The property features 360 upscale apartments with 12 different floor plans with monthly rental rates ranging from $1,530 to $4,890, according to Apartments.com. Amenities include a rooftop pool and lounge, fitness center, sky room, onsite coworking and conference rooms, resident courtyard and a game room with a golf simulator. Additionally, 2020 at Providence features approximately 23,000 square feet of retail space leased to tenants including Starbucks, Society Salon, Providence Wine Bar, Dolce Amore Italian Restaurant, Whitt’s Frozen Custard, Cajun Roux and Loona’s Breakfast & Lunch Café.

Progressive Real Estate Brokers $2.5M Sale of Restaurant Building in Montclair, California

MONTCLAIR, CALIF. — Progressive Real Estate Partners has arranged the sale of a fully built-out restaurant located at 9345 Monte Vista Ave. in Montclair. A San Gabriel, Calif.-based private investor sold the asset to a local private buyer for $2.5 million. The buyer owns and operates a chain of Southern California sit-down Mexican restaurants. Built in 1981, the 6,200-square-foot restaurant features a fully equipped kitchen and bar, plenty of parking and freeway monument signage. The buyer plans to renovate the property and open a sit-down restaurant. A timeline or specific plans for the concept have not been released. Red Lobster previously occupied the asset. Paul Galmarini of Progressive Real Estate Partners and Jereme Snyder of Colliers represented the seller, while Cristina Hsieh of Sperry Van Ness represented the buyer in the deal.
WEST PALM BEACH, FLA. — Three new tenants have signed leases at The Nora District, a mixed-use project currently underway in West Palm Beach. IGK Salon, Indaco and ZenHippo will occupy 2,347; 2,945; and 1,369 square feet at the property, respectively. The first phase of Nora District — which is being developed by a partnership between NDT Development, Place Projects and Wheelock Street Capital — is scheduled for completion early this year. Upon completion, Phase I will feature 150,000 square feet of retail, office and hospitality space. LOMBARD, ILL. — The Boulder Group has brokered the $4.8 million sale of a 10,682-square-foot restaurant property net leased to P.F. Chang’s in the Chicago suburb of Lombard. The building is located at 2361 Fountain Square Drive. Randy Blankstein and Jimmy Goodman of Boulder Group represented the seller, a Midwest-based real estate investor. The buyer was a real estate investment trust. P.F. Chang’s has operated at the location since 2000.
BOSSIER CITY, LA. — The Cordish Companies has set the opening date for its $270 million Live! Casino & Hotel Louisiana — Thursday, Feb. 13, pending approval from the Louisiana Gaming Control Board. The Baltimore-based company launched bookings at the Bossier City hotel last Friday, almost exactly a full year after breaking ground. Additionally, tickets are now on sale for a slate of shows/concerts at the development’s Event Center at Live! Situated along the Red River near Shreveport, La., the Live! Casino & Hotel Louisiana will feature more than 47,000 square feet of gaming space; a sportsbook for live betting on sporting events; an upscale 550-room hotel with a resort-style pool and fitness center; 25,000-square-foot events center; structured and surface parking; a 31-site RV park; and 30,000 square feet of dining and entertainment venues, including Cordish brands Sports & Social, PBR Cowboy Bar and Luk Fu, as well as Ridotto Grand Café and The Prime Rib steakhouse.
MANDEVILLE, LA. — PJ’s Coffee plans to open 12 new locations in the metropolitan Atlanta area over the next seven years. The Peach State currently has a PJ’s Coffee location in Greensboro and construction will soon begin for its next one in Rome. The Mandeville, La.-based coffeeshop chain has more than 185 locations operating systemwide and more than 100 in the development pipeline. “Our expansion into Atlanta represents a game-changing opportunity to share PJ’s unique flavors with a vibrant community that values Southern hospitality and exceptional coffee,” says Lory Schwartz, franchise development manager of PJ’s Coffee. “The city’s dynamic economy, strong coffee culture and affinity for innovation make it the perfect place for our next chapter of growth.”
NATICK, MASS. — Bosse, an entertainment concept that combines pickleball with food and drinks, has opened a 97,000-square-foot venue in Natick, a western suburb of Boston. The site is adjacent to Natick Mall and formerly housed a Neiman Marcus department store. Bosse features 21 courts and a dedicated fitness and wellness space, as well as lounge areas, a sports theater, dart lounges, a cold plunge pool, retail space and golf simulators. The Bulfinch Cos. owns the property.
RIDGELAND, MISS. — Topgolf will open its first venue in Mississippi, Topgolf Ridgeland, tomorrow in Ridgeland, which is approximately 11 miles north of downtown Jackson. Topgolf Ridgeland will feature 62 outdoor, climate-controlled hitting bays spanning two levels. Each bay has lounge-type furniture or high-top tables for large or small groups. In addition to signature gameplay, Topgolf Ridgeland will feature a brand new nine-hole mini-golf course and a full-service bar and restaurant. A Topgolf Callaway Brands Corp. brand, Dallas-based Topgolf operates more than 100 outdoor venues around the globe. The Ridgeland venue will mark Topgolf’s 108th location globally.
NASHVILLE, TENN. — Southwest Value Partners, AEG and Virentes Hospitality have announced that Shipley Do-Nuts and Sweet Paris Crêperie & Café will be opening new flagship locations at Nashville Yards in 2025. Nick Gross and Brian Ashby of CBRE represented Virentes Hospitality, which will operate both Shipley and Sweet Paris. Set to open in May, Shipley will be located within the mixed-use development’s creative office building fronting Church Street, which is anchored by CAA. The 11-story tower will feature three levels of retail, dining and entertainment leased to tenants including Iconix Fitness, EVO Entertainment, Fogo de Chão and Ocean Prime. In June, Sweet Paris will open along Signal Street on the first level of The Pinnacle, which is Nashville Yards’ indoor live music and events venue that will open in February with a Kacey Musgraves concert. Nashville Yards will be the first location in Tennessee for Sweet Paris and the brand’s 20th overall.
CARY, N.C. — Hines and Columbia Development Group, in partnership with Affinius Capital, are announcing a nearly 19,000-square-foot wave of retail leases at Fenton, including The Salty Donut, which plans to open its newest location in 2025. Located in the Raleigh suburb of Cary, the 92-acre mixed-use development is located along Cary Towne Boulevard near I-40 and the Research Triangle Park. Other retailers and restaurants that have opened recently at Fenton, or will in 2025, include Brewery Bhavana, Kendra Scott, Vega Vitality, Crawford Brothers Steakhouse and Doc B’s. Full construction of the property will feature 2.5 million square feet of residential, retail, office and entertainment spaces, as well as a seven-story hotel announced earlier this year. The Salty Donut was founded as a pop-up in Miami in 2015 and has since grown to multiple locations in Florida and Texas, as well as restaurants in Charlotte, Denver, Nashville and metropolitan Washington, D.C.
