SCHAUMBURG, ILL. — Matthews Real Estate Investment Services has brokered the $7.8 million sale of a cannabis dispensary occupied by Enlightened Dispensary in the Chicago suburb of Schaumburg. Located at 820 E. Golf Road, the property features a gross leasable area of 9,296 square feet. Enlightened Dispensary, a corporate-backed, multi-state cannabis operator, has 12 years remaining on its lease with two additional five-year options. Alexander Machado, Daniel Gonzalez, Robert Goldberg and Ben Snyder of Matthews brokered the sale. Buyer and seller information was not provided.

RICHMOND, TEXAS — Meristem Communities has broken ground on The Filling Station, the first building at the Indigo Commons mixed-use development in Richmond, approximately 35 miles southwest of Houston. The 3,000-square-foot Filling Station property will serve as a welcome center and general store, selling fresh produce from Indigo Farm. Indigo Commons is the 12-acre, mixed-use portion of the larger project, Indigo. Upon completion, the 235-acre property will feature approximately 800 residential units, 42 acres devoted to agriculture, and a 12-acre, mixed-use town center. Borrowing inspiration from classic gas stations of the 1930s, Meristem plans for The Filling Station to be a vibrant social hub in Indigo Commons. WESTLAKE, TEXAS — Terra Lounge has opened a 2,400-square-foot bar and restaurant at The Terraces, an eight-building, 1.1 million-square-foot office complex located north of Fort Worth in Westlake. Terra Lounge, which can accommodate about 100 people, offers beer, wine and cocktails, as well as appetizers, salads and gourmet pizzas. Chicago-based Glenstar purchased the property, which is home to office users like Goosehead Insurance and ECI Software Solutions, in 2019.

Bayberry-Town-Center

MIDDLETOWN, DEL. — Blenheim Group has broken ground on Bayberry Town Center, a 280,000-square-foot mixed-use project in Middletown. A 64,000-square-foot Weis Markets with a fuel facility will anchor the property. Other tenants at the development will include a bank, pet store, spa and nail salon. Construction on Weis Markets is scheduled to begin this fall, with the opening of Weis and several other tenants planned for 2025. Upon completion, the project will also feature office space, two green spaces, 145 townhomes and internal street and trail connectivity. Jim Tancredi of LMT Commercial is leasing the retail space.

EAST SETAUKET, N.Y. — New York City-based Brixmor Property Group has acquired West Center, a 41,920-square-foot shopping center located in East Setauket on Long Island. The site along State Route 25A is adjacent to Brixmor’s Three Village Shopping Center and boasts a daily traffic count in excess of 18,000 vehicles. Grocer Wild by Nature anchors the property. Other tenants include Walgreens, Pure Barre, Starbucks and AT&T. The seller and sales price were not disclosed.

TAMPA, FLA. — Suffolk plans to construct Gasworx, a mixed-use development in Tampa’s Ybor City, on behalf of the co-developers, Darryl Shaw and Kettler. The project will feature up to 5,000 residences, 500,000 square feet of office space and 140,000 square feet of shops, restaurants and service retailers. Suffolk will deliver multiple projects within the Gasworx development, including a 100-000-square-foot office building and a more than 500-space parking structure wrapped with a five-story residential building. Suffolk and the development team plan to break ground this summer.

GARDEN GROVE, CALIF. — Strategic Retail Advisors (SRA) has arranged the sale of a retail building located at 10912 Katella Ave. in the Orange County city of Garden Grove. OC Freedomhouse Church acquired the former Walmart Neighborhood Market from a private investor for $18 million. OC Freedomhouse plans to operate a new religious facility, including church services, an accredited Bible college and a child daycare all within an existing 46,287-square-foot tenant space. Blaine Bush of SRA handled the transaction.

JACKSONVILLE, FLA. — Marcus & Millichap has brokered the $5.1 million sale of Dunn Ave Plaza, a 42,570-square-foot shopping center located at 1440 Dunn Ave. in Jacksonville. Simon Grigoryan and Edwinn Bruchman of Marcus & Millichap’s Jacksonville office led a limited marketing strategy on behalf of the seller, which generated eight offers within the first two weeks. The duo also procured the buyer, a private investor. Both parties requested anonymity. Situated on 3.4 acres within a mile of I-95, Dunn Ave Plaza was 67 percent occupied at the time of sale to 26 national, regional and local tenants.

DAPHNE, ALA. — SRS Real Estate Partners has negotiated the $3.8 million ground lease sale of a newly built gas station and convenience store located at 26072 Highway 181 in Daphne, about 13 miles east of Mobile, Ala. Circle K has a 15-year, corporate-guaranteed lease in place at the 5,200-square-foot property, which is situated on a two-acre site at the intersection of State Highway 181 and Daphne Road. Patrick Nutt and William Wamble of SRS represented the seller, a Southeast-based development group, in the transaction. The buyer, a local private investor, purchased the property at a 5.5 percent cap rate, according to SRS. Both the buyer and seller requested anonymity.

O’FALLON, ILL. — Marcus & Millichap has brokered the $3.1 million sale of a retail property net leased to Caliber Collision in O’Fallon, about 20 miles east of St. Louis. The building is located at 1274 Central Park Drive. Dominic Sulo and Andrew Antoniou of Marcus & Millichap represented the buyer and seller, both of which were limited liability companies.
