SRS Negotiates $1.5M Sale of Panama City Beach Store Leased to Green Dragon Cannabis

PANAMA CITY BEACH, FLA. — SRS Real Estate Partners’ National Net Lease Group has negotiated the $1.5 million sale of a retail property in Panama City Beach triple-net leased to Green Dragon, a chain of retail cannabis dispensaries in Florida and Colorado. The 5,164-square-foot store is located at 917 Harrison Ave. and has a new 10-year lease in place. Patrick Nutt, William Wamble and Daniel Becker of SRS represented the seller, a Florida-based private investor, as well as the buyer, a private 1031 exchange buyer, in the transaction. Both parties requested anonymity. The sale of the Panama City Beach Green Dragon is the 17th transaction of a cannabis dispensary that SRS has brokered in the state of Florida, for a total of just under $50 million.

EAST RUTHERFORD, N.J. — Asian-American grocer H Mart has opened a 38,000-square-foot store within American Dream, a megamall and entertainment destination located within the Meadowlands sports complex in Northern New Jersey. Chuck Lanyard of The Goldstein Group and Jeff Chaus of Chaus Realty represented H Mart, which now operates more than 100 stores worldwide, in the lease negotiations. Canadian conglomerate Triple Five Group owns American Dream.

ITEX, Time Warp to Develop Cinema-Themed BTR Project in Fayetteville, Arkansas

FAYETTEVILLE, ARK. — The ITEX Group and Time Warp Enterprises have released plans for The Aronson, a build-to-rent (BTR) project in Fayetteville that will be anchored by a new moviegoing concept from Austin, Texas-based theater chain Alamo Drafthouse Cinema. The Aronson’s 214 units will be available as single-family, duplex or triplex configurations. Amenities will include a clubhouse, fitness center, pool, playgrounds, dog parks and bike parking. The project is anticipated to deliver by 2024. The Aronson will be home to Alamo Drafthouse Cinema + Drive-In, developed via a partnership among Catchlight Entertainment, ITEX and Time Warp. In addition to eight indoor movie screens, with a total of 798 reclining theater seats, the concept also includes a permanent outdoor drive-in theater with a beer garden and parking for cars and bikes. The Aronson is named for cinema pioneer and Arkansas native Max Aronson, whose screen name was Gilbert “Bronco Billy” Anderson. Aronson starred in several silent films in the early part of the 20th century as Bronco Billy. He also was a producer on “The Tramp,” a film released in 1915 and recognized as one of Charlie Chaplin’s first well-known performances.

Tishman Speyer Inks Two Restaurant Deals at The Spiral in Manhattan

NEW YORK CITY — Tishman Speyer has inked deals with chef Gabriel Kreuther and his business partners to open two new restaurants at The Spiral, the locally based real estate giant’s 65-story office tower in Manhattan’s Hudson Yards district. One concept will be a 5,700-square-foot full-service restaurant serving lunch and dinner that will be located on the corner of 34th Street and Hudson Boulevard. On the corner of 35th Street and Hudson Boulevard, the team will launch an all-day café serving breakfast and lunch. Both openings are slated for 2024.

Goodwill Store in Glen Carbon, Illinois Reopens Following Renovations

GLEN CARBON, ILL. — The Goodwill store in Glen Carbon, about 14 miles northeast of St. Louis, has reopened following months of renovations. The store at 210 Junction Drive has been reconfigured from 12,500 square feet of retail space and 3,000 square feet of backend space to 10,000 square feet of retail space and 4,850 square feet of backend space. The expanded backend space will help with the increase in donations the store has received. Additional renovations to the exterior will be made this spring. An entirely new donation reception area will be built with the addition of two new docks and enhanced accessibility, as the drop-off area will no longer require the use of stairs.

Starbucks Inks Two New Retail Leases in Wisconsin

NEW RICHMOND AND SPARTA, WIS. — Starbucks has signed two new retail leases in Wisconsin. Each lease totals 2,460 square feet. The first property is located at 124 Grant Way in New Richmond, about 45 miles northeast of Minneapolis. The other is at 630 S. Black River St. in Sparta, about 28 miles east of La Crosse. Tony Colvin of Mid-America Real Estate represented Starbucks. The landlords for both properties were Jacques Holdings LLC and OLH II LLC.

SAN TAN VALLEY, ARIZ. — Marcus & Millichap has arranged the sale-leaseback of a retail property located at 1732 W. Hunt Highway in San Tan Valley. A limited liability company sold the property to an undisclosed buyer for $6.1 million. Super Star Car Wash occupies the 4,517-square-foot on a net-leased basis. Zack House, Mark Ruble and Chris Lind of Marcus & Millichap’s Phoenix office represented the seller. Ryan Sarbinoff of Marcus & Millichap served as the Arizona broker of record in the deal.

Selig to Reimagine, Rebrand 9.4-Acre Lenox Marketplace Retail Center in Atlanta

ATLANTA — Selig Enterprises has unveiled plans for the renovation and rebranding of Lenox Marketplace in Atlanta, now known as The Block at Phipps. Located in the Buckhead neighborhood at the confluence of Peachtree Road, Wieuca Road, Oak Valley Road and Prichard Way, the property comprises 9.4 acres. Renovations are scheduled to begin in the second quarter of this year. Capital improvements will include the addition of a 30-foot, open-air corridor to connect the sidewalk along Peachtree Road and the parking deck. Selig, which acquired the property with an investment partner in 2020, also plans to transform the space along Peachtree and Oak Valley roads with new façades, landscaping, programming and enhanced walkways. ASD|SKY is providing architecture and environmental design services for the project.

WANTAGH, N.Y. — The French Workshop has opened a 3,750-square-foot artisanal bakery and café at Willow Wood Shopping Center in the Long Island community of Wantagh. Robert Delavale of the Breslin Realty represented the landlord in the lease negotiations on an internal basis. Cary Fabrikant, also with Breslin Realty, represented the tenant. Other tenants at the center include Starbucks, Petco and Jovia Financial Credit Union.
