— By Walt Brown Jr. of Diversified Partners —  Metro Phoenix continues to post strong retail market conditions, supported by expansion-ready corridors, dense and established trade areas, sustained population growth and retail sites positioned at major intersections with strong traffic counts. Even with shifting capital markets and more disciplined underwriting, retail remains one of the metro’s more consistent performers heading into 2026. A defining constraint today is the limited availability of well-located, credit-tenant triple-net product for sale. This is particularly true in “A” locations within “A” trade areas. That scarcity is keeping competition elevated for stabilized assets and reinforcing pricing for deals that offer clean income, durable tenancy and long-term visibility. At the same time, demand for credit-tenant, triple-net transactions remains strong across Arizona, with Metro Phoenix continuing to attract a meaningful share of that activity. A key driver has been capital migration and reinvestment from higher-cost Western markets, including owners selling assets in California and the Pacific Northwest and redeploying proceeds into Phoenix-area retail. SANFORD, FLA. — The Ardent Cos. has received approval from the City of Sanford, a city in the Orlando MSA, for the redevelopment of Seminole Towne Center, a former shopping mall spanning 1.1 million square feet. The redevelopment includes construction of a new 164,585-square-foot Costco store on the 76-acre site. Taking place of the former Macy’s department store, the Costco location will include a gas station, tire center and liquor store. Ardent plans to begin site work and demolition this summer, with the Costco opening slated for second-quarter 2027. Over the past 12-plus months, the Atlanta-based owner and developer has acquired more than $115 million in six ground-up mixed-use development and redevelopment projects across the Southeast.

SPRING, TEXAS — Marcus & Millichap has brokered the sale of Cypresswood Crossing, a 107,185-square-foot retail and office complex in the northern Houston suburb of Spring. Cypresswood Crossing consists of two buildings on a 5.6-acre site: a 90,818-square-foot multi-tenant building with both retail and office space and a 16,367-square-foot retail center. Chris Gainey and Philip Levy of Marcus & Millichap represented the seller, a Dallas-based private investment firm, in the transaction. Levy and Scott Abeel procured the buyer, a Houston-based private equity firm. Both parties requested anonymity.

PEARLAND, TEXAS — Partners Real Estate has arranged the sale of a 13,600-square-foot retail property in the southern Houston suburb of Pearland. According to LoopNet Inc., the property at 11713 Shadow Creek Parkway was built in 2008. Marc Peeler and Peyton Nichols of Partners represented the undisclosed seller in the transaction. The buyer was Fondren Orthopedic Group.

HERMANTOWN, MINN. — Kraus-Anderson has completed construction of the $24.7 million NorthStar Ford Arena in Hermantown within northeast Minnesota. Designed by DSGW Architecture, the project encompasses a 77,595-square-foot, two-story ice arena addition. The arena includes team spaces, an ice operations center and a 360-degree viewing mezzanine with walking track that is free to use and open to the public. There are nearly 700 individual spectator seats accessible through a south-oriented lobby. For over three decades, the Hermantown Arena has provided a home for youth hockey leagues and teams. It has also served as a gathering place for community members, including school district physical education classes, adult hockey leagues, broomball, fitness organizations and hockey camps. Recognizing the need for expansion, local voters in 2022 approved a city sales tax increase to fund the transformation of the existing arena into the NorthStar Ford Arena.

LEANDER, TEXAS — Marcus & Millichap has brokered the sale of a 9,917-square-foot retail strip center in the northern Austin suburb of Leander. Built in 2018, the center houses five suites and is home to tenants such as Verizon and ATI Physical Therapy. Coleman Solomon, Philip Levy, Joseph Jaques and Ron Hebert of Marcus & Millichap represented the seller and procured the buyer, both of which were private investors who requested anonymity, in the transaction.

LANSING, MICH. — Pita Way has signed a 1,400-square-foot lease to open at The Marketplace at Delta Township in Lansing. Michael Murphy of Gerdom Realty & Investment represented the tenant. The transaction marks the sixth Pita Way location that Gerdom helped the tenant secure in the past year. Eric Unatin of Mid-America Real Estate Group represented the undisclosed landlord.

CORPUS CHRISTI, TEXAS — Disney Investment Group (DIG), a Dallas-based brokerage firm, has arranged the sale of Moore Plaza, a 379,035-square-foot retail power center in Corpus Christi. Major users among the center’s roster of 40 tenants include Hobby Lobby, Mardel, Marshalls, Burlington, Old Navy, Office Depot, Total Wine & More, Half Price Books and Pet Supplies Plus. David Disney and Adam Crockett of DIG represented the undisclosed seller in the transaction and procured the buyer, Chicago-based investment firm Bridge33. The deal follows DIG’s closing of the sale of Huntington Square, a 90,768-square-foot shopping center in Corpus Christi, for a combined sales price of roughly $97 million.

DENVER — Cushman & Wakefield has brokered the sale of Leetsdale Marketplace, a 111,669-square-foot grocery-anchored retail center at 7150 Leetsdale Drive in Denver. Legacy Capital Partners sold the asset to a partnership led by Citivest Commercial for $13 million. Jon Hendrickson and Aaron Johnson of Cushman & Wakefield represented the seller in the transaction.

SAN FRANCISCO —TMG Partners and equity partner Bridges Capital LLC have acquired Metreon, a 320,000-square-foot, vertically oriented shopping center in downtown San Francisco. Built in 1999, the retail and entertainment destination is anchored by Target and a 16-screen AMC Theatres that features the tallest IMAX screen in North America. Locally based TMG and Bridges Capital purchased the four-story property from Acore Capital in a deed-in-lieu transaction. The sales price was not disclosed. The City and County of San Francisco will continue to retain ownership of Metreon’s ground lease through at least 2082, according to the San Francisco Business Times. The news outlet also reported Acore Capital was the mortgage lender for Metreon on behalf of the previous owner, Starwood Capital Group. “This investment in Metreon is a powerful vote of confidence in our downtown recovery,” says San Francisco Mayor Daniel Lurie. “We’re grateful for [TMG’s] partnership as we work to accelerate San Francisco’s comeback.” Metreon is located at 135 4th St. at Mission in the city’s Yerba Buena neighborhood. The property includes City View at Metreon, a 31,000-square-foot events venue with floor-to-ceiling windows offering views of the San Franisco skyline.
