NEW YORK CITY — TerraCRG has arranged the $4.1 million sale of a retail building at 182 Flatbush Ave. in Brooklyn. The 4,790-square-foot property is located across the street from the 675,000-square-foot Barclays Center and down the street from the Atlantic Terminal and Mall. The building was home to Triangle Sports since 1914 but was vacant at the time of sale. Geoffrey Bailey of TerraCRG represented both the buyer and seller in the transaction.

HOUSTON — HFF has arranged the sale of the 478,584-square-foot Northline Commons, a retail power center located at the northeast corner of Interstate 45 and Crosstimbers in Houston. The center is 86 percent leased to Marshalls, Ross Dress For Less, Burlington Coat Factory, Conn's and Palais Royal. Rusty Tamlyn and Ryan West of HFF represented the seller, Berenson Associates, in the transaction. The buyer, North American Development Group, was self-represented by Stephen Preston.

HOUSTON — NorthMarq Capital has secured $2.75 million in first trust acquisition financing for a 21,519-square-foot bank fully leased to Wells Fargo, located in Houston. Matthew Kohlhoss of NorthMarq's Washington, D.C., office arranged the 10-year loan with a 22-year amortization schedule through a CMBS lender on behalf of the borrower, LOG II, LLC.

TORRANCE, CALIF. — Torrance Promenade, a 269,000-square-foot retail power center, has received a $27.6-million refinancing. The property is located at 19800 to 20100 Hawthorne Blvd. in Torrance. It is currently 99 percent leased. Notable tenants include Trader Joe’s, Office Depot, Marshalls, Same Ash Megastore, Ross Dress for Less, Loehman’s, Tuesday Morning and Party City. HFF’s John Crump and Robert Delitsky arranged the 10-year, fixed-rate loan on behalf of KIR (Kimco Income REIT) Torrance, L.P. through the firm’s relationship with a life insurance company. Kimco Income REIT is an affiliate of Kimco Realty Corporation.

Tenants include Budget Rent-A-Car, Little Caesars, United Legacy Bank and state government offices. Douglas Mandel and Mark Thompson of Marcus & Millichap represented both parties in the transaction.

MANSFIELD, PA. — Marcus & Millichap has arranged the $840,000 sale of a 4,900-square-foot net-leased Sheetz property in Mansfield. Michael Shover and Matthew Gorman of Marcus & Millichap represented the seller, a developer, in the transaction. They also secured the buyer, a private investor. The property is located at 85 W. Wellsboro St. and was built in 2011. Sheetz is a chain of gas stations and convenient stores owned by the Sheetz family.
