CHICAGO — Fifield Cos. has signed leases with three restaurants and one retailer to occupy ground-floor space at its Logan Apartments in Chicago. Big Wig Tacos, Jersey Mike’s Subs, K-Fire Korean BBQ and Verizon will occupy a combined 6,800 square feet. Target previously leased 27,000 square feet at the new complex and will serve as the anchor retail tenant. The 220-unit Logan Apartments is slated to open in spring 2020. It is situated on the site of the former Mega Mall in the Logan Square neighborhood.

GRAFTON, WIS. — Cushman & Wakefield | Boerke has negotiated the $2.7 million sale of Creekside Plaza in Grafton, about 25 miles north of Milwaukee. The 11,823-square-foot retail center is located at 2225 W. Wisconsin Ave. It is fully leased to Athletico, Country Financial, H&R Block, Pizza Hut, Royal Nails and Sherwin-Williams. John Kuhn, David Tighe, Matthew Medvecz and Daniel McBride of Cushman & Wakefield | Boerke brokered the sale. Coastal Partners LLC sold the asset to an out-of-state, 1031 exchange buyer.

COLUMBUS, OHIO — Marcus & Millichap has brokered the sale of a 7,776-square-foot building net leased to NAPA Auto Parts in Columbus for $1.7 million. Dan Yozwiak and Nathan Coe of Marcus & Millichap marketed the property on behalf of the seller, a private investor. Joseph Blatner of Marcus & Millichap represented the out-of-state, 1031 exchange buyer. The tenant recently completed an early extension on its lease.

HOUSTON — Iberiabank has sold a 32,090-square-foot retail building located at 9950 Kleckley Drive in southeast Houston. The property sits on a 147,668-square-foot lot with a 63,422-square-foot pad site. Robert Hantgan, Jenny Seckinger and Ace Schlameus of Colliers represented Iberiabank in the sale. Jake Scarborough of CB United represented the buyer, Living Christian Church, which is planning an expansion project on the site.

HOFFMAN ESTATES, ILL. — Sears Holdings Corp. plans to close 96 underperforming stores by February 2020, according to the retailer’s parent company, Transform Holdco LLC. The closings will consist of 51 Sears stores and 45 Kmart stores, leaving 182 operational Sears and Kmart stores remaining in the United States. The closing stores are scattered throughout all regions of the country, including 28 located in California. A full list of store closures can be found here. “Since purchasing substantially all the assets of Sears Holdings Corp. in February 2019, Transformco has faced a difficult retail environment and other challenges,” the company noted in a press release. “We will endeavor to create and deliver value through a strategic combination of our better-performing retail stores and our service businesses, brands and other assets, and expect to realize a significant return on our extensive portfolio of owned and leased real estate.” Ahead of the holiday season, Transform secured a $250 million lifeline financing from lenders including its owner, Eddie Lampert. HARAHAN, LA. — SRS Investment Properties Group has arranged the $15 million sale of Elmwood Oaks Shopping Center, a 136,284-square-foot retail center in Harahan. Academy Sports + Outdoors and Dollar Tree anchor the property, which was 96 percent leased at the time of sale to tenants including Lumber Liquidators and AutoZone. Elmwood Oaks is located at 800 S. Clearview Parkway, eight miles west of downtown New Orleans. Kyle Stonis, Pierce Mayson and Steve Miskew of SRS represented the seller, Regency Centers, in the transaction. The buyer was Property Commerce Dividend Fund LP.

EASTCHESTER, N.J. — Ashkenazy Acquisition Corp. has acquired the 380,000-square-foot Vernon Hills Shopping Center in Eastchester, a northern suburb of New York City, for approximately $125 million. Medical tenants including Lawrence Hospital and its affiliates NY Presbyterian and Columbia Medical practices anchor the center. Retail tenants include Starbucks, New York Sports Club, Barnes & Noble, Gap and American Eagle. Andrew Merin, David Bernhaut, Gary Gabriel, Brian Whitmer, Frank DiTommaso, Kyle Schmidt, Matt Lisk and Al Mirin of Cushman & Wakefield procured Ashkenazy as the buyer. The team also represented the seller, which was undisclosed.

CHICAGO — Uber Capital Group has arranged a $12.5 million loan for the acquisition of Ford City Mall in Chicago. The 1.2 million-square-foot mall is located at 7601 S. Cicero St. JC Penney anchors the property, which is home to more than 135 retailers and restaurants, including a 14-screen AMC Theatres. Joel J. Gorjian of Uber arranged the three-year, fixed-rate loan at 75 percent loan-to-value with a 20-year amortization schedule. A New York-based private real estate investment group was the borrower.

ROBBINSDALE, MINN. — Upland Real Estate Group Inc. has negotiated the $8.9 million sale of a single-tenant retail property occupied by Walgreens in Robbinsdale, about seven miles northwest of Minneapolis. Walgreens has a triple net lease with more than 16 years remaining. The property is situated at the corner of West Broadway and 41st avenues. Buyer and seller information was not disclosed.

GARDEN GROVE, CALIF. — Valore Ventures has completed the sale of a restaurant property located at 12001 Harbor Blvd. in Garden Grove. A private investor acquired the asset for $6.6 million. Outback Steakhouse occupies the 6,180-square-foot building, which was built in 2001, on a triple-net leased basis. The property is situated a mile from Disneyland and Disney California Adventure and minutes from the Anaheim Convention Center. Valore Ventures originally purchased the property as part of a four-building portfolio that included a Red Robin Gourmet Burger and Brews, Joe’s Crab Shack and Oggi’s Pizza & Brewery. This sale is the last of the four fee simple interests that Valore acquired in January for $13.1 million. Matthew Mousavi and Patrick Luther of SRS Real Estate Partners’ National Net Lease Group brokered the transaction.
