DALLAS — The Cheesecake Factory will open a 9,700-square-foot restaurant at The Shops at Highland Village in Dallas. The opening is slated for the fourth quarter. Vince O’Toole of JLL represented the landlord, Poag Development Group, in the lease negotiations. Marc Guth of Blateiss & Schnur represented The Cheesecake Factory. Three new tenants — children’s playland Cheeky Monkeys, Lovesac and Sleep Number — have also either opened recently at The Shops at Highland Village or will do so in the fall.

WATERTOWN, MASS. — Seven new tenants have committed to spaces at Arsenal Yards, a mixed-use development in Watertown, located roughly 10 miles outside Boston. Tea One Tea House, Skin Laundry, Restore Hyper Wellness and GNC have recently opened stores, and Blackbird Doughnuts is scheduled to open this fall. Chip City and Medium Rare have also signed leases at the development, with Chip City scheduled to open later this year. A partnership between Wilder Cos. and Boylston Properties owns Arsenal Yards.
CARLSBAD, CALIF. — CBRE has brokered the $23.5 million sale of three restaurant properties in Carlsbad. Reg Kobzi, Michael Peterson, Joel Wilson, Philip Voorhees, Megan Lanni and Eric Shain of CBRE represented the seller, CPT/SC Title Holding Corp., in the disposition of the properties to separate buyers. Creekside Shops LLC purchased a 10,262-square-foot building leased to King’s Fish House at 5625 Paseo Del Norte for $10.3 million. An undisclosed buyer purchased a 7,166-square-foot P.F Chang’s located at 5621 Paseo Del Norte for $5.7 million. K Ishii Manhattan Ave LLC acquired a 10,470-square-foot B’s Restaurant property located at 5613 Paseo Del Norte for $7.5 million. Shaun Riley with Faris Lee Investments represented the buyer in the transaction.
HOUSTON — Six tenants have signed leases at West on West, a 90,000-square-foot mixed-use development that is under construction in Houston. Tsujita Artisan Noodle will open a 2,814-square-foot restaurant at the property, and Paris Baguette has committed to 3,150 square feet. Korean dessert concept SomiSomi and boba chain The Alley have also leased 1,637 and 2,436 square feet, respectively. Additionally, Lady M will open a 2,793-square-foot bakery next spring, and Kaiten-sushi Ginza Onodera will debut a 3,976-square-foot restauraunt at the development in spring 2025. Heather Nguyen internally represented the landlord, NewQuest Properties, in the lease negotiations. Cobo Fajardo of NewQuest also represented the landlord in the leasing negotiations with Lady M. Rebecca Le of NewQuest represented The Alley, and Joe AmecAngelo of CBRE represented Paris Baguette.
North American Properties, Politan Group to Open New Food Hall at Forum Peachtree Corners in Metro Atlanta

PEACHTREE CORNERS, GA. — Cincinnati-based mixed-use developer and operator North American Properties (NAP) has partnered with New Orleans-based Politan Group for a new food hall at The Forum Peachtree Corners, a mixed-use redevelopment in metro Atlanta. Set to open in summer 2024, the new Politan Row at The Forum is the second food hall between NAP and Politan Group as the duo opened Politan Row at Colony Square in Midtown Atlanta two years ago. The nearly 10,000-square-foot food hall will feature space for seven independent food-and-beverage concepts, a central Bar Politan, private event venue and an outdoor patio fronting the greenspace. Politan Group is also activating the adjacent jewel box with a standalone restaurant and wine bar. Bell-Butler is designing the food hall. Other uses coming to The Forum Peachtree Corners include a 125-room hotel, 381 apartments and a structured parking deck.
SAN DIEGO — High Bluff Capital Partners, a San Diego-based investor, will assume ownership of a portfolio comprising 81 Hardee’s locations following an auction. Located in Montana, Wyoming, Alabama, Florida, Georgia, Kansas, Missouri and South Carolina, the restaurants were previously owned by franchisee Summit Restaurant Group, which filed for Chapter 11 bankruptcy in May of this year. The transaction is expected to close in August. Dave Dixon will oversee operation of the restaurants.
Marcus & Millichap Brokers $3.3M Sale of New Restaurant in LaGrange, Georgia Leased to Chick-fil-A

LAGRANGE, GA. — Don McMinn of Marcus & Millichap’s Taylor McMinn Retail Group has brokered the $3.3 million sale of a newly constructed restaurant in LaGrange that is ground-leased to Chick-fil-A for 15 years. Located at 2110 Vernon St. on a 1.5-acre lot, the nearly 5,000-square-foot building is a relocation of a former Chick-fil-A and serves as an outparcel to a new Publix-anchored shopping center that Taylor McMinn Retail Group will be marketing. An unnamed, out-of-state private investor purchased the restaurant at list price within 30 days of listing with all-cash, according to McMinn, who represented the undisclosed seller in the transaction. “Pricing for quality net-lease retail continues to receive strong demand and command attractive pricing in spite of the rising interest rate environment,” says McMinn.
GOODYEAR, ARIZ. — Eight tenants are joining Canyon Trails Towne Center, a 90-acre, mixed-use development in Goodyear, roughly 19 miles west of Phoenix, bringing the property to full occupancy. Chipotle Mexican Grill recently opened a restaurant at the center, and Michael’s and Five Below will occupy 18,300 and 10,434 square feet, respectively. Target and Ross Dress for Less have also signed leases at the property, and Starbucks Coffee, Freddy’s Steakburgers and Denny’s are currently underway on the construction of spaces scheduled to open this fall. The landlords, principals of Santa Cruz Seaside Co., are additionally negotiating leases with two retail big box stores to occupy 30,000 square feet of new, ground-up construction. Vestar manages the property.
CHICAGO — Cicero Construction Group is completing a 4,000-square-foot renovation at Chicago’s historic Windermere House. The space will serve as the future home of Dawn, a southern brunch restaurant slated to open in September. The renovation will completely transform the space, which was formerly home to Piccolo Mondo restaurant. Plans call for a new commercial-grade kitchen with a revamped layout. The dining room will undergo a gut renovation to accommodate seating for 61 guests, and the bar area will be expanded. Cicero will also demolish the former interior; install new drywall, finishes, masonry and woodwork; upgrade the mechanical, electrical and plumbing systems; and replace the flooring and lighting. The restaurateur behind Dawn is Racquel Fields, who runs the Caribbean-inspired 14 Parish a few blocks away.
Dorsey Development Adds Four Tenants to Tarpon Heights Shopping Center in Cut Off, Louisiana

CUT OFF, LA. — Dorsey Development Cos. has signed four new tenants to join the roster at Tarpon Heights Shopping Center, a 57,698-square-foot retail property in Cut Off. The center took a direct hit from Hurricane Ida in 2021, after which Dorsey has replaced the roof, rebuilt the façade and cleaned up debris at the site. Joining Tarpon Heights are Dollar General, which will return to its previous 11,398-square-foot space, as well as Bayou Ju Jitsu, El Viejon and Lafourche Parish Library. Bayou Ju Jitsu is a local martial arts studio, and El Viejon is a Mexican restaurant that is replacing the former El Paso restaurant.
