WATERTOWN, MASS. — Boylston Properties and Wilder Cos. have welcomed seven new tenants to Arsenal Yards, a mixed-use destination located roughly 10 miles outside Boston that is a redevelopment of a former mall. J.Crew Factory and Jersey Mike’s Subs are now open at the property. Additionally, Butterbird, Splash and Dash, Marvelous Cuts, Medium Rare and Squeeze Massage are scheduled to open later this year. Arsenal Yards totals more than 1 million square feet and features life sciences, residential and hospitality uses, in addition to retail and restaurant space.

DETROIT — Detroit City Football Club (FC) has acquired the site of the former Southwest Detroit Hospital at the corner of Michigan Avenue and 20th Street for an undisclosed price. The organization plans to build a new stadium that will serve as the permanent home for soccer in Detroit, with a goal of opening a new soccer-specific stadium by the club’s 2027 season. Southwest Detroit Hospital opened in 1973 as the first Detroit hospital to hire and accredit African American doctors and nurses. The hospital existed for 17 years before closing in 1991 and declaring bankruptcy. The building has been abandoned for 18 years. Detroit City FC games are currently played at Keyworth Stadium in Hamtramck, about five miles north of downtown Detroit. The club will reveal more details around the stadium vision and programming after further consultation with city officials, local residents and long-time fans. A public engagement process is anticipated to kick off later this year.
OVERLAND PARK, KAN. — Sierra, an off-price active and outdoor apparel retailer, has opened a 19,374-square-foot store at The Marketplace within Bluhawk, a 277-acre mixed-use development in the Kansas City suburb of Overland Park. Sierra is part of the TJ Maxx, Marshalls and HomeGoods family. Additional recent store openings at the property include Ulta (9,962 square feet), Bath & Body Works (4,651 square feet) and Rack Room Shoes (5,838 square feet). This summer, OHM Fitness will open a 2,106-square-foot studio. Price Brothers is the developer of Bluhawk and AdventHealth Sports Park.
ATLANTA — Walmart will open a 75,000-square-foot Walmart Neighborhood Market store at 835 MLK Jr. Drive in the Vine City neighborhood of Atlanta. Previously, the brand operated a Supercenter store at the property, which closed in December 2022 due to fire damage. The new store will feature a full-service deli, money center, expanded bakery, online pickup and delivery service and a health service room. Scheduled to open on Wednesday, May 22, this marks Walmart’s first conversion of a Supercenter store into a Neighborhood Market store.
PEACHTREE CITY, GA. — Six new tenants have signed leases at The Avenue Peachtree City, an open-air shopping center located in Peachtree City, approximately 40 miles outside Atlanta. Beignets and Brew is now open at the property, with HOBNOB Neighborhood Tavern scheduled to open a 5,781-square-foot restaurant later this month. Kendra Scott, Motivate Studios and 9292 Korean BBQ have also signed leases at the center and will occupy 2,000; 2,000; and 8,015 square feet, respectively, beginning this summer. Additionally, Arhaus will open a 7,085-square-foot store at The Avenue Peachtree City later this year. JLL manages the property on behalf of the owner, Memphis-based Poag Development Group.
SAYREVILLE, N.J. — Marcus & Millichap has brokered the $7.2 million sale of a 25,898-square-foot retail center in Sayreville, about 40 miles south of Manhattan. The center was 97 percent leased at the time of sale to 14 tenants, with convenience store QuickChek serving as the anchor. Ala Cafiero and Brent Hyldahl of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
NEW YORK CITY — Brooklyn Fare Kitchen & Market has opened a 25,500-square-foot store within the One Manhattan Square residential tower on the Lower East Side. The deal marks the largest New York City store to date for the grocer, which offers prepared foods, sushi, a deli, produce, frozen foods and organic products. The store also features a coffee bar. Other locations in the city include Brooklyn, The West Village and Lincoln Square.
GENEVA, ILL. — Lamar Cos., in conjunction with Real Capital Solutions, has acquired Geneva Commons, a 440,370-square-foot open-air shopping center in the western Chicago suburb of Geneva. The purchase price and seller were undisclosed. Dick’s Sporting Goods and Barnes & Noble are the anchor tenants, while The Fresh Market, Binny’s, DSW and HomeGoods are shadow anchors. Additional tenants include Sephora, Athleta, Lovesac, Williams Sonoma, Pottery Barn, Bath & Body Works, J. Crew Factory and First Watch. Lamar plans to make some capital improvements to the property.
SCHAUMBURG, ILL. — Matthews Real Estate Investment Services has brokered the $7.8 million sale of a cannabis dispensary occupied by Enlightened Dispensary in the Chicago suburb of Schaumburg. Located at 820 E. Golf Road, the property features a gross leasable area of 9,296 square feet. Enlightened Dispensary, a corporate-backed, multi-state cannabis operator, has 12 years remaining on its lease with two additional five-year options. Alexander Machado, Daniel Gonzalez, Robert Goldberg and Ben Snyder of Matthews brokered the sale. Buyer and seller information was not provided.
Meristem Communities Breaks Ground on 235-Acre Indigo Mixed-Use Project in Richmond, Texas

RICHMOND, TEXAS — Meristem Communities has broken ground on The Filling Station, the first building at the Indigo Commons mixed-use development in Richmond, approximately 35 miles southwest of Houston. The 3,000-square-foot Filling Station property will serve as a welcome center and general store, selling fresh produce from Indigo Farm. Indigo Commons is the 12-acre, mixed-use portion of the larger project, Indigo. Upon completion, the 235-acre property will feature approximately 800 residential units, 42 acres devoted to agriculture, and a 12-acre, mixed-use town center. Borrowing inspiration from classic gas stations of the 1930s, Meristem plans for The Filling Station to be a vibrant social hub in Indigo Commons.
