WILDOMAR, CALIF. – A 7-Eleven property that anchors the Shops at Clinton Keith in Wildomar has sold to an unnamed buyer for $2.4 million. The 7-Eleven is located on a separate parcel at the center. There are 13 years remaining on that lease. Scott Hook of Coldwell Banker Commercial (CBC) Alliance Orange County represented both the buyer and seller in this transaction.

SPARKS, NEV. – Los Altos Crossing, a 35,123-square-foot retail center in Sparks, has sold to BH Properties for $4.7 million. The center is located at Sparks Boulevard and Los Altos Parkway. The transaction also includes six pads totaling 217,974 square feet that are primed for development. The center is currently 47 percent occupied. Notable tenants include Goodwill, Dotty’s Casino, Las Trojes Mexican Restaurant and Dad’s Convenience Store.

WILDOMAR, CALIF. – The Shops at Clinton Keith, a 15,000-square-foot retail center in Wildomar, has sold to a private investor for $4.7 million. The fully leased center is located off Interstate 15. Notable tenants include D’Canters, Bear Creek Eye, Stew’s Barber Shop and Tijuana Tacos. A 7-Eleven and Starbucks also exist on separate parcels. Scott Hook of Coldwell Banker Commercial (CBC) Alliance Orange County represented the seller. Hook also co-represented the buyer, along with David Girty of CBC Alliance.

NEW PORT RICHEY, FLA. — Plaza Advisors has brokered the sale of Pasco Square Shopping Center, a 135,421-square-foot retail asset located at the intersection of State Road 54 and Rowan Road in New Port Richey. The property was 90 percent leased at the time of sale to tenants such as Beall’s Outlet, Dollar General Market, Badcock Home Furnishings, Dollar Tree, GNC, Radio Shack, The UPS Store and Subway. Jim Michalak, Mike Cvetetic and Nick Castellano of Plaza Advisors represented the seller, Phillips Edison & Co., in the transaction. The buyer, Isram Acquisition Corp., purchased the asset for $7.4 million. No other brokers were involved in the transaction.

CARLSTADT, N.J. — Marcus & Millichap has brokered the sale of a 14,490-square-foot Walgreens drugstore location in Carlstadt. Located at 637 Hoboken Road, the freestanding property sold for $7.44 million. The property is at the signalized intersection of Hoboken Road and Garden Street and is surrounded by national retailers, including Stop & Shop, Bank of America, Burger King, Verizon Wireless, CVS, AutoZone and Dunkin’ Donuts. Ben Sgambati, Alan Cafiero and David Cafiero of Marcus & Millichap’s New Jersey office listed the property on behalf of the seller, a fund manager, and represented the buyer, an out-of-state fund, in the deal.

FORT WORTH — CBRE has brokered the sale of Hulen Pointe Shopping Center in Fort Worth. Bo Avery of TriMarsh Properties purchased the retail center from Austin-based Wes Walters Realty Inc. Hulen Pointe is comprised of four buildings totaling 174,783 square feet and is 48 percent occupied by a combination of national, regional and local tenants. Anchor tenants include Dollar Tree, Dickey’s BBQ, State Farm Insurance and Great Clips.

AUSTIN — Marcus & Millichap has arranged the sale of Shops at Grandview Hills, a 15,400-square-foot retail property in Austin. Michael Buckner and Richard Mireles of Marcus & Millichap’s Austin office marketed the property on behalf of the seller, a limited liability partnership. Buckner and Mireles also secured the buyer, a limited liability company. Shops at Grandview Hills is located at 7814 N. Ranch Road 620 in Austin. The property was built in 2006 and sits on 2.8 acres in northwest Austin.

SUGAR LAND, TEXAS — A second SurePoint self-storage facility is set to be built in metro Houston. The new location will be located on a 2.3-acre property near the intersection of the Grand Parkway and Highway 59 in Sugar Land. This will be SurePoint’s second location in the Houston market. The planned four-story building with 123,000 square feet of rentable space will begin construction in early 2015. SurePoint, which has five locations open in the San Antonio area, also has a location in the Houston suburb of Cypress under contract. Construction on that project is set to begin later this year. Houston developer Bobby Grover is partnering with SurePoint’s Brian Cisarik, Robert Loeb and Jeff Bailey on the developments.

PLYMOUTH, MASS. — KeyPoint Partners has brokered the sale of West Plymouth Square, a shopping center located at the intersection of Route 44 and Route 80 in Plymouth. The asset sold for $7 million. Ocean State Job Lot, Planet Fitness, Dollar Tree, Papa Gino’s, Eastern Bank and Plymouth Liquors occupy the 127,847-square-foot shopping center. Jonathan Aron of KeyPoint Partners represented the seller, while Michael Scanio of Cambridge Capital Advisors procured the buyer.
