ABERDEEN, N.J. — Marcus & Millichap has arranged the $2.1 million sale of a 3,378-square-foot retail property net-leased to Amboy Bank in Aberdeen, a southern suburb of New York City. Located at 1147 State Route 34, the property sits as an outparcel to a retail center anchored by grocer Stop & Shop. Jason Petrick of Marcus & Millichap represented the buyer, a limited liability company, in the transaction. The buyer was an out-of-state1031 exchange buyer that acquired the asset in an all-cash deal.

AUSTIN, TEXAS — Marcus & Millichap has arranged the sale of Gateway to Falconhead Buildings A & F, two retail properties totaling 19,772 square feet in Austin. The buildings are part of the Falconhead master-planned development on the city’s west side. Ethan Offenbecher of Marcus & Millichap represented the seller, a limited liability company, in the transaction. A Texas-based 1031 exchange investor acquired the asset for an undisclosed price.

BELMONT, CALIF. — SRS Real Estate Partners has negotiated the sale of Shops at El Camino Real, a retail center located at 1200 El Camino Real in Belmont. A Northern California-based private investor sold the asset for $9.5 million, or approximately $1,200 per square foot. Peet’s Coffee & Tea, Detox Kitchen & Juice Bar, Menchie’s Yogurt, SuperCuts, Toto’s Pizzeria and AT&T are tenants at the two-building, 8,014-square-foot retail center. Built in 1999, the property is an outparcel to a Safeway-anchored retail center. Chris Tramontano, John Redfield and Bruce Frazer of SRS’ National Net Lease Group represented the seller. The Gilmartin Group represented the undisclosed buyer in the transaction.

SOUTH OGDEN, UTAH — Los Angeles-based DWG Capital Group has negotiated the purchase of a single-tenant, net-leased retail property located in South Ogden, approximately 35 minutes from Salt Lake City. A Sacramento, Calif.-based private family trust acquired the property for $6.6 million. Built in 2010, the 14,490-square-foot property is situated on 1.6 acres at 6016 S. 1550 East. A corporate-operated Walgreens occupies the property under a 17-year, triple-net lease. Judd Dunning of DWG Capital Group, along with Mitchell Asset Group, represented the buyer, while Deerfield Partners represented the undisclosed seller in the transaction. Victor Saponari of Quantum Capital Partners arranged debt financing for the buyer.

PHOENIX — CBRE has arranged the sale of a retail property located at 15275 N. 35th Ave. in Phoenix. Arizona-based Evergreen Devco developed and sold the building for California-based Vice Partners for $2.7 million. Wilhelm Automotive occupies the new 5,569-square-foot building on a triple-net lease. The building is part of a retail development by Evergreen Devco. Joseph Compagno, R. Max Bippus and Benjamin Farthing of CBRE’s Net Lease Property Group in Phoenix represented the seller. Dylan Brown and Andrew Fosberg of CBRE Phoenix and California-based Chris Van Keulen of CBRE represented the buyer in the deal.

MENOMONEE FALLS, WIS. — The Boulder Group has arranged the $28 million sale of a 103,611-square-foot property net leased to Pick ‘n Save in Menomonee Falls within metro Milwaukee. Constructed in 2011, the single-tenant building is located on Appleton Avenue. There are approximately 11 years remaining on the lease, which is guaranteed by Kroger. Randy Blankstein and Jimmy Goodman of Boulder represented the seller, a Midwest-based real estate company. A West Coast-based real estate investment company purchased the asset. Roundy’s, now a subsidiary of Kroger, owns Pick ‘n Save.

CANTON, MASS. — Fast-food breakfast chain Dunkin’ (NASDAQ: DNKN) has announced plans to hire 25,000 new employees nationwide as the company looks to lead the charge out of nationwide coronavirus quarantines. Taco Bell recently made a similar declaration, vowing in late May to hire 30,000 workers this summer. With 55,000 planned hires between just two companies, quick-service restaurants could be an early sign of economic recovery during the COVID-19 pandemic. The reliance on drive-thru and pickup orders makes fast food a natural type of restaurant to rebound first. Last Friday, the U.S. Bureau of Labor Statistics reported the unemployment rate was 13.3 percent, down from 14.7 percent in April. Economists expected an increase in unemployment in May, but instead 2.5 million jobs were added during the month. Dunkin’ has more than 9,500 locations in the U.S. and a total of 13,100 locations in 41 countries. Canton-based Dunkin’ launched its first-ever national restaurant employee recruitment advertising campaign through a series of “Dunkin’ Runs on You” national TV broadcast and digital spots that will be aired in English and Spanish beginning today. PLANO, TEXAS — J.C. Penney released an update on its store optimization strategy on Thursday, announcing plans to close 154 stores around the country as part of Phase I of the plan. The closings of those stores are scheduled to begin on Friday, June 12. The Plano-based retailer expects to announce additional closings after Phase I, which will feature store-closing sales at the shuttered locations that are expected to take 10 to 16 weeks to complete. DUNWOODY, GA. — Branch Properties will develop Perimeter Marketplace, a planned 39,150-square-foot shopping center in Dunwoody. A 25,147-square-foot Publix will anchor the property. The developer expects to deliver the project in fall 2021. The 10-acre plot is located just north of Perimeter Mall, 17 miles north of downtown Atlanta. Young Contracting is the general contractor for the project, Phillips Partnership is the architect and Contineo Group is the civil engineer.

INDIANAPOLIS — Indianapolis-based mall owner Simon Property Group has sued Gap Inc. for refusing to pay rent for stores temporarily closed during the coronavirus pandemic, according to The Wall Street Journal. The retailer owes three months of rent amounting to nearly $66 million. The lawsuit was filed in Delaware state court. Both Banana Republic and Old Navy fall under the Gap umbrella of brands. Gap is one of Simon’s biggest tenant in terms of rent. Simon has 412 stores that are leased to Gap, Banana Republic or Old Navy within its portfolio nationwide, according to The Wall Street Journal.
