ADDISON, ILL. — Discount grocer Aldi has leased 28,048 square feet at the former Best Buy building in Addison, a suburb of Chicago. The building is located at 1038 N. Rohlwing Road at the I-355 and West Lake Street interchange. The Addison store will be Aldi’s 140th store in the Chicago area. Craig Lillibridge, first vice president at CBRE, represented Aldi in the transaction. CBRE also represented the landlord.

CINCINNATI, OHIO — Phillips Edison-ARC Shopping Center REIT Inc. has acquired four grocery-anchored shopping centers for a total purchase price of approximately $117 million. The properties include Northcross, a 280,243-square-foot shopping center located in Austin. A 98,800-square-foot Walmart Supercenter anchors the property and is leased through March 2029. Other tenants include Walgreens, GameStop, GNC, Guitar Center, Great Clips and Weight Watchers. The other properties included in the announcement are Shiloh Square in metro Atlanta, Glenwood Crossings in metro Milwaukee and The Pavilions at San Mateo in Albuquerque, N.M. The four acquisitions bring the REIT's total portfolio to 46 properties in 18 states totaling $650.7 million.

SAN MARCOS, TEXAS — Quantum Real Estate Advisors Inc. has arranged the approximately $3.5 million sale of an 8,250-square-foot shopping center in San Marcos. The shopping center is fully leased to tenants including Five Guys Burgers and Fries, Best Buy Mobile and Sprint. Jordan Kaufman of Quantum represented the buyer, an Illinois-based private investment group, in the transaction. The seller is a Houston-based development company.

KINGSVILLE, TEXAS — Marcus & Millichap has arranged the sale of Kingsville Plaza, a 21,250-square-foot retail property, located at 2730 S. Brahma Blvd. in Kingsville. The property is an outparcel of Walmart and includes tenants such as Cato and The Shoe Department. Chad Knibbe, Bethany Babcock, Preet Sabharwal and Britt Raymond of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The buyer was a Texas-based investor.

SOUTHLAKE AND PLANO, TEXAS — Retail Properties of America Inc. (RPAI) has entered into two lease agreements with Lululemon Athletica Inc. at Southlake Town Square in Southlake and The Shops at Legacy in Plano. The yoga-inspired apparel retailer will occupy 3,243 square feet at Town Square and 3,180 square feet at Legacy. RPAI has signed and renewed small shop leases totaling 114,680 square feet at Town Square and 76,909 square feet at Legacy in the last 12 months.

RALEIGH, N.C. — Tropical Smoothie Café has announced the signing of a multi-unit development deal with Raleigh entrepreneur Sherman Dye, which will bring five Tropical Smoothie Café locations to the city in the next three years. Tropical Smoothie Café operates nine cafes across North Carolina, three locations in the Raleigh-Durham market and others in Nags Head, Southern Shores, Greenville, Winston-Salem and Southport. The new Raleigh deal is part of the 341-unit brand’s nationwide growth strategy to open 40 additional locations throughout the U.S. in 2013.

SCOTTSDALE, ARIZ. — Mercado at Scottsdale Ranch, a 118,730-square-foot community center, has sold to Whitestone REIT for $21.3 million. The Class A center is located at the intersection of East Via Linda & Mountain View Road in Scottsdale. Notable tenants include AJ’s Fine Foods and Walgreens. The acquisition includes an $11.1-million debt assumption, as well as a $10.2-million equity requirement that is funded by Whitestone’s unsecured revolving credit facility. With this latest acquisition, Whitestone now owns 16 community centers and future development land parcels in the Greater Phoenix area for a total of 1.4 million square feet.

CHANDLER, ARIZ. — The Fountains at Ocotillo, a multi-tenant retail pad in Chandler, has sold to Deerwood Partners Arizona, LLC for $2 million. It is located on the northwest corner of Alma School Road and Ocotillo Road in the Ocotillo Lakes subdivision. The property is currently occupied by Anytime Fitness and D vine Bistro and Wine bar. The property was built in 2007 by Spike Lawrence and Jeff Geyser of Lawrence & Geyser Development. The sale was executed by Andrew Harrison of ORION Investment Real Estate.

ATLANTA — AmREIT Inc. has announced the acquisition of Fountain Oaks Shopping Center, a 160,600-square-foot, Kroger-anchored shopping center in the north Buckhead submarket of Atlanta, for $27.7 million. The property benefits from more than 72,000 people living within a three-mile radius of the property, daytime employment within the same radius of over 110,000 and average household income of $104,000 within a one-mile radius. The AmREIT team was able to extend the Kroger anchor lease to a 10-year term while the property was under contract to purchase. The acquisition was financed through AmREIT’s credit facility. Kroger, which occupies 59,134 square feet, has served the north Buckhead community from its location in Fountain Oaks since 1988.
