WEST ALLIS, WIS. — Colliers has arranged the $4.5 million sale of a six-tenant retail center in the Milwaukee suburb of West Allis. The 14,000-square-foot property is home to tenants such as AT&T, Tropical Smoothie Café and HuHot. The private seller purchased the asset about three years ago and needed to dissolve a partnership. Colliers represented the seller and procured the buyer, Curbline, a $500 million fund that made its first acquisition in Wisconsin.

WARWICK, R.I. — A joint venture between Dallas-based investment firm Encore Enterprises and Connecticut-based AmCap Management has acquired Cowesett Corners, a 152,595-square-foot shopping center in Warwick, located just south of Providence. Grocer Stop & Shop anchors the center, which is also home to tenants such as PetCo, Five Below, Sally Beauty, GameStop and Oak Street Health. The center’s food-and-beverage component encompasses Five Guys Burgers & Fries, Applebee’s, Moe’s Southwest Grill and New Asia House. The seller and sales price were not disclosed.
PENNSAUKEN, N.J. — Marcus & Millichap has brokered the $10 million sale of Saigon Plaza, an 44,490-square-foot retail center in Pennsauken, located just outside of Philadelphia in Southern New Jersey. The center was built on 4.4 acres in 2008 and is anchored by Sun Seng Supermarket. Mark Krantz and Derrick Dougherty of Marcus & Millichap represented the seller, which also operates the ethnic grocery store, in the transaction. The buyer was not disclosed.
Creation, Crescent Break Ground on Heritage Park Mixed-Use Development in Downtown Gilbert, Arizona

GILBERT, ARIZ. — A partnership between two developers, Creation and Crescent Communities, has broken ground on the first phase of Heritage Park, a mixed-use development that will occupy a full city block in downtown Gilbert. The project will function as the northern gateway of Heritage District, which at full build-out will revitalize 10 acres in the East Valley of the metropolitan Phoenix area. Phase I of Heritage Park will feature 47,000 square feet of shops and restaurants, the 288-unit NOVEL Heritage Park apartments, a public square with water features and more than 300 surface parking spaces. The Arizona Republic reported that the first phase represents a $200 million capital investment, with the entire mixed-use development carrying a price tag of $500 million. NEW CANEY, TEXAS — Havertys Furniture will open a 41,500-square-foot showroom at Valley Ranch, a master-planned development located northeast of Houston in New Caney. The space will feature an open layout and will be the third in the greater Houston area for the Atlanta-based retailer. The opening is slated for the fall. Signorelli Co. owns Valley Ranch.
WESTMINSTER, CALIF. — PSRS has arranged the $8 million refinance of a retail property in Westminster. The 58,834-square-foot asset is situated in the city’s Little Saigon district. Rob Joseph and Ari Zeen of PSRS secured the 25-year loan, which features a 25-year amortization and a 35 percent loan-to-value ratio, through one of PSRS’ correspondent life insurance companies.
PEBB Enterprises, Banyan Development Sell Shopping Center in Port St. Lucie, Florida for $32M

PORT ST. LUCIE, FLA. — A joint venture between PEBB Enterprises and Banyan Development has sold The Shoppes at the Heart of Tradition, a 71,000-square-foot shopping center located within the master-planned community of Tradition in Port St. Lucie, for $32 million. One Investment Group represented the buyer, an entity doing business as 4Y Plaza LLC, in the transaction. The center — which was completed in 2024 — is anchored by Aldi. Additional tenants include Papa John’s Pizza, Carmela Coffee, Kyle G’s Amore Italian Chophouse, Spanish restaurant Port Tradition, Tomalty Dental, Peach Cobbler Factory, Picasso Nails & Spa, Rita’s Italian Ice & Frozen Custard and Swift Mediterranean Grill. Tradition, which opened in 2003, spans approximately 8,300 acres and features a variety of residential, retail and commercial spaces. PEBB Enterprises and Banyan Development are also developing Shoppes at Southern Grove within Tradition, which will include a 14.2-acre retail development with additional outparcels available for ground lease.

In the world of mixed-use retail, featuring a blend of shops, restaurants and entertainment venues that is both unique in its totality and true to its surrounding market on individual levels is crucial to placemaking. As a concept, placemaking is somewhat difficult to define on paper but fairly easy to identify in the moment — the undeniable sense that the combination of what you are buying, eating, drinking and experiencing is simply not replicable anywhere else. PARAMUS, N.J. — A joint venture partnership between Heidenberg Properties Group, Red Starr Investments, Norse Realty Group and DAG Paramus has purchased Paramus Park South, a 181,150-square-foot shopping center in Northern New Jersey. Anchored by a 100,223-square-foot Stew Leonard’s Supermarket, the center was 67 percent leased at the time of sale. CBRE brokered the sale of the property, the seller of which was not disclosed. Ackman-Ziff Real Estate Group structured the joint venture and arranged acquisition financing for the deal.
CHICAGO — Marcus & Millichap has brokered the sale of 1160 S. Michigan Ave., a two-tenant, ground-floor retail property in Chicago. Located at the base of The Columbian, a 47-story residential tower, the fully leased property is home to Burger Bar Chicago and Elements Massage. The two tenants have been in place for over a decade and recently extended their leases. Mitchell Kiven and Nicholas Kanich of Marcus & Millichap represented the seller, a limited liability company. Kiven and Kanich procured the buyer, Zam Investment LLC, along with colleague Carson Dodge.
