PROVIDENCE, R.I. — Marsella Development Corp. will open Track 15, a $25 million, 18,000-square-foot food hall that will be situated within the historic Union Station building in Providence. Track 15 will be home to food vendors including Little Chaska, Tolia, Dune Brothers, Dolores, There There, Giusto PVD and Mother Pizzeria PVD. In addition to the vendor spaces, the development will feature indoor and outdoor seating for roughly 600 people, an entertainment venue and a 10,000-square-foot plaza. Construction is underway, and the opening is scheduled for February 2025.

VESTAVIA HILLS, ALA. — KPR Centers has obtained a $42.5 million loan for the refinancing of Vestavia Hills City Center, a 389,736-square-foot retail center located in Vestavia Hills, roughly 10 miles outside Birmingham. An affiliate of MetLife Investment Management provided the floating-rate financing. Chris Drew, Gregg Shapiro and Kelsey Bawcombe of JLL arranged the loan on behalf of KPR Centers. Publix anchors Vestavia Hills City Center, and other tenants include AMC Theatres, Planet Fitness, First Watch, Pet Supermarket, Shoe Station, Dollar Tree, Panera Bread and Dave’s Hot Chicken.

GREENVILLE, S.C. — RocaPoint Partners has added four new food-and-beverage tenants to join the roster at Greenville County Square, a $1 billion mixed-use redevelopment in downtown Greenville. Mama’s Comfort Food & Cocktails, Leo’s Italian Social, CRÚ Food & Wine Bar and MOA Korean Barbeque have signed on to join the 40-acre project, which will be anchored by a Whole Foods Market grocery store. The new concepts bring the number of committed eateries at Greenville County Square to 15, including The Perch Kitchen & Tap, The Salty Donut, ​​Ben & Jerry’s and JINYA Ramen. Other tenants will include Pins Mechanical, Fairway Social, Sports & Social and Agave Bandido as the entertainment anchors and national retailers William Sonoma and Pottery Barn. The development also houses Greenville County’s newly opened 250,000-square-foot administrative building.

CAMBRIDGE, MASS. — New England Development has added two new food-and-beverage concepts to CanalSide Food + Drink, a food hall located within its Cambridgeside mixed-use development. Juicygreens and Far Out Ice Cream will join the roster at CanalSide, which opens on Friday, Oct. 25. Other concepts at the food hall include anoush’ella, Caffé Nero, Chilacates, DalMoros Fresh Pasta To Go, Fresh, InChu, Lala’s Neapolitan-ish Pizza, Nu Burger, Sapporo Ramen, Teazzi Tea Shop and C-Side Bar.

EL CAJON, CALIF. — Marcus & Millichap has arranged the sale of a mixed-use property located at 245 E. Main St. in downtown El Cajon. Syrian Investments acquired the asset from Ronald L. Bain for $2.6 million. The buyer plans to occupy the building and open its second restaurant on the street occupying the ground floor. Built in 2007, the fully vacant building offers 10,734 square feet of retail, office and apartment space, a rear parking lot, roll-up door, alley access and Main Street frontage. Nick Totah and Joseph Gutierrez of Marcus & Millichap represented the seller, while Na’il Salem of Premiere Homes procured the buyer in the deal.

BAYTOWN, TEXAS — Fidelis Realty Partners has broken ground on the redevelopment of San Jacinto Mall, a regional shopping mall located roughly 25 miles east of Houston in Baytown.  Dubbed San Jacinto Marketplace, the current phase of development will include 500,000 square feet of retail and restaurant space alongside Pelican Green, a public green space. The development in total is expected to span 105 acres and include residential, hospitality and office components upon completion.  Fidelis originally purchased 40 acres of the mall property, which opened in 1981, in July 2015 with a goal of owning 100 percent of the land for redevelopment. This process took Fidelis six years, with the final buildings — which were occupied by JCPenney and Macy’s — acquired by the locally-based firm in 2021.   The mall officially stopped operations in 2022, and Fidelis concurrently signed an agreement with the City of Baytown to pay $3.5 million as compensation and reimbursement as the project is being redeveloped. CELINA, TEXAS — Lowe’s Home Improvement will open a 94,000-square-foot store in Celina, located at the convergence of Collin and Denton counties in North Texas. The North Carolina-based retailer will join the tenant roster at The Crossing at Moore Farm, a 100-acre mixed-use development located along Preston Road. The store will be situated on a 14-acre site, and Lowe’s expects to receive its certificate of occupancy by March 2027.

SNELLVILLE, GA. — JLL has arranged the sale of Presidential Commons, a 264,271-square-foot shopping center located in Snellville, a northeast suburb of Atlanta. Kroger anchors the property, which was 89 percent leased at the time of sale. Other tenants at the center include Petco, Ulta Beauty, Burlington, Five Below and Aaron’s. SITE Centers sold the property to Sterling Organization for an undisclosed price. Jim Hamilton, Brad Buchanan, Andrew Michols and Anton Serafini of JLL represented the seller in the transaction.

SUGAR HILL, GA. — Ackerman & Co. has formed a partnership with Novare Group to develop an unanchored retail center in Sugar Hill, a northeast suburb of Atlanta in Gwinnett County. The project will comprise two buildings spanning 6,035 square feet and 7,240 square feet adjacent to Novare’s 306-unit Conclave Sugar Hill multifamily community, which was delivered recently. Kelly Wilson of Ackerman Retail, a division of Ackerman & Co., will spearhead the leasing efforts for the project, which will be developed on a four-acre site on Hillcrest Drive. Ackerman Retail will target homegrown and regional restaurants, fast-casual eateries, boutiques and shops for the project, with flexible space options starting at 1,260 square feet.

CHICAGO — SVN Chicago Commercial has brokered the sale of a historic building totaling 16,400 square feet in the city’s Wicker Park neighborhood for an undisclosed price. The property, built in 1907, is located at 1934 W. North Ave. near The Robey Hotel. Tim Rasmussen, Adam Napp and Chad Schroedl of SVN represented the undisclosed seller. The buyer, Envoi Partners LLC, plans to renovate the building and add nine rental units on the second and third floors. The property served as the filming location for MTV’s “The Real World Chicago” in 2001, and was later home to Cheetah Gym and Verge Gym.
