OAK LAWN, ILL. — Transwestern has brokered the sale of Stony Creek Promenade, which is located at 4800 W 111th St. in Oak Lawn. MEPT purchased the 105,000-square-foot retail center from the developer, Hamilton Partners, for an undisclosed amount. Janice Sellis and Paul Barile of Transwestern represented the developer in the transaction.

HOOVER, ALA. — American Realty Capital – Retail Centers of America I & II, a non-traded retail REIT, and Lincoln Property Co. Southeast have acquired the 512,871-square-foot Patton Creek in Hoover for $83.5 million. Patton Creek comprises 65.7 acres of open-air retail space occupied by tenants such as Dick’s Sporting Goods, Rave Motion Pictures, Ross Dress for Less, Cost Plus World Market, DSW, Barnes & Noble, buybuyBABY and Christmas Tree Shops. Patton Creek was approximately 95 percent leased at the time of sale. The seller was Patton Creek Holdings LLC.
GULF SHORES, ALA. — Langley Properties Co. has sold Pelican Place at Craft Farms, a 229,911-square-foot shopping center located at 3800 Gulf Shores Parkway in Gulf Shores. Atlanta-based RCG Ventures purchased the asset from Langley Properties for $18.5 million. The shopping center’s tenant roster includes Bed Bath & Beyond, Cobb Theatres and Books-A-Million. Target and Publix shadow-anchor the center. Fred Victor of Transwestern represented the seller in the transaction. Scott Tarbet represented the buyer internally.
LOUISVILLE, KY. — TRIO Commercial Property Group has arranged a long-term ground lease with Kroger for a new 123,000-square-foot Kroger Marketplace in Louisville. The new store is set to open before Thanksgiving 2016 at 4915 Dixie Highway. Justin Baker of TRIO represented Kroger in the lease transaction. The landlord, Louisville-based Dixie Associates, was self-represented.
YORK, PA. — Marcus & Millichap has brokered the sale of Stonybrooke Shopping Center, a retail center located in York. The 63,955-square-foot shopping center sold for $3.6 million, approximately 97 percent of asking price. Situated on 10.4 acres at 3609 E. Market St., the center is occupied by Food Lion, Avis Rent-A-Car, local restaurants and Monro Muffler and Brake. The Food Lion recently underwent a $2 million renovation. Christopher Burnham, Derrick Dougherty and Dean Zang of Marcus & Millichap represented the seller, a group of Baltimore-based investors. The name of the buyer was not released.
ROCHESTER, MICH. — Bernard Financial Group has arranged a $3.4 million life company loan for M150 LLC for a retail property located at 3175 S. Rochester Road, a 15,400 square-foot property in Rochester. Dave Dismondy originated the loan, and the lender, Genworth Financial, is an exclusive correspondent of Bernard Financial Group, which will be partially servicing the loan.
CORONA DEL MAR, CALIF. — Corona Del Mar-based Hanley Investment Group has arranged the sale of two retail centers totaling nearly 250,000 square feet for $13 million. Properties included Blaine International, a 130,448-square-foot grocery-anchored shopping center located in Blaine, Washington; and Cedar South Shopping Center, a 118,319-square-foot shopping center located in Cedar City, Utah. A Texas-based investment company acquired the properties from Phillips Edison. Eric Wohl, Edward Hanley and Kevin Fryman of Hanley Investment Group represented the seller and buyer in the sale of Blaine International. Eric Wohl represented the buyer in the purchase of Cedar South Shopping Center.
LEAGUE CITY, TEXAS — Marcus & Millichap has arranged the sale of League City Plaza Shopping Center, a 14,974-square-foot retail property located in League City. Gus Lagos and Alex Bouchard of Marcus & Millichap’s Houston office marketed the property on behalf of the seller, a limited liability company. Lagos and Bouchard also secured the buyer, a private investor. League City Plaza Shopping Center is located at 250 S. FM 270.
PLANO, TEXAS — A partnership controlled by real estate development companies Gault Co. and RTG Capital LLC has sold Willow Bend Crossing to an unnamed Dallas investor. The newly constructed shopping center is located near the southwest corner of the Dallas North Tollway and Park Boulevard in Plano. Shadow-anchored by Costco and The Home Depot, the tenant lineup includes Shell Shack, Jersey Mike’s, Salata, Wok Box, LA Bikini and Torchy’s Tacos. As Charlotte’s job growth has returned, so has traffic into Uptown during rush hour, a new apartment project on every corner, healthy single-family demand and a food fight. Currently there is an all-out war for grocery market share between behemoths Harris Teeter, Publix and Walmart Neighborhood Market, all adding stores at a record rate, while Whole Foods Market continues to expand within the market on a measured basis. Newcomers Sprouts Farmers Market and Lidl, a German-based supermarket grocer offering discount items, are set to make market entries between 2016 to 2018, with Food Lion planning to refurbish a number of their stores in the market. Pappas Properties has begun construction on a Harris Teeter at Berewick and Raley Miller in a joint venture with Levine Properties, and has filed a rezoning petition to add another Harris Teeter at the corner of Fairview and Providence. Harris Teeter has recently added a store in Cornelius, as has Publix. Publix has recently opened a new store in the booming South End submarket located along the transit line on South Boulevard and has won zoning approval for a store to be constructed at Cotswold.
