DAYTONA BEACH, FLA. — A 10,908-square-foot CVS/pharmacy, located at 1350 Beville Rd. in Daytona Beach, has been sold for $4 million. Leon Brockmeier of Marcus & Millichap's Tampa office represented the seller, a limited liability company from Miami, in the transaction. Patrick Whitney of the firm's Jacksonville, Fla., office represented the buyer, a Colorado-based limited liability company in a 1031 exchange.

COLLEYVILLE, MCKINNEY, MESQUITE AND VICTORIA — Dallas/Fort Worth-based Venture Commercial Real Estate has facilitated the sales of a standalone Market Street store, Stonebridge Ranch shopping center, Northcross Shopping Center and Galloway Crossing for approximately $41.8 million. Canada-based RioCan purchased the 72,617-square-foot standalone Market Street store, located in Colleyville, and the 88,552-square-foot Stonebridge Ranch shopping center, located in McKinney. RioCan purchased the retail properties from Uhlmann Offices for $29.9 million. John Zikos, Easley Waggoner, Amy Pjetrovic-Hunnicutt and Chris Booras of Venture Commercial represented the seller in the transaction. Sterling Organization will manage both properties. December Galloway LLC purchased the 59,425-square-foot Galloway Crossing, located at 2110 N. Galloway Ave. in Mesquite. The shopping center is 85 percent leased to tenants including H&R Block, Sylvan Learning Center and Dollar General. Chris Corbin and Bob Moore of Venture Commercial represented the buyer in the transaction. The seller was a special servicer. Venture Commercial will handle the leasing and management of the retail property. Dunhill Partners has purchased the 165,522-square-foot Northcross Shopping Center, located at 5201 Navarro St. in Victoria, from ANB Assets. Zikos and Booras represented the seller in the transaction. Nelson Billups and Alan Mann of Venture Commercial represented the buyer.

KATY — Dallas-based Main Event Entertainment has plans to open the 54,000-square-foot Main Event Katy, an entertainment destination that will be located in the 129-acre Katy Ranch Crossing in Katy. The new location will be the 11th Main Event and will feature bowling lanes, an indoor rope course, laser tag and an arcade. Katy Ranch Crossing is expected to commence construction in the first quarter of this year, and Main Event Katy is slated to open in late 2012.

GREENVILLE, S.C. — The 50,000-square-foot Lewis Plaza Shopping Center, located at 1700 Augusta St. in Greenville, has been sold for $4.25 million. The property is 90 percent leased to tenants including McAllister's Deli, Wells Fargo and UPS. Frank Halter, Pete Brett and David Sigmon of Greenville-based Coldwell Banker Commercial Caine represented the seller in the transaction. Paul Holder of Greenville-based AVTEX Commercial Properties represented the buyer, Lewis Plaza Partners, a partnership formed by AVTEX Commercial Properties.

BARBOURSVILLE, W. VA. — Cleveland-based The Cooper Group has arranged the $1.6 million sale of the leasehold interest in the 43,150-square-foot Barboursville Center, located at 5-13 Mall Rd. in Barboursville. The center is fully leased and is shadow-anchored by Walmart, Hobby Lobby, La-Z-Boy Furniture and Discount Drug Emporium. Dan Cooper of The Cooper Group represented DDR Continental, the seller, in the transaction and procured the buyer, a Youngstown, Ohio-based private group.

DALLAS, EDINBURG AND TULSA, OKLA. — Party City Corp. has leased three store locations ranging from 12,000 square feet to 12,635 square feet in Dallas, Edinburg and Tulsa. The Dallas store is located in Wheatland Towne Crossing at Interstate 20 and Wheatland Road. The Edinburg store is located in The Shoppes at Rio Grand Valley at the corner of Trenton Road and U.S. Highway 281. The Tulsa store was located in the Mingo Marketplace Shopping Center at 10111 E. 71st St. Larry Leon and Jonathan Cooper of Venture Commercial's Dallas office represented the tenant in the lease transactions. The landlords were all self-represented.

CHARLOTTE, N.C. — A 12,900-square-foot CVS/pharmacy, located at 8220 Mt. Holly-Huntersville Rd. in Charlotte, has been sold for $5.5 million. Matt Mousavi and Rich Berlinghof of Faris Lee Investments' New York City office represented North Carolina-based KM Pharmacy Investors, the seller, in the transaction. Colliers International represented California-based Kerley-Capital Expressway, the all-case buyer.
