ORLANDO, FLA. — Auction.com LLC has arranged the $21.2 million sale of Vista Centre Shoppes, a 98,411-square-foot retail center located at 8462 Palm Parkway in Orlando. The center is situated on a 13.9-acre site located down the street from Disney World. Built in 1989, the shopping center was 89.4 percent leased at the time of sale. A private buyer based in South Florida purchased the property from the Atlanta-based seller. Philip Kates, Adam Sklaver and Dean Lewis of Auction.com worked with Brad Peterson and Whitaker Leonhardt of HFF’s Orlando office to sell the property. Michael Lapointe and Adam Greenberg of Newmark Grubb Knight Frank represented the buyer.

Walmart Knoxville

KNOXVILLE, TENN. — Matthews Retail Advisors has brokered the sale of a newly constructed, 119,378-square-foot Walmart in Knoxville. The trophy asset is located across the street from the University of Tennessee campus. The seller, CHM LLC, sold the asset for an undisclosed price in an off-market transaction. Aron Cline of Matthews Retail Advisors sourced the buyer and represented CHM in the transaction.

University Center Jacksonville

JACKSONVILLE, FLA. — KeyBank Real Estate Capital has secured an $11 million non-recourse, CMBS loan for University Center in Jacksonville. The 102,885-square-foot shopping center is fully leased to tenants such as LA Fitness, T.J. Maxx, Beall’s and Dollar Tree. Publix shadow anchors the center. Randy Martin of KeyBank secured the loan on behalf of the borrower.

ROCKFORD, ILL. — KeyBank Real Estate Capital has secured a $9 million CMBS loan for a retail property in Rockford in northern Illinois. Rockford Crossing is 118,650 square feet and is shadow anchored by Target and ULTA Beauty. The center is currently 97 percent leased. Randy Martin of KeyBank secured the loan from a CMBS lender. The borrower in the transaction was undisclosed.

PLAINFIELD, ILL. — CBRE has brokered the sale of a 16,625-square-foot retail center in Plainfield, approximately 37 miles southwest of Chicago, for an undisclosed price. Old Second National Bank sold Founders Plaza to COROC Management Group LLC. Located at 24000 W. Dayfield Drive, Founders Plaza was 32 percent occupied at the time of sale. COROC Management Group plans to occupy 10,000 square feet for the operation of a day-care center starting in 2016. Nicholas Peters of CBRE represented Old Second National Bank in the transaction.

HANOVER, PA — Colliers International’s Harrisburg, Pa., office has brokered the sale of Centennial Commons Shopping Center in Hanover. Located at 3744-80 Centennial Road, the 48,220-square-foot property sold for $4.4 million. The property is occupied by Food Lion, Dollar General and Subway. William Aiello, George Lulos and Larry Kostelac of Colliers represented the seller, Conewago Contractors Inc., in the transaction. The buyer was Becrett LLC.

Dawson Crossroads Dawsonville Publix

DAWSONVILLE, GA. — Publix has signed a 45,600-square-foot lease at Dawson Crossroads, a new 98,400-square-foot shopping center under construction at 4130 Dawson Forest Road in Dawsonville. The grocery-anchored shopping center is set to open in the fall of 2016 at the southeast corner of GA 400 and Dawson Forest Road. Halpern Enterprises is the developer of the project, which will also house Brooklyn Joe’s Pizzeria, Lee Nails, Great Clips, Totally Running, Top Cleaners and Chili’s.

LITCHFIELD PARK, ARIZ. — Cushman & Wakefield has arranged the $14.5 million sale of Camelback Crossing, a 94,156-square-foot, Bashas’-anchored shopping center in the Phoenix suburb of Litchfield Park. Ryan Schubert and Michael Hackett of Cushman & Wakefield represented the seller, Nevada Holding Co. L.P., in the transaction. Madison Plaza 1 LLC, an entity formed by a California investor, purchased the 93.3 percent occupied center.

IRVING, TEXAS — Marcus & Millichap has arranged the sale of Shops at Regent Cross, a 27,611-square-foot retail property located in Irving. Philip Levy of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a developer. Ronnie Issenberg and Gabriel Britti of the firm’s Miami office secured the buyer, a private investor. Shops at Regent Cross is located at 3601 Regent Blvd. in Irving. The property is a 27,611-square foot, multi-tenant retail center that is 100 percent occupied. Tenants include Zushi Wok and Grill, BurgDawgs, Cavalli Pizza, Anytime Fitness, Salsa’s Mexican Grill, Indian Café, Scott R. Alexander DDS, Burrito Jimmy, Paragon Cleaners, Advantage HR, Saladworks, AT Donuts and Subway. The building was constructed in 2007 and sits on 3.9 acres. The property is located off of LBJ Freeway (I-635) on Regent Boulevard at its intersection with Belt Line Road.

NEW YORK CITY — Eastern Consolidated has arranged the sale of a five-story, mixed-use property located at 61 Sullivan St. in SoHo. The Estate of Leo Rabkin sold the building for $8 million, or $1,470 per square foot, to a private investor experienced in townhouse conversions. The property consists of 5,474 square feet above grade; four floor-through, free-market residential rental apartments; ground-floor retail space; a 500-square-foot private garden; and 3,000 square feet of unused development rights. R. Stuart Gross, Peter Carillo and Jonathan Schwartz of Eastern Consolidated represented the seller, while Azita Aghravi, also of Eastern Consolidated, represented the buyer in the transaction. Chris Matousek of Eastern Consolidated served as analyst on the deal.
