CHESAPEAKE, VA. — Dollar Tree has acquired designation rights for 170 leases of 99 Cents Only Stores across Arizona, California, Nevada and Texas. This deal was completed through two transactions in May that were approved by the U.S. Bankruptcy Court for the District of Delaware. As part of the transactions, Dollar Tree also purchased the intellectual property of 99 Cents Only Stores and select on-site furniture, fixtures and equipment. In April, California-based 99 Cents Only Stores filed for Chapter 11 bankruptcy and initiated a process to dispose of its assets, including its inventory, owned real estate and store leases. Dollar Tree anticipates beginning to open some of the shuttered 99 Cents Only Stores under the Dollar Tree brand as early as this fall.
PHOENIX — GMH Communities has unveiled plans for Central Station, a 1 million-square-foot, mixed-use, transit-oriented community in Phoenix. The project will consist of two residential towers that will offer market-rate, student and workforce housing, two levels of below-grade parking, a transit hub, retail space and office space. Adjacent to Civic Space Park and Arizona State University’s downtown Phoenix campus, the 22-story student housing tower will offer 655 beds, and the 33-story residential building will offer 338 units. The project team includes Medistar, Layton Construction, Multistudio and CBRE Investment Management.
WILMETTE, ILL. — JT Magen has completed a 150,000-square-foot, two-story retail store for Wayfair at Edens Plaza in the Chicago suburb of Wilmette. Opened on May 23, the project marks the first large-format store for the e-commerce home furnishings company. Wayfair took over the anchor space formerly occupied by the Carson Pirie Scott department store. JT Magen completed a gut renovation of the existing building, providing new facades, utility systems and roofing. The project also included an exterior expansion of 110,000 square feet to include a plaza, new parking lot, landscaping and storm detention center. This area also includes The Porch at Wayfair, a full-service café.
SAN ANTONIO — Furniture Marketing Group will open a new showroom in San Antonio’s Pearl District. The address and square footage of the new showroom were not disclosed. The opening is slated for October. The showroom will be the seventh for Furniture Marketing Group, joining locations in Plano, Houston, Austin, El Paso, Oklahoma City and Albuquerque.
BURLINGTON TOWNSHIP, N.J. — A partnership between industrial development firms Clarion Partners and MRP Industrial has started construction on the final phase of The Crossings, a redevelopment of the former Burlington Center mall located in the Philadelphia suburb of Burlington Township. The last phase comprises 500 multifamily units, including affordable housing options, that are set to open in late 2025. The new apartments will cap a six-year effort by Clarion Partners and MRP to transform the 800,000-square-foot enclosed regional mall into a mixed-use destination. In addition to the planned multifamily component, The Crossings will feature more than 2.5 million square feet of warehouse and distribution space, approximately 135,000 square feet of retail space and a 153-room hotel at full build-out. Clarion Partners and MRP expect The Crossings to support 1,400 new jobs at full capacity, including 900 in the warehouse sector and 500 in retail and hospitality. BEAUFORT, S.C. — National retailers T.J. Maxx and HomeGoods are set to open new stores at Beaufort Station, a 200,000-square-foot shopping center coming on line in the Hilton Head suburb of Beaufort. Both brands are set to open tomorrow. The Morgan Cos. is the developer of Beaufort Station, which will feature nine anchor and junior anchor stores, including Hobby Lobby, Ross Dress for Less, PetSmart, Ulta Beauty, Old Navy, Five Below and Rack Room Shoes. Other tenants will include Aldi, Parker’s Kitchen, Panda Express, Chicken Salad Chick, Surcheros Fresh Mex, America’s Best and Mattress Firm. Other tenant announcements are expected in the near future. Beaufort Station is situated at the intersection of S.C. Highway 170 and Robert Smalls Parkway, about 27 miles north of Hilton Head.
SUNNYVALE, TEXAS — Tom Thumb will open a new 58,000-square-foot grocery store in Sunnyvale, an eastern suburb of Dallas, that will have a coffeeshop, pharmacy and fuel station. Scheduled to open in late 2025, the store will be located within Gateway Park, a $124 million development that spans 240,000 square feet and features additional retail and restaurant space, as well as athletic facilities. The Sunnyvale Town Council approved $3 million in incentives for the store’s development.
OLATHE, KAN. — Hand & Stone Massage and Facial Spa has opened at 20160 W. 153rd St. in the Kansas City suburb of Olathe. Owned by Lisa and John Paulson, the spa marks the brand’s third location in Kansas. The husband-and-wife team plans to open two more spas in metro Kansas City. The Olathe location offers professional massage services, including Swedish, Himalayan salt, sports, deep tissue, oncology and prenatal. Guests can also enjoy hot stone massages, facials and Neveskin Cryo treatments. All services are performed by experienced estheticians and licensed massage therapists.
MILLVILLE, N.J. — New tenants have signed leases totaling 46,000 square feet at Union Lake Crossing, a 393,000-square-foot retail center located in Millville in southern New Jersey. Old Navy will open a 15,000-square-foot store at the property, joining Fun City in backfilling a former Dick’s Sporting Goods space. Food-and-beverage concepts Five Guys, Poke Bros. and Crumbl have also signed leases at the center, as have Skechers, Inspira Health and Rally House. Mario Brunelli and Chelsea Reizner of R.J. Brunelli & Co. represented the owner, Irgang Group, in all lease negotiations.
DENVER — Magnetic Capital has broken ground on 2nd & Adams, a mixed-use building located at 2nd Street and Adams Avenue in the Cherry Creek submarket of Denver. Slated for completion in third-quarter 2025, 2nd & Adams will feature 80,000 square feet of office space and 20,000 square feet of retail space. The building will have multiple food, beverage and retail concepts across the ground-floor space, and the rooftop will feature a 5,600-square-foot bar and restaurant. Bow River Capital, a Denver-based private alternative asset manager, has pre-leased 30,000 square feet of office space at 2nd & Adams for the company’s headquarters. The project team includes OZ Architecture as architect and Mortenson Construction as general contractor. Blake Holcomb of CBRE is handling leasing for the project.
