COSTA MESA, CALIF. — CBRE has brokered the sale of a mixed-use property located at 2027-29 Harbor Blvd. in Costa Mesa. A private investor acquired the asset from a privately held partnership for $3.2 million, or $425 per square foot. Both parties are based in Orange County. The mixed-use property features 12 residential apartments and street-front retail space spread across four buildings, totaling 7,530 square feet. The three multifamily buildings offer eight studio units, two one-bedroom units and two two-bedroom units. The property also features surface parking, a community laundry room and storage lockers. Additionally, there is a 1,942-square-foot street-front commercial building, occupied by an auto trim business. Dan Blackwell and Mike O’Neill of CBRE represented the seller and buyer in the transaction.

TUCSON, ARIZ. — Cushman & Wakefield | PICOR has arranged the sale of a 9,363-square-foot retail space located at 1028, 1034, 1040, 1046 E. Broadway Blvd. and 18, 70 and 110 S. Fremont Ave. in Tucson. Wildcat Smoke Shop Inc. acquired the property from Belmont Brothers LLC for $1.2 million. Rob Tomlinson of Cushman & Wakefield | PICOR represented the seller, while Mark Hays of Tierra Antigua Realty represented the buyer in the deal.

SALISBURY, MD. — KLNB has brokered the $14.2 million sale of College Square Shopping Center in Salisbury. Tenants at the center, which was 97 percent leased at the time of sale, include Dollar Tree, BioLife Plasma, Ace Hardware and Planet Fitness. Chris Burnham, Vito Lupo, Andy Stape and Jake Furnary of KLNB’s Retail Capital Markets team arranged the sale on behalf of the seller, Rockford Capital Partners, which has owned the property since 2015. The buyer was not disclosed.

NAVARRE, FLA. — CBRE has arranged a $12.9 million loan for the refinancing of Wynnehaven Plaza, a 64,995-square-foot shopping center located at 10040 Navarre Parkway in Navarre. A 48,387-square-foot Publix grocery store anchors the center, which was completed earlier this year. Seven other tenants occupy the fully leased property, including a coffee shop, primary care clinic, ice cream parlor and a nail salon. Richard Henry, Mike Ryan, Brian Linnihan and Taylor Crowder of CBRE secured the financing on behalf of the borrower, Atlanta-based Branch Properties, through 40|86 Mortgage Capital.

COLONIE, N.Y. — Axiom Capital Corp., a New York-based commercial finance and advisory firm, has arranged an $8.6 million loan for the refinancing of a 107,245-square-foot retail property in Colonie, located just outside of Albany. The property consists of nine buildings, some of which contain office space, on a 15.8-acre site. The nonrecourse loan was structured with a fixed interest rate and a five-year term. The borrower and direct lender were not disclosed.

MIAMISBURG, OHIO — Friedman Real Estate has brokered the sale of Prestige Plaza in Miamisburg, a southern suburb of Dayton. The sales price was undisclosed. The retail center, which totals 22,661 square feet, is home to tenants such as Leslie’s Pool Supplies. Rich Deptula of Friedman represented the undisclosed buyer and seller. Ten-X was the auction partner.

OXNARD, CALIF. — Marcus & Millichap Capital Corp. (MMCC) has arranged a $7.5 million loan for the acquisition of a 37,500-square-foot single-tenant retail property located in Oxnard. Esporta Fitness occupies the building, which was constructed in 1970 and renovated in 2017. Ron Balys of MMCC secured the financing on behalf of the buyer.

Central Florida retail is alive, well and growing, thanks in large part to Florida’s continuing resilience to the nation’s economic challenges. Thousands of people are moving to the state each week, the Orlando area’s economy continues to diversify beyond tourism and residents continue to show confidence with their retail spending. That said, there are significant challenges facing new retail developments, due to the cost of construction and other inflationary pressures. We expect this to be a major issue for the rest of this year, and it will require thoughtful planning for everyone involved in these projects. As we look at the remainder of 2023, we see two big takeaways: • For brick-and-mortar retail, it’s important for developers and owners to bring in concepts that are new and fresh. In some cases, this involves established retailers getting creative with their spaces, like what Macy’s is doing with its new Market by Macy’s concept, which uses a smaller footprint than traditional Macy’s stores.  • To make new retail developments happen, developers, landlords and tenants need to be inventive in how they structure deals, whether it’s sharing in construction cost overages or giving tenants more time to get their spaces ready. NEW ORLEANS —SRSA Commercial Real Estate has arranged the sale of Algiers Plaza, a 228,000-square-foot shopping center located at 4100 General De Gaulle Drive in New Orleans. Tenants at the property include Winn-Dixie, Walgreens, Ross Dress for Less, T.J. Maxx, Petco, Five Below and Chick-fil-A. Steve Reisig, Kirsten Early and Christopher Robertson Jr. of SRSA, along with Scott DeYoung and Jeff Conover of Faris Lee Investments, represented the seller, N3 Real Estate, in the transaction. The buyer and sales price were not disclosed.

HOUSTON — Dallas-based brokerage firm STRIVE has negotiated the sale of Greenwillow Shopping Center, a 10,033-square-foot, fully leased retail strip center in northwest Houston. According to LoopNet Inc., the property was built in 2003. Michael Hill and Jake Dutson of STRIVE represented the seller, a California-based private investor, in the transaction. The duo also procured the buyer, a local investor. Both parties requested anonymity.
