NEEDHAM, MASS. — Fantini & Gorga, a mortgage banking firm based in metro Boston, has arranged $10 million in acquisition financing for a portfolio of four retail properties occupied by Walgreens in the Northeast. Three of the properties are located in Massachusetts, and the fourth is in New York. Casimir Groblewski and Colin Monahan of Fantini & Gorga arranged the debt through multiple banks on behalf of the borrower, Union Station LP, which acquired the portfolio via a 1031 exchange.

WATERTOWN, MASS. — Seven new tenants have committed to spaces at Arsenal Yards, a mixed-use development in Watertown, located roughly 10 miles outside Boston. Tea One Tea House, Skin Laundry, Restore Hyper Wellness and GNC have recently opened stores, and Blackbird Doughnuts is scheduled to open this fall. Chip City and Medium Rare have also signed leases at the development, with Chip City scheduled to open later this year. A partnership between Wilder Cos. and Boylston Properties owns Arsenal Yards.
CARLSBAD, CALIF. — CBRE has brokered the $23.5 million sale of three restaurant properties in Carlsbad. Reg Kobzi, Michael Peterson, Joel Wilson, Philip Voorhees, Megan Lanni and Eric Shain of CBRE represented the seller, CPT/SC Title Holding Corp., in the disposition of the properties to separate buyers. Creekside Shops LLC purchased a 10,262-square-foot building leased to King’s Fish House at 5625 Paseo Del Norte for $10.3 million. An undisclosed buyer purchased a 7,166-square-foot P.F Chang’s located at 5621 Paseo Del Norte for $5.7 million. K Ishii Manhattan Ave LLC acquired a 10,470-square-foot B’s Restaurant property located at 5613 Paseo Del Norte for $7.5 million. Rockefeller Group Breaks Ground on 1072 West Peachtree Mixed-Use Tower in Midtown Atlanta

ATLANTA — Rockefeller Group has broken ground on 1072 West Peachtree, a mixed-use high-rise tower in Midtown Atlanta. At a planned height of 730 feet, the tower is slated to be the tallest building delivered in Atlanta in the past 30 years, according to Rockefeller. Situated at the corner of 12th and West Peachtree streets, the property will comprise more than 350 luxury apartments and amenities situated atop 224,000 square feet of flexible, Class A offices and 6,400 square feet of street-level retail space. Sumitomo Mitsui Trust Bank Ltd. is providing construction financing in the form of a senior loan to Rockefeller. A joint venture between Rockefeller, Japan-based Taisei USA LLC and Mitsubishi Estate New York is providing equity. Atlanta-based TVS was the lead architect for 1072 West Peachtree. A construction timeline was not disclosed.
Marcus & Millichap Arranges $4.6M Acquisition Financing for Single-Tenant Retail Property in Fremont, California

FREMONT, CALIF. — Marcus & Millichap Capital Corp. has arranged a $4.6 million loan for the acquisition of a single-tenant retail property located in Fremont. Ron Balys of Marcus & Millichap arranged the 10-year financing on behalf of the undisclosed borrower. Red Lobster occupies the property.
LEESBURG, FLA. — SRS Real Estate Partners has brokered the $7.5 million sale of Leesburg Marketplace, an 81,071-square-foot shopping center located at 1101 W. North Blvd. in Leesburg. Kyle Stonis and Pierce Mayson of SRS represented the seller, a private investor based in Florida, in the transaction. The buyer was a Florida-based entity doing business as JTT Eagles LLC. Situated on 9.4 acres about 40 miles northwest of Orlando, Leesburg Marketplace was 90 percent leased at the time of sale to tenants including Ollie’s Bargain Outlet and Dollar Tree.
SHELBY TOWNSHIP, MICH. — The Dufresne Spencer Group LLC dba Ashley HomeStore has signed a lease for 48,700 square feet of retail space in Shelby Township, a northern suburb of Detroit. Dufresne Spencer Group is the largest Ashley Furniture licensee globally, owning and operating more than 163 Ashley retail stores, 29 distribution centers and three corporate offices. The Shelby Township store is slated to open in the fourth quarter. Brian Whitfield of Colliers Detroit represented the tenant in the lease.
HOUSTON — JLL has arranged the sale of two adjacent shopping centers totaling 93,757 square feet in Houston. Sunridge Shopping Center and Westchase Plaza total 49,359 and 44,398 square feet, respectively, and are located at the northwest and southwest corners of Westpark Drive and South Gessner Road in the city’s Westchase district. Ryan West, John Indelli, Clay Anderson and Ryan Olive of JLL represented the seller, Houston-based Whitestone REIT, in the transaction. An entity controlled by Houston-based Bridgewell Property Management acquired both assets for an undisclosed price.
HOUSTON — Six tenants have signed leases at West on West, a 90,000-square-foot mixed-use development that is under construction in Houston. Tsujita Artisan Noodle will open a 2,814-square-foot restaurant at the property, and Paris Baguette has committed to 3,150 square feet. Korean dessert concept SomiSomi and boba chain The Alley have also leased 1,637 and 2,436 square feet, respectively. Additionally, Lady M will open a 2,793-square-foot bakery next spring, and Kaiten-sushi Ginza Onodera will debut a 3,976-square-foot restauraunt at the development in spring 2025. Heather Nguyen internally represented the landlord, NewQuest Properties, in the lease negotiations. Cobo Fajardo of NewQuest also represented the landlord in the leasing negotiations with Lady M. Rebecca Le of NewQuest represented The Alley, and Joe AmecAngelo of CBRE represented Paris Baguette.
GEORGETOWN, TEXAS — San Antonio-based investment firm Headwall Investments has acquired The Market at Georgetown, a 54,994-square-foot shopping center located on the northern outskirts of Austin. The unanchored neighborhood center is home to tenants such as Pok-e-Jo’s Smokehouse, House of Gainz and Double Dave’s Pizzaworks. The seller and sales price were not disclosed.
