PALMDALE, CALIF. – A 15,250-square-foot retail strip center in Palmdale has sold to a family trust from Los Angeles for $5.95 million. The fully occupied center is located at 39450 10th Street West. Notable tenants include Shakey’s Pizza, Sally’s Beauty, Game Stop, and Panda Express. The buyer was represented by Russ Chen of Charles Dunn. The seller, O&S Holdings, was represented by Chris Maling and David Maling of Colliers International.

MEMPHIS, TENN. — Marcus & Millichap has arranged the $4.5 million sale of two self-storage properties, located at 7384 Raleigh LaGrange Road in the Memphis MSA. Combined, the properties total 198,910 square feet. Michael Mele and Anne Williams of Marcus & Millichap represented the seller, Tellus Self Storage, in the transaction.
LAFAYETTE, IND. — Gander Mountain Co., a retail chain for hunting, fishing, camping and other outdoor products, has signed a lease for 48,694 square feet at the Lafayette Pavillions Shopping Center in Lafayette. The center is located at 150 South Creasy Lane. Joe Downs and Ryan Smith of Lauth Property Group represented the landlord in the transaction. Gander Mountain Co. was self-represented.
CHESTNUT HILL, MASS. — The Bulfinch Cos. has acquired Atrium Mall at 300 Boylston St. in Chestnut Hill for $46 million. The seller is Simon Property Group. Bulfinch plans to renovate the 300,000-square-foot property and rename the facility, The Atrium Center at Chestnut Hill, for use as a medical and office center with ground-floor retail. Construction at Atrium Center is set to begin this year. ADD Inc. has been selected as the architect and John Moriarty & Associates will be the project's general contractor. The project is slated for completion in 2013.
COLLEYVILLE — Wal-Mart Stores Inc. has selected Satterfield & Pontikes Construction (S&P) to renovate an existing 56,000-square-foot building, located at Colleyville Boulevard and Glade Road in the Colleyville Plaza Shopping Center, and convert it into a Walmart Neighborhood Market. The new store is slated to open in October. The $2.6 million project includes updating the building's facade, replacing existing walls and ceilings, updated plumbing and electrical systems and replacing the roof's rubber membrane.
AUSTIN — Marcus & Millichap has arranged the sale of a 9,000-square-foot Dollar General, located at 6729 Manor Road in Austin. Greg Gaynor and Kelly Smith of Marcus & Millichap's Austin office represented the seller, a developer, in the transaction, and procured the buyer, a private investor.
CARMEL, CALIF. — O'Connor Capital Partners and Wafra Investment Advisory Group have created a joint venture called O’Connor/Wafra Retail Partners to acquire Carmel Plaza, a 111,781-square-foot luxury lifestyle center in Carmel. Purchase price was not disclosed. Notable tenants at the center include Tiffany & Co., Louis Vuitton, Bottega Venetta, J.Crew and Anthropologie.
MEMPHIS, TENN. — Marcus & Millichap has arranged the sale of a five-property, 2,671-unit self-storage portfolio, located in the greater Memphis area. Two of the properties are located in Memphis, two are in Olive Branch, Miss., and one is in Hernando, Miss. Charles LeClaire and Anne Williams of Marcus & Millichap represented the seller, Memphis Storage LLC, in the transaction. The buyer was Amsdell Storage Ventures VII.
OCALA, FLA. — Franklin Street has arranged the $2.4 million sale of a 4,000-square-foot AT&T retail store, located in Ocala. Franklin Street represented the seller, an Atlanta-based development company, in the transaction. The buyer was a private investor in a 1031 exchange.
OMAHA — Brix, a wine tasting bar and bistro store in Omaha, plans to open a second location at Midtown Crossing. The 9,500-square-foot store will be located at 220 S. 31st Ave., in the space that formerly housed Republic of Couture. The new location will feature a retail area, bistro and event center. Brix opened its first store in the Village Pointe shopping center in west Omaha about two-and-a-half years ago.
