FAIRHOPE, ALA., AND FORT MYERS, FLA. — Regency Centers has acquired an 11-acre land parcel for the development of The Shoppes at Fairhope Village, which is part of the Fly Creek Village planned unit development. The retail center will feature 84,740 square feet composed of a 54,340-square-foot Publix and additional small shops, restaurants and service-oriented businesses. There will also be three outparcels. The center is slated to open in summer 2009. In downtown Fort Myers, Regency has opened the second phase of First Street Village shopping center, an 88,026-square-foot property located at the intersection of McGregor Boulevard and Altamont Avenue. Linda’s Nails will be located in a 1,271-square-foot space, and lease negotiations are underway with a fine jewelry and repair shop, sub shop, liquor store, hair salon and pizza café. Current tenants include Publix, Starbucks and First Watch restaurant. The shopping center began construction in October 2006 and is part of the First Street Village mixed-use development.

NASHVILLE, TENN. — Seattle, Wash.-based Nordstrom will open a three-level, 149,000-square-foot store at The Mall at Green Hills in Nashville. The store is slated to open in fall 2010 and will be the first Nordstrom in Tennessee. The Mall at Green Hills is a 735,000-square-foot retail center anchored by Macy’s and Dillard’s, located at 2126 Abbott Martin Rd.

GREENWOOD AND INDIANAPOLIS, IND. — Indianapolis-based Thomas English Retail Real Estate opened two The RoomPlace at Harlem Furniture locations in metro Indianapolis. The first store is a 30,000-square-foot location at the 168,000-square-foot Greenwood Shopping Center in Greenwood, on the site of the former Frank’s Nursery & Crafts. The second location is a 33,000-square-foot store at the 158,000-square-foot Castleton Square Pavilion in Indianapolis. The new stores mark the first time for the Chicago-based furniture retailer outside of Chicagoland.

RICHMOND, IND. — Cincinnati-based Grubb & Ellis|West Shell Commercial has completed the sale of Richmond Village Shopping Center, an 11,800-square-foot shopping center located at 3276-3746 National Rd. in Richmond, for $4.1 million. The strip center is 100 percent occupied by a tenant roster that includes Starbucks Coffee, Chipotle, Aspen Dental, Great Clips and The Cellular Connection. It is situated on an outlot in front of newly constructed Kohl’s and Menard’s locations. Chris Prosser and Jeff Johnston of Grubb & Ellis|West Shell Commercial, along with Scot Courtney of Grubb & Ellis|Harding Daum, represented the seller, Cincinnati-based Anchor Properties. The California-based buyer was represented by Ken McLeod and Parker Douglass of Grubb & Ellis’ Los Angeles office.

STEPHENVILLE, TEXAS — Marcus & Millichap has closed the sale of Stephenville Retail Center in Stephenville. Gavin Kam and Brad Kam of the firm's Dallas office marketed the property on behalf of the seller, Dallas-based developer Randy Box with Croesus Capital Partners LLC. Richard Ringer and David Levy of Marcus & Millichap's West Los Angeles office represented the buyer, a California-based limited liability company. The 100 percent leased center, which includes tenants such as Cold Stone Creamery, AT&T Wireless, GameStop and Wing Stop, is located on Washington Street.

ROSEMEAD, CALIF. — Richard Longobardo of Marcus & Millichap’s Ontario, Calif., office represented the seller in the disposition of an 8,000-square-foot retail center in Rosemead. An undisclosed buyer acquired the property for $1.4 million or $175 per square foot. Located at 1600 N. Potrero Grande, the property is a sale/lease-back offering and has had a successful owner/user in occupancy since 1995.

CINCINNATI — Jacksonville, Fla.-based Regency Centers has acquired two shopping centers located at the intersection of Kenwood and Montgomery roads in Cincinnati. Sycamore Plaza is a 355,070-square-foot, three-story property, and is occupied by Barnes & Noble, Macy’s Furniture, Old Navy, Dick’s Sporting Goods, Linens ‘N Things, Staples and Jared Jewelers. Sycamore Crossing is a three-building, 35,144-square-foot property, and is occupied by Fresh Market, Starbucks Coffee, Verizon, FedEx and Sprint. The acquisition price was undisclosed.

PERKINS TOWNSHIP, OHIO — Hoty Builders, an affiliate of Hoty Enterprises, has completed construction of Commerce Plaza, a 10,200-square-foot shopping center located on U.S. Highway 250 in Perkins Township. The center is anchored by Plato’s Closet, which opened in March. Hoty also recently completed the interior build-out for another tenant, AAA, which has also opened.

NEWARK, N.J. — Urstadt Biddle Properties has acquired a 60 percent interest in a new limited partnership that purchased Ferry Plaza Shopping Center in Newark. The 100,491-square-foot retail center is anchored by a 63,433-square-foot Pathmark Supermarket and includes tenants such as Blockbuster Video, GNC, Carvel and Subway.
