ST. LOUIS — Tacos 4 Life is slated to open its new location at the Element Hotel at 3763 Forest Park Ave. in Midtown St. Louis on Tuesday, Feb. 11. St. Louis-based hotel development firm Midas Hospitality owns the property. The Midtown Tacos 4 Life marks the third franchise to open in the region, with other locations in Ballwin and O’Fallon, Mo. The retail space at Element Hotel is now fully leased. The 153-room extended-stay hotel opened in 2020. Midas Hospitality will own and operate the Tacos 4 Life Midtown franchise, which is located in a 4,200-square-foot space. Founded in Arkansas in 2014, Tacos 4 Life is a fast-casual taco restaurant with 29 locations. For every meal purchased, the restaurant donates a meal to a child in need through its Meal 4 Meal program.

BARTOW COUNTY, GA. — Hines and Aubrey Corp. plan to co-develop a new 10 million-square-foot mixed-use community in Bartow County, a northwest suburban node of Atlanta. The master-planned project, called Aubrey Village, will sit on 2,390 acres at the I-75 interchange with U.S. Route 411, which is located near multibillion-dollar plants underway for Hyundai-SK Battery and QCells. Once complete, the development will include new manufacturing, data center and logistics facilities, as well as a supermarket, shops, restaurants, hotels and a variety of residential properties that will accommodate 2,800 families. The industrial-zoned land spans 1,200 acres and will accommodate two industrial parks. Aubrey Village will also feature a network of trails, parks and walkways and a Bartow County public school. The project is projected to be completed over the next 10 to 12 years in several phases, with Hines expecting to break ground on the initial infrastructure later this year or in 2026. Jim Ramseur and Samantha Wheeler with Lee & Associates represented Aubrey Corp. in venture formation, and Ramseur Real Estate Advisors will act as the managing consultant for the co-developers’ commercial and residential parcels moving forward.
Jamestown Unloads Stake in Georgetown Renaissance Portfolio in DC to Acadia Realty Trust

WASHINGTON, D.C. AND ALEXANDRIA, VA. — Atlanta-based Jamestown has sold its stake in The Georgetown Renaissance Portfolio, a collection of 22 boutique retail and residential buildings in Washington, D.C.’s Georgetown neighborhood and a lone property in nearby Alexandria, Va. New York-based Acadia Realty Trust, already a minor owner of the portfolio, purchased Jamestown’s stake for an undisclosed price. Eastdil Secured represented Jamestown in the transaction. Jamestown originally acquired its interest in The Georgetown Renaissance Portfolio in 2011. The firm had previously sold off a portion of its interest to EastBanc, which used acquisition funds from Acadia Realty Trust, back in 2016. The portfolio is now home to several retail and design brands such as B&B Italia, Poliform, Molteni, Lululemon, Patagonia and Design Within Reach.

The campus also includes the 8th & Plate food hall that will be occupied by Bentonville Bicycle Co., Flyway Brewing, Gearhead Outfitters, The Gents Place, Hatch Early Mood Food, Jamba Juice, Riserva Bar + Tapas, Swig, Walmart Pharmacy, Wright’s BBQ and Yokozuna Sushi. The campus also offers Little Squiggles onsite childcare and Onyx Coffee Lab, as well as seven miles of walking and biking paths, more than 1,000 bike parking spots, rentable bikes, 300 electric vehicle charging stations and Walton Family Whole Health & Fitness.
ATLANTA — Five new retailers and restaurants have joined the tenant roster at Atlantic Station, a 138-acre mixed-use development in Midtown Atlanta. Houston-based Hines, which has owned the retail portion of the property since 2015, recently signed donut and desserts eatery Yonutz; cookie concept Munster Cravings; candle-making experiential retailer Candleporium Fragrance House; and car wash and detailing shop Dirty Horse Paint Protection and Auto Detailing to the lineup. Additionally, Lucky Strike Entertainment has backfilled and rebranded Atlantic Station’s Bowlero bowling alley. Opened in 2005, Atlantic Station features 523,511 square feet of retail, entertainment and restaurant space; 2 million square feet of Class A office space, including offices for Microsoft; two full-service hotels; multiple apartments, lofts and luxury condo residences; and freestanding IKEA, Target and Dillard’s stores.
ROLESVILLE, N.C. — Crosland Southeast and Core Sound Development has signed 11 new tenants to Wallbrook, an 80-acre mixed-use development located in Rolesville, roughly 17 miles northwest of Raleigh. Publix will anchor the property, which is scheduled to open its initial phase in mid-2025. The developers have preleased 21,000 square feet to tenants including restaurants, a dental practice, hair salon, massage parlor and Pilates gym. Additionally, Fifth Third Bank has signed a ground lease at an outparcel. Approximately 9,000 square feet of space is still available for lease at the property. Crosland is planning for a second phase with preleasing beginning this spring. Charlie Coyne and Matt Larson of CBRE are leading leasing efforts at Wallbrook, which will have 265,000 square feet of commercial space when fully built-out.
ENGLEWOOD, COLO. — A joint venture between DPC Cos. and Ogilvie Partners has acquired Englewood CityCenter for an undisclosed price. Brad Lyons of CBRE handled the transaction. Englewood CityCenter offers 220,000 square feet of office, retail and multifamily space. The joint venture is working with the City of Englewood on a master redevelopment plan to transform Englewood CityCenter into a community center with multifamily housing, open space for community gathering and a walkable live/work/shop area with retail, services, restaurants and a hotel within the 12-acre site. At the time of sale, the property was 40 percent leased. Current tenants include Harbor Freight, Ross Dress for Less, Petco, Tokyo Joe’s, Jersey Mike’s Subs and Einstein Bros.
SURPRISE, ARIZ. — SimonCRE has closed on the purchase of the first phase of Asante Trails, a 12.4-acre retail project in Surprise, approximately 35 miles outside Phoenix. SimonCRE has announced a $50 million investment for the acquisition of Asante Trails. According to the Phoenix Business Journal, the seller was a partnership between SimonCRE and Jim Stockwell J. of Clyde Capital LLC, which acquired the land in 2023. The project will be part of a larger 90-acre mixed-use project that will anchor the Asante master-planned community. Phase I of Asante Trails will feature retail tenants including Farmer Boys, Jimmy John’s, Baskin-Robbins, Circle K and Clean Freak Car Wash. Roughly 19,000 square feet is available for lease.
Boulder Group Brokers $4.2M Sale of Restaurant Property Leased to Uncle Julio’s in Lombard, Illinois
LOMBARD, ILL. — The Boulder Group has brokered the $4.2 million sale of a 10,682-square-foot restaurant property occupied by Uncle Julio’s in the Chicago suburb of Lombard. The single-tenant building is located at 2360 Fountain Square Drive. Randy Blankstein and Jimmy Goodman of Boulder represented the seller, a Midwest-based developer. The buyer was a private investor from Illinois. Headquartered in Irving, Texas, Uncle Julio’s is a chain of Mexican restaurants.
