ATLANTA — Ardent Cos. plans to add a food-and-beverage destination within its Piedmont Center office campus in Atlanta’s Buckhead district. Dubbed Oxton, the project will transform 35,000 square feet of ground-level office space along Piedmont Road to a collection of eateries that will spill into Piedmont Center’s tree-lined courtyard. Atlanta-based Square Feet Studio Architects is leading the design that will span about an acre of the campus. Ardent plans to break ground in the third quarter. Piedmont Center comprises about 2 million square feet of offices and connects to PATH400, a greenway connecting various neighborhoods in the Buckhead area. Along with consulting on Oxton, Bridger Properties will handle the retail leasing assignment. Westbridge is also a consultant for the project.

MIAMI — Club Studio, a fitness retail concept and part of Fitness International LLC, has signed a 38,400-square-foot lease at Grove Central, a mixed-use development underway in Miami’s Coconut Grove neighborhood. A joint venture between Miami-based developers Terra and Grass River Property is developing Grove Central, which is expected to open in 2024. The project will feature a 23-story residential tower with 402 multifamily, workforce and co-living units, a new 1,250-space public parking garage and a total of approximately 170,000 square feet of neighborhood-oriented retail space. Other retailers committed at the project include Target, Sprouts Farmers Market, Total Wine and Five Below. Grove Central is situated adjacent to the Coconut Grove Metrorail station, The Underline linear park and U.S. Highway 1.

WOODRIDGE, ILL. — Marcus & Millichap has arranged the $9.5 million sale of Main Street at Seven Bridges in the Chicago suburb of Woodridge. The 49,115-square-foot retail property is located at 6440 Main St. Alex Perez and Chris Garavaglia of Marcus & Millichap represented the seller, a private investor. Buyer information was not provided.

HOUSTON, KATY AND LEAGUE CITY, TEXAS — Gordon Food Service, which provides packaged and fresh food products to restaurant owners and other foodservice professionals, will open six new stores in metro Houston. The stores will represent the first Texas locations for the brand and will span between 25,000 and 30,000 square feet. Four stores are opening today in Houston, Katy and League City, with the other two stores debuting in Houston at a later date.

IOWA — Matthews Real Estate Investment Services has arranged the sale of four properties occupied by Shine Shop Car Wash in Iowa for an undisclosed price. The properties are located at 3301 N. Ankeny Blvd. in Ankeny, 1400 SE University Ave. in Waukee, 601 NE Cypress Drive in Grimes and 6035 Merle Hay Road in Johnston. Beryl Grant and Clay Smith of Matthews represented the buyer, Rocket Car Wash, a national chain looking to expand particularly in the Iowa market. The seller was a private investor.

Located at the northwest corner of 13 Mile and Mound roads, the shopping center totals roughly 100,000 square feet. Michael Murphy and Bill McLeod of Gerdom Realty & Investment represented the landlord, Shango Enterprise Group.

INDIAN TRAIL, N.C. — Legacy Realty Group Advisors has arranged the sale of Union Town Center, a 102,360-square-foot shopping center located in Indian Trail, roughly 15 miles southeast of Charlotte. Food Lion, Workout Anytime and Dollar Tree anchor the property. Jacob Baruch and Daniel Baruch of Legacy represented both the buyer and seller in the $16.2 million transaction. Both parties requested anonymity.

LAWRENCEVILLE, GA. — ShopOne Centers REIT Inc., with joint venture partners Pantheon and an institutional investor, has acquired Bethesda Walk, a 68,271-square-foot shopping center located in Lawrenceville, roughly 30 miles northeast of Atlanta. Walmart Neighborhood Market anchors the property, which was 98 percent occupied at the time of sale. Other tenants at the center include Subway, Wingstop and Metro by T-Mobile. The seller and sales price were not disclosed.

FORT WORTH, TEXAS — SRS Real Estate Partners has arranged the $6.1 million sale of a 13,426-square-foot, single-tenant retail property in Fort Worth that is net leased to CVS. The property was built on 2.3 acres in 2020. Matt McNeill of SRS represented the buyer, a California-based private investor, in the transaction. Thomas Co. represented the undisclosed seller.

SOMERSET, N.J. — Marcus & Millichap has brokered the $7 million sale of a gas station and convenience store located in the Northern New Jersey community of Somerset. QuickChek occupies the property, which is located immediately off I-287. Matthew Klang and Michael Tuccillo of Marcus & Millichap represented the undisclosed seller and developer in the transaction. John Horowitz of Marcus & Millichap assisted in closing the deal, additional terms of which were not disclosed, as the broker of record.
