the seller in the deal.

TUSTIN, CALIF. — Lee & Associates has brokered the sale of a retail building located at 535 E. Main St. within the Newport & Main Center in Tustin. Torrance, Calif.-based Rehka Bajaria & Farrand Investments sold the building to Tustin-based Ayala Capital Group for $2.5 million. The building features 4,748 square feet of space. Randy Dalby of Lee & Associates – North San Diego County and Tom Gioia of Lee Irvine represented the seller, while Silverpoint Advisors represented the buyer in the transaction.

FORT WORTH, TEXAS — Hillwood has broken ground on Parkside at Alliance Town Center, a 3.5-acre dining and entertainment destination that will be located within the 900-acre AllianceTexas development in Fort Worth. Upon completion, the property will feature a live music stage and space for outdoor games. Two restaurants, Grub Burger Park and Shell Shack, have already committed to operating within the site, with more to come. Construction for the Grub Burger Park and Shell Shack locations is expected to be complete by summer 2018.
