FRISCO AND SAN ANGELO, TEXAS — In two separate transactions, real estate capital advisory firm Quantum Capital has arranged $22.2 million in long-term, non-recourse debt to refinance regional shopping centers in Frisco and San Angelo. In the larger of the two deals, Quantum secured a $12.9 million non-recourse permanent loan on behalf of the borrower, a Los Angeles-based investor operating as TRT-QL Frisco. The loan will replace the maturing debt on Frisco Plaza, a 62,500-square-foot retail center located at Preston Road and Highway 21. The shopping center is located across the street from General Growth Properties’ 1.6 million-square-foot Stonebriar Centre, the primary retail destination in Frisco. Quantum also secured a $9.2 million permanent loan for another Los Angeles-based investor operating as Rancho Sunset Plaza LP to refinance Sunset Plaza in the west Texas city of San Angelo. The property is a 90,000-square-foot regional power center located on Sunset Drive at Highway 67 and Loop 306. Sunset Plaza is anchored by Target, Bed Bath and Beyond, Petco and Ross Dress for Less. HUMBLE, TEXAS — Colliers International has negotiated the sale of a 0.7-acre tract of vacant land for the development of a Waffle House restaurant. Construction is expected to start by the fourth quarter of 2016. The property is located at the northwest corner of Will Clayton Parkway and Vine Forest Drive in Humble. Tom Condon Jr. of Colliers International’s office in The Woodlands represented the seller, Patricia Al-Attas Barrett & Bamardouf, Babidan, Al-Attas Joint Venture. ALBERT LEA, MINN. — Timber Development has broken ground on a $3 million retail center in Albert Lea, approximately 64 miles southwest of Rochester. The 25,000-square-foot project is 90 percent pre-leased to tenants including Maurices, Shoe Sensation, AT&T and Sally Beauty Supply. The development, situated on a three-acre site, is also adjacent to a Walmart Supercenter. PNC Bank financed the development, which is scheduled for completion this fall.

PASADENA, TEXAS — Marcus & Millichap has arranged the sale of Parkview East Shopping Center, a 39,186-square-foot retail property located in Pasadena. Jerry Goldstein of Marcus & Millichap’s Houston office marketed the property on behalf of the seller, a limited liability company. Parkview East is just north of Bayshore Hospital and has a tenant lineup including Jason’s Deli, Humana, Shipley’s Donuts and Ryan’s Cleaners. The property is 100 percent leased and located at 3901 Spencer Highway. The buyer purchased it utilizing a 1031 tax-deferred exchange.

CEDAR PARK, TEXAS — Trulan Property Advisors has brokered the sale of a Logan’s Roadhouse ground lease at 1345 E. Whitestone Blvd. in the Austin suburb of Cedar Park. The location is part of 1890 Ranch, an 875,000-square-foot regional shopping center. Logan’s Roadhouse is an outparcel to Super Target. Other co-tenants in the development include Academy Sports + Outdoors, Cinemark, Gold’s Gym and Ross Dress for Less. The building is situated on 1.1 acres. Jason Middlebrook of Trulan Property Advisors represented the out-of-state seller in the transaction. David Browne with Midtown Realty Group represented the buyer, a Texas-based investor.

Northlake Mall Atlanta

ATLANTA — WP Glimcher, a publicly traded retail REIT based in Columbus, Ohio, has sold Northlake Mall, a nearly 1 million-square-foot regional mall located at 4800 Briarcliff Road N.E. in Atlanta. The REIT sold the mall and Forest Mall in Fond Du Lac, Wisc., for a combined $30 million. The buyers were undisclosed private real estate investors. Built in 1971 and formerly owned by Simon Property Group, Northlake Mall’s tenant roster includes Kohl’s, Macy’s, JC Penney and Sears. WP Glimcher received approximately $10 million in cash at closing for the two malls and provided $20 million in short-term seller financing.

GILBERT, ARIZ. — LGE Design Build has broken ground on Dierks Bentley’s Whiskey Row, an 8,000-square-foot restaurant located in Gilbert. The property will feature a 10,000-square-foot patio, a large dance floor for country line dancing and an outdoor area for games including corn hole and Ping-Pong. The restaurant, set for completion in late 2016, will be constructed with reclaimed wood, steel, high ceilings and natural lighting.

YONKERS, N.Y. — QIC has extended its existing joint venture relationship with Forest City Realty Trust through the acquisition of a 51 percent stake in Westchester’s Ridge Hill shopping center in Yonkers. The 1.3 million-square-foot open-air shopping center is anchored by Lord & Taylor, Whole Foods Market, Legoland Discovery Center, The Cheesecake Factory, Dick’s Sporting Goods, REI, Showcase Cinema and approximately 70 specialty stores. This agreement with Forest City brings the total number of assets acquired by QIC on behalf of clients to 11.

WESTPORT, CONN. — Vidal Wettenstein has brokered the sale of a retail/restaurant building located at 1849 Post Road East in Westport. Fin-Max Realty acquired the property for $3.9 million. The 6,237-square-foot property is occupied by Shake Shack. Robert Lewis of Vidal Wettenstein was the sole broker in the deal.

LAS COLINAS, TEXAS — Skanska has signed a $94 million contract with the ARK Group of Charlotte, N.C., to build the Irving Music Factory in Las Colinas. Skanska will convert the existing 16.8-acre greenfield site into an entertainment destination. The new project will include an 8,000-seating capacity indoor/outdoor concert hall called the Pavilion operated by Live Nation. The venue includes seven buildings offering more than 250,000 square feet of entertainment, retail and restaurant space and an eight-screen Alamo Drafthouse Cinema. Additionally, there will be a four-story, 100,000-square-foot office tower sitting atop a six-level, 1,200-space parking garage. The project also features a 50,000-square-foot plaza and four outdoors stages. The venue is designed to host a variety of events, including music performances, fashion shows, farmers markets and food festivals throughout the year. Gensler is the architect for the project. Construction for the venue is expected to commence this month and is slated for completion in June 2017.
