PALM DESERT, CALIF. — Progressive Real Estate Partners has negotiated the $1.8 million sale of a 5,000-square-foot freestanding retail building located in the Downtown Edge District of Palm Desert. The buyer, a family that owns and operates the neighboring Shiraz Rug Co., acquired the building to expand the store’s operations by an additional 5,000 square feet. DE PERE, WIS. — Associated Bank has provided a $12.8 million construction loan for a mixed-use redevelopment of 550 William Street in De Pere, just south of Green Bay. The project is on the site of a former Shopko store. Plans for the five-story development include 60 multifamily units and 7,900 square feet of commercial space on the first floor. The project is currently under construction, with completion slated for July 2026. The Shopko store closed six years ago. The project marks the first building of a multi-phase redevelopment plan, which includes a hotel, city-owned parking structure and another residential building. Tim Jorgensen of Associated Bank handled the loan arrangements and closing.
FORT WORTH, TEXAS — Hillwood and SGS Studios, a venture backed by screenwriter Taylor Sheridan, have launched a 450,000-square-foot film and TV production campus at AllianceTexas in North Fort Worth. Hillwood and SGS Studios are launching the campus in collaboration with Paramount Television, the network that airs Sheridan-created shows like Yellowstone and Landman. Filming at the purpose-built, two-building campus began in March 2025, led by Paramount and 101 Studios for the second season of Landman. The campus features fully HVAC-equipped and power-optimized facilities that combine sound stages, mill space, wardrobe and green screen capabilities.
CONVERSE, TEXAS — Locally based firm Boomslang Ventures has sold Autumn Heights, a 13,949-square-foot retail strip center located in Converse, roughly 14 miles northeast of San Antonio. Built in 2020, the center was fully leased at the time of sale to tenants such as Great Clips, Marco’s Pizza, Stella Nails & Spa and Verizon Wireless. Riley Sharman of Northmarq represented the buyer, a Brooklyn-based 1031 exchange investor, in the transaction.
HOCKLEY, TEXAS — PrimeSpot will open an 8,200-square-foot fueling station and convenience store in Hockley, located northwest of Houston. PrimeSpot purchased 2.1 acres within The Grand Prairie, a master-planned community that is being developed by EMBER Real Estate Investment & Development, at the corner of Warren Ranch and Baethe roads. Construction is scheduled to begin in October and will be carried out in two phases, the second of which will add more retail space. Completion is slated for fall 2026. The Grand Prairie will ultimately feature about 6,000 single-family homes on 1,730 acres.
SAN DIEGO — JLL Capital Markets has arranged the $34.9 million sale and financing of The Headquarters, an open-air shopping center in San Diego’s Marina District at the entrance to Seaport Village. A private real estate investment firm sold the property to a private real estate partnership. Located at 789 W. Harbor Drive, The Headquarters features 73,823 square feet of retail space. The former San Diego Police headquarters complex was completely repositioned in 2013 and features a mix of food and beverage, daily needs and apparel tenants. At the time of sale, the property was 83.3 percent leased. Current tenants include Eddie V’s, The Cheesecake Factory, Puerto, Galpão Gaucho Brazilian Steakhouse, Wedgewood Weddings and Starbucks Coffee. Gleb Lvovich, Geoff Tranchina and Daniel Tyner of JLL represented the seller in the transaction. Gregg Shapiro and John Marshall of JLL assisted with the deal.
DENVER — Platinum Commercial Real Estate (CRE) has arranged the sale of 2000 North Broadway, a freestanding retail building in Denver. Broadway Cali Partners LLC sold the property to 2000 N Broadway Denver LLC for $3.5 million. Paul Cattin of Platinum CRE represented the seller, while Kara Turner of Cushman & Wakefield represented the buyer in the deal.
WEST BLOOMFIELD, MICH. — The Back Nine Golf Simulator has signed a 2,127-square-foot retail lease at Crosswinds Mall in West Bloomfield. Michael Murphy of Gerdom Realty & Investment represented the tenant, which is opening its ninth location in Michigan. Marvin Petrous of Signature Associates represented the undisclosed landlord.
PHILADELPHIA — Marcus & Millichap has brokered the $27.1 million sale of a portfolio of four retail properties in metro Philadelphia that are leased to convenience store operator Wawa. The buildings were all constructed within the past three years and are located in Newtown, Pottstown, Warrington and Fairless Hills. Scott Woodard and Derrick Dougherty of Marcus & Millichap represented the buyer, a private investor based in Bucks County, in the 1031 exchange transaction. The sellers included regional developers, local private owners and East Coast-based owners and operators. All parties requested anonymity.

MORGAN HILL, CALIF. — Marcus & Mililchap has brokered the sale of a 7-Eleven net-leased retail property located at 18590 Skipper Lane in Morgan Hill. The asset traded for $8 million. Built in 2021, the 3,700-square-foot property sits on a 1.3-acre lot. Darpan Patel, James Defusto and Dan Yozwiak of Marcus & Millichap represented the seller in the deal.
