HOUSTON — EDGE Capital Markets has arranged the sale of Briar Forest Plaza, a retail property located at 13346 Briar Forest Drive in Houston. At the time of sale, the 11,981-square-foot property was fully leased. Josh Jacobs and Burdette Huffman of EDGE Capital Markets represented the undisclosed seller, while Mark Kalil of Mark Kalil & Associates represented the undisclosed buyer in the deal. The acquisition price was not released.

ZANESVILLE, OHIO — Time Equities Inc. (TEI) has acquired Colony Square Mall in Zanesville, 50 miles east of Columbus, for $31.5 million. The 425,430-square-foot shopping mall is located at 3575 Maple Ave. Tenants include TJ Maxx, Shoe Carnival, Planet Fitness, JC Penney and more. TEI’s Ami Ziff, Jonathan Kim and Adam Levitt represented the company in the acquisition. Margaret Caldwell and Eric Spencer of Jones Lang LaSalle represented the seller, Rouse Properties. Urban Retail Properties LLC will oversee the management, marketing and leasing operations on behalf of TEI.

CARMEL, IND. — Veritas Realty has negotiated leases for Planet Fitness and Homenclature at Merchant’s Square in Carmel, a suburb of Indianapolis. The shopping center is located at 2192 E. 116th St. Planet Fitness leased 16,860 square feet and Homenclature leased 8,181 square feet. Seth Biggerstaff and Amy Winchell of Veritas Realty represented the landlord, Ramco-Gershenson Properties LLC. Bart Jackson of Lee & Associates represented Planet Fitness, while Jeff Hubley of Midland Atlantic represented Homenclature. Planet Fitness is a franchise of fitness centers based in Newington, N.H. Homenclature offers both new and used furnishings for homes in offices. The company is headquartered in Valparaiso, Ind.

TAMPA, FLA. — Tampa-based Plaza Advisors has brokered the $51 million sale of three Publix-anchored shopping centers totaling nearly 300,000 square feet in Florida and Alabama. The assets include Magnolia Plaza in Panama City Beach, Fla.; Palmer Ranch in Sarasota, Fla.; and Magnolia Place in Daphne, a suburb of Mobile, Ala. The shopping centers had an average occupancy rate of 98 percent at the time of sale. Jim Michalak and Mike Cvetetic of Plaza Advisors were the sole brokers involved and represented the seller, which developed all three shopping centers. The buyer was undisclosed.

ROYSTON, GA. AND SUMMERVILLE, S.C. — Wheeler Real Estate Investment Trust Inc. (Wheeler REIT) has acquired two BI-LO-anchored shopping centers located in Georgia and South Carolina for a combined $11 million. The acquisitions include Tri-County Plaza, a 67,577-square-foot shopping center located in Royston, Ga.; and Sangaree Plaza, a 66,948-square-foot shopping center located in Summerville, S.C. BI-LO recently executed lease extensions at both locations. Tenants at Tri-County Plaza include Maxway, Shoe Show and Snap Fitness. Tenants at Sangaree Plaza include H&R Block and Check Into Cash. Kyle Stonis and Pierce Mayson of SRS Real Estate Partners represented Wheeler REIT in the transaction.

MAR VISTA AND BEVERLY HILLS, CALIF. — Newmark Realty Capital has arranged two separate refinancing loans for a Beverly Hills-based developer for two retail properties in Mar Vista and Beverly Hills totaling $21.9 million. George Mitsanas and Doug Tisdale of Newmark secured an $8.6 million loan for a 38,665-square-foot Whole Foods Market in Mar Vista and a $13.3 million loan for a 25,496-square-foot, four-building retail portfolio in Beverly Hills. The 15-year loans, which feature 30-year amortization schedules, were placed with one of Newmark’s correspondent life insurance company lenders.

LAKE ELSINORE, CALIF. — Civic Partners has received approval for the development of Artisan Alley at The Diamond in Lake Elsinore. Situated on 11 acres, the development will feature 95,000 square feet of retail and restaurant space and a 130-room hotel on the corner of Diamond Drive and Malaga Road. Designed by KTGY Architecture + Planning, the property will be built in two phases with the first phase including a 7,000-square-foot restaurant building, 21,500 square feet of brewery space, 11,200 square feet of retail and a 6,700-square-foot pad building for a restaurant or retail space. Artisan Alley will feature a variety of craft breweries, as well as complementary non-traditional food offerings and retailers. Groundbreaking is slated to begin early this year, with completion scheduled for 2018.

LONG BEACH, CALIF. — Seattle-based Nordstrom Inc. plans to relocate its Nordstrom Rack store in Lakewood Center to Long Beach Exchange in Long Beach. The 28,000-square-foot store is scheduled to open in spring 2018. Burnham Ward Properties LLC, an affiliate of Burnham USA Equities Inc., owns the property, which is occupied by Whole Foods 365 and a variety of dining and fitness offerings.

GULF BREEZE, FLA. — IRC Retail Centers and joint venture partner MAB American Retail Partners LLC have purchased 16 acres along U.S. Highway 98 in the Pensacola suburb of Gulf Breeze for the development of a Publix-anchored shopping center. The 66,000-square-foot property, known as Tiger Point Pavilion, will feature a 45,600-square-foot Publix grocery store, 1,400-square-foot Publix Liquors store, additional inline retailers and three freestanding pad buildings on the site. The development will be situated adjacent to a Lowe’s Home Improvement store and a Walmart Supercenter. The IRC-MAB joint venture has developed other Publix stores in the Southeast, including Shoppes at Rainbow Landing in Rainbow City, Ala., Weaverville Plaza in Weaverville, N.C.; and Midtown Mobile in Mobile, Ala. Construction of Tiger Point Pavilion is expected to kick off in the next few weeks and wrap up in the first quarter of 2018.

SALEM, IND. — Rafinia Property Group has acquired Riverside Shops of Salem in southern Indiana for $3 million. The shopping center is located at 403-405 S. Main St. in Salem. Built in 2008, the center is currently 96 percent occupied and is anchored by Dollar Tree and Goody’s. Indiana-based Equity Investment Group was the seller. Steve Anevski of Marcus & Millichap represented both the buyer and seller in the transaction.
